4. Rental Units
First Floor Commercial Units:
The tavern, which is owner-occupied, is rented for $1,200/month which includes the efficiency unit which equates
to $9.86/sq. ft. (This unit is 1,460 sq. ft.)
Verizon occupied the retail unit at the northeast elevation and this was rented for $950/month or $13.60/sq. ft.
(This unit is 840 sq. ft.)
The unit at the east elevation of the building is used as a vitamin store and is rented for $750/month or
$22.55/sq. ft. (This unit is 399 sq. ft.)
The flower shop is located at the southeast elevation of the building and is rented for $900/month or $10.62/sq.
ft. (This unit is 1,016 sq. ft.)
All of the commercial units are rented on a month-to-month and gross basis.
(Prevailing commercial rentals rates for the western suburbs of Chicago run from $14-$16 per foot on a net
basis.)
Second Floor Residential Units:
Unit 1 is a two-bedroom, one-bathroom unit and is reportedly rented for $850/month on a month-to- month basis.
Units 2 and 3 are vacant. Both of these are one-bedroom, one-bathroom units and in need of updating before
they could be rented.
Unit 4 is a two-bedroom, one-bathroom unit. It is currently owner-occupied.
Unit 5 is a three-room unit that could be leased as an office after it is updated.
Basement:
The basement, for the most part, is unfinished and used for storage. There are storage lockers for the tenants
and a 3-fixture restroom with a shower.
