Title: Blockchain im Immobilienmanagement:
Hausverwaltung mit Blockchain neu organisiert
The speakers provided the slides to the public and are shared in this LinkedIn Group: https://www.linkedin.com/groups/12087113
About Blockchain-REAL: Blockchain means revolution: What does blockchain technology - the operating system behind Bitcoin & Co, so to speak - for businesses and the real estate industry? The speculation hype around the cryptocurrencies obscures the view of a truly groundbreaking technology that is slowly but surely turning some things upside down. See what Blockchain can do on a day and decide for yourself how to use this technology.

Definition „Blockchain“
„Blockchain will enable every property, everywhere, to have a
corresponding digital address that contains occupancy,
finance, legal, building performance, and physical attributes
that conveys perpetually and maintains all historical
transactions. Additionally, the data will be immediately
available online and correlatable across all properties. The
speed to transact will be shortened from
days/weeks/months to minutes or seconds.“
(Jason Ray, Nov 2, 2015)

Marktüberblick
The initial target is to acquire 17% pioneers of the privately held small
portfolios (1 to 10 properties). In total approx. 26 million apartment
buildings. The whole market represents a $100 billion opportunity every
year, since small portfolios make up to 70% of the world’s over 150 million
residential buildings.

Model of a Real Estate-ID/DNA
Digital Real Estate Fingerprint
21. Folie 21, 9. März 2018
Vision
Lancierung einer Property DNA
- Imagine a time when managing your property is
easier and more profitable than ever. When you are in
full control of all its data and can even earn
additional money from it.
- A time when you can sell your entire property, or just
a part of it, as easily as shares.
- When people who have been effectively excluded from
owning real estate can become owners or investors
themselves.
22. Folie 22, 9. März 2018
Mission und Herausforderung
- Our mission is to enable every property owner to truly own all
property related data, generate 10% more total return until 2021
at affordable cost and to lay the foundation for the real estate
industry of the future.
- $ 100 billion are wasted in the real estate industry per year due
to inefficiencies throughout the property lifecycle.
- The root cause is that property-related information is kept in many
data silos to which the property owner has limited access and
data ownership is not clarified.
- Therefore, he is forced to rely on expensive third party service
providers.
23. Folie 23, 9. März 2018
Funktionsweise
- ELEA is a decentralized application which runs on the owner’s
local computer. It automatically creates a DNA for every property
that is added.
- The DNA evolves with every piece of information added, just like
the medical record grows with the patient's interaction history. All
information is secured on the Bitcoin blockchain to ensure data and
transaction immutability.
- The property owner can grant permission to update to the DNA
via a peer-to-peer system to trusted third party service providers.
The DNA data does not leave the owner’s computer.
- He now has full control and access to all data as well as
transparent and actionable information about his property’s
performance in real time.

Zielsetzungen
Property owners pay CHF 80 per month for
premium features to increase total return by 10%.

FINMA-Regulierung
werten.

Mission
Recht an Immobilien
- Primalbase is transforming traditional office rental and
creating a next-generation community-based
ecosystem where participants can share, sell or rent
out high-quality office spaces using Ethereum and
Waves-based digital tokens.
- The efficiency and profitability of the Primalbase
business model lies in the approach to divide the
infrastructure of traditional office rentals. Shared
workspaces are reserved only for the Primalbase
community members, while rentable offices are
available to anyone else

Test für erfolgreiche Ideen ?
- Was the ICO (TGE) successful?
- Is the business model innovative and cutting edge?
- Is the business model related to current challenges in the
real estate industry?
- Is the ICO (TGE) compliant with securities laws?
- Will their tokenization and conveyance be compliant with
real estate laws?
- Do the founders have experience operating and investing
in real estate?
- Do they have existing software, or some sort of proof they
can execute their white paper?
- Do they have the technical competence to implement the
technology?
- What are competing systems and companies?
- How do we rate the success in the future?

Anwendungen in der Immobilienwirtschaft
Blockchain-Technologie zukünftig als ideale
Basisanwendung für die Immobilienwirtschaft
- Vertrauen/historische Daten verfügbar
- Schnelligkeit, Transaktion in Minuten
- Sicherheit/Dezentralität
- Convenience
- Kostengünstig (?)
Zukünftige Herausforderungen
- Rechtliche Rahmenbedingungen/Regulatorien
- Haftung bei Unternehmen
- Interessenkonflikte bei disruptiven Technologien
- Kosten für Infrastrukturen
- Und: Nicht für alle Anwendungen geeignet!
