L’obiettivo principale che lo studio di Siviglia
MGM – Morales+Giles+Mariscal – ha volu-
to perseguire progettando le 39 viviendas di
Ceuta, è stato quello di rappresentare, attra-
verso l’architettura, la realtà eterogenea della
città spagnola in terra d’Africa. Una rappre-
sentazione solo apparentemente compositiva
che sotto i muscoli tesi nasconde una forte
carica concettuale e figurativa, astratta, ico-
nica capace di evocare interessanti, nuove
corrispondenze. L’edificio diventa lo spec-
chio di una quotidianità urbana dove lo spazio
commerciale tende a soffocare e reprimere lo 1
spazio residenziale. Emergono allora nuove
relazioni, stimolanti e caotiche, con i luoghi
della privacy per eccellenza (la casa) che si
fondono con quelli dello scambio, del negozio
al dettaglio. Le singole abitazioni non sono ri- 2
maste estranee a queste logiche di pensiero:
la classica gerarchia distributiva degli spazi
interni è stata smontata a vantaggio di un mo-
do più libero e disinvolto di organizzare gli

Organizzato su 11 livelli, due di garage e 9 di
residenze, l’edificio domina quelli circostanti
e fa sentire il peso della sua presenza anche
alla scala del territorio. Grazie alla loro mole C B
e alla pelle multicolore le viviendas “pret a
porter” non passano inosservate. Ben visibili
dal mare, anche per la posizione che domina
il panorama, le nuove residenze catturano lo
sguardo da lontano e si impongono per la loro

Viviendas “prêt-à-porter”
The primary objective that MGM Seville studio
– Morales+Giles+Mariscal – wanted to pursue
in designing the 39 viviendas in Ceuta, was to
represent, through architecture, the heteroge-
neous reality of this Spanish city in African terri- 2
tory. A representation, only apparently composi-

tional that beneath tense muscles hides a strong
conceptual and figurative weight, abstract and C B
iconic, able to evoke interesting and new corre-
spondences. The building becomes a mirror of
everyday urban space where commercial space
tends to stifle and suppress the residential area.

Then new stimulating and chaotic relationships
emerge, with private places par excellence (the
house) blending with those of trade, the retail
stores. Individual homes are not alien to these
logical thoughts: the classical hierarchy of dis-
tribution of interior spaces has been dismantled
in favor of a more free and relaxed housing ar-
rangement.
Organized on 11 levels, two of garages and 9
of residences, the building dominates the sur-
rounding ones and makes one feel the weight
of its presence also at the territorial scale. Due 2 2
to their volume and multicolored skin, the vivi-
endas “pret a porter” cannot be passed unno-
ticed. Clearly visible from the sea, even for the
position that dominates the landscape, the new
residences capture the view from afar and im-
pose themselves through their changing image.

during the hours of the day, complying with the
rhythms of the people who live there and use
the living spaces in completely different and
personal ways. “Colors, like facial features, fol-
low the changes of emotions,” said Picasso: the
project in Ceuta seems to express this concept
very well; the synthesis strongly found through-

the many possibilities of opening or closing of-
fered by the exterior skin indicates and specifies
the rhythm of life that pulsates within the inte-
rior domestic spaces. 14

9. Progetti Edificio Residenziale e Commerciale La tecnologia impiegata per realizzare questa
corazza esterna è quella della facciata ventila-
ta: il rivestimento è stato realizzato utilizzan-
do dei pannelli omogenei composti da resine
termoindurenti rafforzate in modo uniforme
con fibre di legno pressate in EBC. I pannelli
hanno uno spessore di 2cm, una larghezza di
50cm ed un’altezza di 3m, pari a quella di in-
terpiano comprensiva di solaio. La possibilità
di poterli ruotare singolarmente all’estremità
dei due spigoli, consente all’edificio di cam-
biare continuamente configurazione: la sua
immagine risulta pertanto essere dinamica e
mai uguale a se stessa.
L’edificio si modifica durante le ore della gior-
nata assecondando i ritmi delle persone che vi
abitano e che vivono gli spazi interni in modo
assolutamente diverso e personale in funzio-
ne delle proprie esigenze.
“I colori, come i lineamenti, seguono i cam-
biamenti delle emozioni”, diceva Picasso: il
progetto in Ceuta sembra esprimere molto
bene questo concetto; la sintesi fortemente
cercata attraverso il progetto, tra l’abitazione
e la città, è l’edificio stesso. La casualità dei
colori e le molteplici possibilità di apertura o
chiusura offerte dalla pelle esterna, indicano
e precisano il tempo della vita che pulsa all’in-
terno gli spazi domestici.
