As your Listing Agent my primary job is to market your home to get you the best price, and provide a
complete analysis of the similar homes to help you decide on a price to list your home at. The first
thing I do is perform a walkthrough of your home to get an understanding of its characteristics and
best features that it offers. I will also make recommendations that will help make your property more
attractive to Buyers.
After performing the walkthrough, getting to know you better and understanding your requirements I
will go back to my office and perform an in-depth data analysis of similar homes. This helps me put
together a pricing strategy to help you determine the price to list your home. I start by finding homes
on the Multiple Listing Service (MLS) similar to your home that have recently sold. I do this at 4 levels:
the neighborhood or Subdivision, the Division, MLS region and Colorado Springs Level.
Once we review my analysis of similar properties and you decided on a price to list your home, I input
a listing into the MLS. It includes the characteristics, inclusions, exclusions, and best features your
home has to offer a potential buyer. This also includes 25+ pictures. I then activate your listing on the
MLS on a date that works best for you and your family, and syndicate to 100’s of websites so that
your home gets exposure locally and nationally.
Getting Internet exposure is very, very important! 94% of the millennials and 84% of the baby
boomers in a recent NAR survey said they used online websites in their home search. Therefore, I
shoot a video of your home and post it on YouTube. Once uploaded to YouTube I promote your home
on the Internet using Google AdWords. I also promote your home video on Facebook, LinkedIn,
Google+, and a personalized property website that I create and post on the Internet.
I’ll install a For Sale sign on your property, and place signs throughout your neighborhood to raise the
awareness that there is a property for sale in the area. This is to also attract neighbors and people
that are driving by that might be interested in buying your home or spreading the word that there is a
home for sale in the neighborhood. I will provide an electronic lockbox to enable access to your
home. Every individual that receives authorization to enter the property will be tracked as to when
they entered and existed the property.
I prepare advertising for the inside of your home which includes flyers and a property book that details
neighborhood specifics (schools, parks, covenants, utility costs, and other information) a buyer may
be interested in. I’ll capture feedback from the showing and discuss it with you to determine if
anything needs to be addressed in the home or in the Listing.
Finally, I’ll guide you through the entire real estate process from start to finish, promoting your best
interests, consult you to any benefits or risks of a transaction that I may know of, and manage all
contracts and negotiations on your behalf.
