Over the past few months, we’ve all been talking about eEdge and hope you are eager to learn more about how this revolutionary solution will change our lives and businesses. Today, we’re excited to share a sneak peak of what will be launching this year at Family Reunion! Let’s dive in.
eEdge, which you may have heard all the buzz about, is the real estate industry’s first and only COMPLETE lead-to-close agent business solution. It includes lead management & routing capabilities, full contact management, a rock star marketing library and a true paperless (not to be confused with less paper) transaction system-all in one integrated efficiency increasing package.
Let’s do a quick review of where we are today and how eEdge compares to our current systems. When we take a look at our lives today, we most likely find that we are managing way too many separate systems. We’ve got contact management systems, lead systems, lead provider systems, marketing systems, our MLS…and the list goes on. And of course, every system has its own unique database, it’s own login and password and is frequently completely disconnected from each other. eEdge will change this game forever. You will now be the proud recipient of ONE login to ONE system to manage your entire business – from the time you receive a lead through the closing. With the assistance of eEdge at your fingertips, you will be able to reduce the time and hassle of managing all these technologies, and get back to the business of selling real estate.
So just how much are these inefficiencies costing YOU? In addition to being chained to our computers unnecessarily, we also know that as an industry, we have a bad reputation when it comes to lead capture. On average, 67% of all industry online leads go unanswered. That’s usually not because we don’t want to follow up, it’s because we don’t know they’re there. For Keller Williams associates – this should never happen again. eEdge will capture those online leads and deliver them straight to you through 3 different mediums, ensuring you never miss a lead.
So, just what did prompt Keller Williams to create this solution? Well, in 2010, our leadership sat down and masterminded with our talented Agent Technology Council. And they heard several pain points… We need our systems to flow together. There are no comprehensive solutions out there. All of the solutions are different and overwhelming. We are all using different tools. They challenged us to solve the problem. They asked, we delivered with the gracious support of our Agent Leadership Council members.
And eEdge was born… a single, integrated system that does business the way you do business. The triangle represents your real estate business. At the core of our business is myContacts which is fed by myLeads which are then cultivated by myMarketing and closed through myTransactions, allowing us to leverage our time and focus on what matters most. From the Millionaire Real Estate Agent book, we know that our business is our database. So everything you do, is centered around myContacts.
The new control panel for eEdge will be built directly into the mykw homepage. You’ll have a simple button controls linking to the components of eEdge action alerts prominently displayed. So, for example, the myLeads icon will notify you of any new leads captured, the myMarketing icon will prompt you to prepare marketing materials for new listings and the myTransactions icon will display any actions required during the contract process. From your control panel, you always have direct access straight into your contacts and email.
Let’s dig deeper into the lifecycle of a lead. Sally Seller inquires on her home’s value on your website. At this point, she has raised her hand.
After she inquires, her contact information is added to the myLeads dashboard as a new lead.
At the same moment the lead shows on the myLeads dashboard, you are immediately notified three different ways: 1) via email 2) via text message (provided you have a text message plan enabled on your cell phone and 3) gets displayed on the mykw control panel. We figure the 3 rd times a charm. No more leads lost at KW.
While you are receiving these lead notifications, the system is simultaneously sending Sally Seller an introductory email customized from you. Of course, Sally is extremely impressed by your super speedy response time!
In your lead notification, you simply click the myLeads link to access all available contact information for Sally to facilitate your follow-up.
You review the lead notification alert and choose to contact Sally Seller using one of the pre-defined eEdge templates. Since Sally is a seller, you may send her one of the seller reports. Had Sally been a buyer lead, you would also have captured the price range she was looking at, which properties she viewed, and which she saved. You would be able to choose to send her listing alerts and easily pull recommended listings straight from the tool and send direct to her.
All the communication is saved in Sally’s unique record in myContacts, so you may pull up any history of correspondence at a later time.
To help you convert Sally from simply a lead to a listing client, you are able to quickly drop Sally Seller into our beautiful newly designed and automated, 8 x 8 program, so she receives regular touches over the following eight weeks. Once again, right in alignment with the Millionaire Real Estate Agent book.
As you would expect, Sally is so impressed by your professionalism and regular follow-up, she wants you to come over for a listing presentation. You got that appointment!
In preparation for the appointment, you print and hand-deliver a pre-listing presentation direct from myMarketing. To personalize such materials, all of Sally’s information has been pre-populated from her contact record in myContacts. You then print an eye-catching listing presentation utilizing myMarketing.
Once you’ve secured the listing appointment, you kick off the listing loop through myTransactions.
You proactively prepare the listing agreement online web form within the myTransactions tool grabbing Sally Seller’s contact information from myContacts.
Sally is wowed by your professionally designed listing presentation and your obvious savvy skills as a real estate agent. She then decides to get started and sign the listing agreement. You immediately pull out your iPad right then and there and have her electronically sign. The contract is stored within myTransactions and accessible anytime for up to 7 years.
By signing the listing agreement, Sally is immediately added to the loop in myTransactions. Now she will have 24/7 access to all the documents she needs to see during the listing transactional process.
Now that Sally’s house is listed, you now create your listing specific classy marketing package using eEdge’s myMarketing. The system provides a wide variety of top-notch, professionally designed marketing tools including flyers, postcards and more.
And … Bonus! Because of how well you’ve marketed Sally’s property, a buyer, captured through one of the many sources KWLS syndicates, registers for your help in finding a home—and is added straight into myLeads starting a new lead to close process.
Now that Sally’s property is listed, she can go directly to your website to see her personalized market report for her property, how it’s doing and what the activity levels are. She has round-the-clock access showing Sally just how great a job you are doing marketing her home.
And because you’ve doing such a phenomenal job of marketing Sally’s home, a buyer wants to make an offer!
You can easily invite the Buyer’s Agent (co-op agent) into the listing loop of myTransactions, so he can access the online local forms and contracts as part of the electronic or more traditional, if desired, transactional process as well. He will only have privy to the forms applicable to him and his client.
The Buyer’s Agent may then choose to invite his client, Beth Buyer, into the loop.
Beth Buyer has the ability to create the offer through the online contracts, disclosures and local forms signing electronically. And by the way, if any of the parties in the transaction do not want to sign electronically or utilize online forms, they can always take the more traditional route and print the documents, collect hard copies of the signatures and then scan them into the myTransactions system for storage and reference.
Sally, not quite satisfied with the initial offer, counters through you as the agent and changes are made to the forms online and back to Buyer’s Agent for Beth Buyer to consider.
Beth Buyer accepts the new terms and signs electronically.
All the way from the listing to closing the sale, not a single piece of paper has been created and all is fully stored in the listing loop in myTransactions. Your negotiation process has been quick, easy and highly efficient. And you have a clean, easy to reference revision history-great for compliance safety and potentially lower E&O costs.
You facilitate signatures on any remaining forms pertinent to the contract.
And, you close the loop with the incorporated Greensheet and submit it electronically to your Compliance Coordinator for review.
The property closes and the completed contract to purchase is stored in the listing loop for seven years. You may then direct any of the parties to the transaction to your website through a client portal at any time throughout the 7 years to reference any transaction documents.
Now that Sally is a past client, you can start her on a 33 Touch campaign offered through myMarketing which will allow you to keep in touch with her on an ongoing basis. Sounds a whole lot like the MREA book again…
Further, you can leverage Just Sold postcards available through myMarketing using Sally’s now sold property to generate even more leads.
So, think about all the time and money that the eEdge solution can save you. We do recommend you keep your existing systems in place for at least 30 days following allowing you ample time to familiarize yourself with the complete system. At go-live, you will have access to your control panel and immediate access to lead notification for all eAgentC and eEdge sources when new leads come in. This includes all of the sites the KWLS syndicates. All leads will be automatically followed-up on. You will able to import your contacts and group them according to specific campaigns. You will have access to schedule and deliver the beautifully designed new resources in myMarketing, including a 12-Direct campaign, 8 x 8 for Buyers, 8 x 8 for Sellers and 33-Touch. And if you are located in Canada, you will have access to Canadian versions of all these campaigns. Further, you will have access to the customizable Pre-Listing Presentation, Listing Presentation and Buyer Consultation. And continued access to the complete myKW marketing library. myTransactions will roll out regionally. We will be training in every market center across the country to ensure an easy and seamless integration and adoption of the myTransactions system. In April, we will roll out phase 2 of the system. Leadership will be provided with a market center lead generation site, full lead routing and recruiting marketing library. Our agents who have 3 rd party websites will be able to automatically capture those leads and have them delivered into the eEdge system. An “easy button” will be developed to conduct a bulk import of your contacts from other CRM providers into the eEdge system. And you will have access to additional myMarketing resources, including automated and custom Seller’s reports and lead generation campaigns for KW Luxury Homes and KW Commercial members. June will mark the final, Phase 3, rollout. Although KWRI has a lot of ideas on what phase 3 could include, they will really be looking to us to help them determine what works, what needs to be changed, etc. They’ll be using our feedback to fine-tune the system.
myTransactions has already gone live in the Carolinas to rave reviews. Our region will roll out myTransactions on ______. We’re deploying a phased rollout in order to ensure that we can understand the local workflow and properly train every market center in person on the system to allow for seamless adaptation into our businesses.
