1. 1.3 ARCHITECTURAL CONSIDERATION
Engineering drawings depict the mind behind the architect. They have some
common features which convey the following critical information.
Geometry of the item
Physical dimensions
Material specifications
Finish and quality standards
Carpet Area -refers to the total usable area within the four walls of a space
• It is that area where actually a carpet can be laid. It does not include the
pillars or any other side walls. It is the area which we use on a daily basis.
Plinth area –refers to the entire carpet area along with the thickness of the
external walls of the space.

2. Built-up area - area covered by plinth area, outer wall to outer wall in
addition to the area covered by the balconies and projections on the
windows (rainwater shelters).
• Built up area = Carpet area + Area of wall thickness + Area covered by
balconies.
Super built-up area - Total built-up area plus proportionate area of
common area wherever the construction has been done.
• Plinth area along with the share of all common areas proportionately
divided amongst all the unit owners makes up the super built-up area.
Floor area ratio FAR/ Floor space ratio (FSR) Floor space index (FSI). -
Ratio of building’s total floor area (Gross floor area) to the area /size of
the piece of land upon which the building is constructed.
FAR/FSI = Sum of area covered by all floors of the building/ Area of the plot
on which the building is built.

3. Blueprint
• A series of drawings showing the layout of the parts of the building: the rooms, their sizes and shapes, doors
and windows, and details that would otherwise take thousands of words to communicate to a reader.
• Lines, numbers, symbols, and a few words are all that it takes to make a blueprint.
Purpose of Blueprints
• basic talking point‘ between the owner and the architect.
• It conveys detailed information to the people in the trade
• Helps to install plumbing fittings and fixtures electrical fittings and wiring, audio-video Systems, gas-pipe
pipelines.
• Helps check the level of performance of the work done.
• To determine the quantity of materials required for refurbishing and redecorating - amount or sizes of floor
coverings, wall coverings, paint, plaster, wallboard and drapery
• To determine manpower requirements in housekeeping and maintenance.
• A blueprint may also be used as a basic tool in energy management. An energy saving renovation plan can be
developed by reviewing blueprints.
