TriVALU Alternatives To A Full Appraisal
When Can You Use TriVALU? According to regulatory agencies, an Automated Valuation Model (AVM) is suitable as a substitute for a full appraisal when: The transaction has a value of $250,000 or less Involves an existing extension of credit at the lending institution (provided that: (i) there has been no obvious and material change in the market conditions or physical aspects of the property that threaten the adequacy of the institution's real estate collateral protection after the transaction, even with the advancement of new monies; or (ii) there is no advancement of new monies other than funds necessary to cover reasonable closing costs.)

How Does It Work? Our trained professionals review multiple models to ensure that the AVM you receive is best suited for the subject property, thereby generating the most accurate value Results are delivered to your desktop within a matter of hours
What Will I Get? Your report will have 3 to 5 comparable sales used in the value calculation Sales are within 12 to 18 months Within 20% of the subject property’s square footage No further than 1 to 1.5 miles of the subject Majority will contain map with subject location and that of comparables
If an AVM is not available Another option is the Broker Price Opinion (BPO) An evaluation completed in the field by licensed real estate agent Contains elements of a basic drive by appraisal
With A BPO You Receive Three comparables Neighborhood commentary Photo of the subject
BPO’s are completed within 48 to 72 hours after requested Significantly less than a full appraisial
Appraiser Desktop Appraisal Completed and signed off on by local appraiser in the subject area Less expensive than a full appraisal
