47. The benefits of TENDER
• Buyers are given a fact based price guide – but we don’t publish an
“asking price”
• Tenderers submit a closed tender, each tenderer has no idea how
much the other has submitted.
• A tenderer may well tender more than a vendor expects.
• Tenders submitted are confidential and the sale price of the property
is generally not public knowledge.
• Auction requires two keen bidders to push the price up whereas
tender requires only one.
• At auction, the final sale price is set by the weakest of the highest two
bidders – the highest bidder may well be prepared to go further.
• Auction rules out people that do not have pre approved finance.
Tenders may be submitted subject to finance
• The Tender Center Real Estate office is open 7 days a week to ensure
all inquiries are dealt with promptly
48. The TENDER Process
Tenders are submitted in a sealed envelope.
Not even the agent knows how much the bid is.
After an initial tender has been submitted -
Tender Center contacts all past viewers to advise them that a tender
has been submitted and that Tenders Close in 48 hrs.
All Tenders are put in front of the Vendor for their consideration.
49. The crucial 48 hrs
Closing Tenders 48hrs after the first tender is submitted puts
pressure on all buyers.
• We inform the first tenderer that we will be contacting all past
viewers to let them know that a Tender has been submitted,
and if they have not tendered their best price then they risk
losing the tender.
• This 48 hour deadline to submit a Tender puts pressure on
other buyers to get their tender in
• When further tenders are submitted we inform the first tenderer
and talk them through the implications if they have not
submitted their best price. We encourage them to increase
their bid.
50. After Tenders Close
All submitted Tenders are put before the Vendor
for their consideration
You may accept, decline, or direct us to negotiate
with a Tenderer
51. Pricing
• It is important to understand that Agents do not
establish price - the market does. So don’t just go for
the agent that quotes the highest price.
• If the price of a property is too high - you will not achieve
offers because the wrong buyers will be inspecting the
property.
• If the price of your property is too low then you risk
losing money
• By placing your property up for tender you are not ruling
out any buyers you will also not be taking the risk of
pricing your home too high or low.
• We will use a fact based pricing system to guide
vendors & buyers to where that property sits in today’s
market
• Remember - newspaper ads only ever tell people
advertised prices – not sold prices

OUTSIDE PRESENTATION
• Replace all cracked or broken glass.
