                                           INTRODUCTION



NOTES FOR THE CONTRACTOR:

This quantified framework has been produced as an aid to contractors in the production of
order of cost/budget estimates.

When completed by the contractor the document will assist in the setting of a
realistic budget or cost limit and as a platform for further negotiation.

This document is not a Bill of Quantities; the quantities have not been measured in
accordance with the Standard Method of Measurement or the New Rules of
Measurement. The quantities are approximate.

We have assumed that the existing roof will be retained and modified in places
rather than be completely or partially removed to facilitate the works.
The structural engineer and contractor must determine whether which approach is most
practical and cost effective.

This document is available as an XL file. The file is not locked or security restricted.
We recommend that the Contractor checks all formulae within the XL file before submitting a
budget as editting the document may affect the original formulae.

BUILDING WORKS

 Facilitating works -

    Loose furniture and equipment including artwork to be removed
    by Employer

    Items of demolition and alteration are to be carried out carefully to
    afford the minimal damage to work to be retained. Any such damage
    shall be made good at the Contractor's own expense.

    Items of demolition and alteration are to include for all necessary
    making good to floors, walls, ceilings and roofs etc.

    Items of demolition and alteration are to include for removing
    from site all rubbish, debris, etc.

    Cutting, forming, enlarging or adapting openings through existing
    work is to include for quoining jambs, making good existing plaster
    up to and/or extending through same opening, extending any
    necessary floor finish through opening

    Demolishing or removing structures or part of structures, cutting,
    forming or enlarging openings are to include for all necessary
    temporary support whether or not expressly noted and for wedging
    and pinning or packing up to existing structure after inserting
    permanent support work. Temporary supports include maintaining,
    adapting and clearing away on completion.

    Filling openings in existing work is to include for all necessary
    extending of finishes, skirtings and junctions with existing.

shall allow for temporary support to the existing roof structure
or if this is not practical in part or in whole then the Contractor
shall allow for partial or total roof replacement.

and for removing all arisings from site

When completed by the contractor the document will assist in the setting of a realistic budget or cost limit and as a platform for further negotiation. This document is not a Bill of Quantities; the quantities have not been measured in accordance with the Standard Method of Measurement or the New Rules of Measurement. The quantities are approximate. We have assumed that the existing roof will be retained and modified in places rather than be completely or partially removed to facilitate the works. The structural engineer and contractor must determine whether which approach is most practical and cost effective. This document is available as an XL file.
