Consumer	confidence	rebounds	as	gov’t	
reopens	and	markets	recover
• The	Conference	Board’s	measure	of	Consumer	
Confidence	rose	in	February	+9.7	points	to	
131.4	breaking	a	three	month	downtrend.	The	
Present	Situations	Index	rose	to	173.5	from	
170.2,	while	the	Expectations	index	surged	to	
103.4	from	89.4	in	the	prior	month.
• A	healthy	consumer	sector	portends	to	
expanded	demand	for	apartments	and	even	
retail	real	estate.	As	willingness	to	consume	is	a	
function	of	income	and	feelings	of	safety	of	
such	income.

China	seeing	trade	slowdown	as	exports	fall	
20.7%	year	over	year
• China’s	exports	fell	20.7%	year-over-year	
this	February.	This	is	sparking	fears	of	a	
“trade	recession”	due	to	global	uncertainty	
and	trade	war/tariff	fears.
• On	balance,	US	commercial	real	estate	
should	perform	well	as	a	hedge	to	
uncertainty	in	the	global	markets.	The	
consistent	and	attractive	yields	make	
commercial	real	estate	more	appealing	than	
stocks	for	many	investors.
