- The domestic 27% has been much debated so the next slide breaks down the non domestic problems, and how much more fragmented it is.
- With this many areas of concern it is difficult to come up with a single solution as the properties and occupants have very different uses, but the 18% is still a huge amount of emissions.
- This highlights a number of problems. That so many properties will be demolished; almost 70%, which is contrary to the domestic, where 70% will still be with us in 2050. should we accept that or look to why this is occurring, and can the properties be adapted to serve other needs such as housing. Also there is the issue of embodied carbon of all the demolition.

- Fabric first approach of course. Local market insight plus the need to identify carbon clusters that will achieve the intermittent 2020 targets as well as the long term targets of 2050. Using the south west as an example the table identifies the number of properties by location.
- We can then use data from the English (and Welsh, Scottish, northern Irish) House condition surveys to look at properties off gas and existing energy ratings, understand then breakdown of the properties, and overlay the portal data to see what the properties are producing and what measures will optimally reduce the emissions
