The green building industry is one of the hottest right now. Construction has always been a major contributor to the economy, and Canada is adding enough new buildings every year that over 1,000 kilotons of new emissions are added to the building sector's footprint - compounded every year. The same market in the US adds almost 10 times more. This is obviously a problem.
The Green Building sector is making a significant impact at reversing this trend. Mindscape's partners are leading the way: our latest projects are pursuing net-zero, cost effectively. LEED Platinum is not only affordable, but it's making money for the building owners. Green material costs are continually becoming more competitive as suppliers adapt to the requirements of green building programs. There are brighter days ahead.

LEED is an internationally recognized green building program.
It provides building owners and operators with a framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions.
What is LEED?
LEED (Leadership in Energy and Environmental Design) is a voluntary, consensus-based, market¬-driven program that provides third-party verification of green buildings. From individual buildings and homes, to entire neighborhoods and communities, LEED is transforming the way built environments are designed, constructed, and operated. Comprehensive and flexible, LEED addresses the entire lifecycle of a building.
Participation in the voluntary LEED process demonstrates leadership, innovation, environmental stewardship and social responsibility. LEED provides building owners and operators the tools they need to immediately impact their building’s performance and bottom line, while providing healthy indoor spaces for a building’s occupants.
LEED projects have been successfully established in 135 countries. International projects, those outside the United States, make up more than 50% of the total LEED registered square footage. LEED unites us in a single global community and provides regional solutions, while recognizing local realities.
How it works
For commercial buildings and neighborhoods, to earn LEED certification, a project must satisfy all LEED prerequisites and earn a minimum 40 points on a 110-point LEED rating system scale. Homes must earn a minimum of 45 points on a 136-point scale. Learn more
Learn about LEED
LEED is developed, implemented and maintained with the help of the LEED Committees. Focusing more on the application of LEED, the LEED International Roundtable identifies ways LEED can better meet the needs of global users. Together, these groups include representation from a variety of industries across the country and around the globe.

Why LEED?
LEED-certified buildings are designed to:
• Lower operating costs and increase asset value
• Reduce waste sent to landfills
• Conserve energy and water
• Be healthier and safer for occupants
• Reduce harmful greenhouse gas emissions
• Qualify for tax rebates, zoning allowances and other incentives in hundreds of cities
LEED is good for business. LEED certification boosts your bottom line, makes you more competitive, limits risk, and attracts tenants.

Building projects earn points for satisfying green building criteria. Within each of the environmental LEED credit categories, projects must satisfy particular prerequisites and earn additional points. The number of points the project earns determines the level of LEED certification the project receives. Projects must earn at least 40 points to achieve basic certification.
Buildings use approximately 40% of the energy in the US. Buzzwords like “going green” and “energy efficient” are more prevalent today. LEED is a rating system, which provides designers the opportunity to tailor their design to reduce the impact on society and the surroundings. It is an integrated process involving the architect, landscape architect, civil engineer, MEP (mechanical, electrical and plumbing) consultant, lighting designer and contractor. As a design team these professionals evaluate energy trade offs within a conceptual design to create a functional building. This session will focus on LEED V4. It will target LEED’s definition, history and categories. More importantly, how to become a LEED accredited professional and LEED’s V4 holistic approach to building design.

Slides discuss:
- what's changing in the markets: pricing and more (ie: truth and facts);
- what the governments are doing (presently and planned);
- what products we're seeing for Commercial or Residential facilities, and what Realtors are likely to see more of in the coming years;
- what the opportunities are for Realtors;
- Energy Audits: help and grants available to help your clients save money on energy, and ways Realtors can be involved;
- things that affect value: buying or selling a building with solar panels;
- things that affect investment properties and rental income;
- SPECIAL ANNOUNCEMENT: a new tool/app that you can offer, as a Realtor, to your clients, to help them manage their energy use. Contact us at info@mi-group.ca if interested!
This presentation was delivered by Diaa El-Masry, Qatar Green Leaders, to a local master hospitality developer in Doha, Qatar. It was aimed at giving the decision makers a clear vision about greening a hospitality asset.
The most successful green projects are those that share the successful design strategies implemented, and are embraced by the community as an instrument for education and a source of inspiration for other building professionals.
This is the case for Gordon Estates; the most highly rated and certified green subdivision in the U.S., and recently the site of the G Street education series ‘Green Home 101’. Kudos to the teams at the City of Phoenix and Mandalay Communities for completing this first of its kind project and sharing a successful roadmap for others to follow.
About G Street education: G Street was contracted by the Municipality and the Builder to create and present CEU approved curriculum that shared the project’s sustainable design strategies, and to increase local and national awareness. When sustainable design is done right it includes education, allowing the project to reach its climax.
Quest: How Lean & IPD contribute to Building Smart Energy CommunitiesMurray Guy
By turning our communities into Smart Energy Communities, we can improve energy efficiency, cut costs, and reduce greenhouse gas emissions in Canada.
So what is a Smart Energy Community?
First, a Smart Energy Community integrates conventional energy networks. That means that the electricity, natural gas, district energy, and transportation fuel networks in a community are better coordinated to match energy needs with the most efficient energy source.
Second, a Smart Energy Community integrates land use, recognizing that poor land use decisions can equal a whole lot of energy waste.
Third, a Smart Energy Community harnesses local energy opportunities.
How Lean and Integrated Project Delivery (IPD) help to achieve the 6 Principles for Smart Energy Communities
1. First Reduce Energy Requirements
2. Optimize Exergy
3. Manage Heat Capture
4. Reduce Waste
5. Renewable Energy
6. Energy Delivery Systems

Redefining Sustainable Design: The New AIA COTE MeasuresEskew+Dumez+Ripple
The American Institute of Architects (AIA) Committee on the Environment (COTE) is the oldest U.S. program dedicated to sustainable design. In 1997, COTE introduced its annual Top Ten Awards, “the profession's best known recognition program for sustainable design excellence” (AIA), to celebrate exemplary projects and give the industry guidance on how to integrate green building principles. In 2015, to mark its 25th anniversary, COTE embarked on a landmark research initiative to study the first two decades of Top Ten, published in 2016 as Lessons from the Leading Edge. Part of the research was to revisit the program’s criteria of evaluation, known as the COTE Measures of Sustainable Design. The result of this effort was to overhaul the program with a completely new set of principles and metrics. The 2017 Top Ten Awards are the first year to use new criteria such as economic impact and more robust metrics for health and resilience. In this presentation, three members of the COTE Advisory Group presented the new criteria and engage the audience in a lively discussion about what defines sustainable design.

Barriers to Innovation in Net-Zero EnergyDerek Satnik
www.west5.ca and www.evepark.ca are two real net-zero energy communities being built right now in London, ON, Canada. EVE Park in particular includes parking towers with electric vehicle charging, and this creates many challenges for local approving authorities who've never seen such equipment before. How do we innovate? And what are the barriers that need to be addressed?
What would it take for PACE funding to work in Canada? The Manitoba Chapter of the Canada Green Building Council hosted this interactive session to discuss. These slides cover material from a large study done with the Federation of Canadian Municipalities (FCM) about the role municipalities can play in enabling net-zero construction. Finance models were a big discussion topic in that study, and PACE is a very interesting tool. This presentation explores how PACE could work in Manitoba.
This webinar features lessons from the trenches of real projects, particularly www.west5.ca and www.evepark.ca in London, Ontario, Canada: a 70 acre mixed use site (2.5M sq.ft. incl. 2,000 homes and 500k sq.ft. of commercial / retail) partially built out, and on track to achieve net-zero energy at the community level. This presentation summarizes the present status, demonstrates that net-zero is feasible in today's market at scale, and shares some of the lessons learned thus far.

Sustainable Communities and Net-Zero Energy: Municipal Incentives That Actual...Derek Satnik
This presentation summarizes a broad national study done in Canada on how cities can effectively enable developers to build net-zero communities. This study focused on which technologies to use, how to invest in them, and how to get innovative projects approved through municipal processes.
The study was a partnership between the Federation of Canadian Municipalities (FCM, through their Green Municipal Fund, GMF) and eight developers from four medium-sized Canadian cities to observe three basic concepts:
-1- The technical feasibility of achieving net-zero energy communities at the eight projects;
-2- The financial feasibility of building such projects;
-3- The process feasibility to obtain government approval of projects and all required permits.

Investing In The US As A Canadian… And How To Do It RIGHT!! (feat. Erwin Szet...Volition Properties
=== Investing In The US As A Canadian… And How To Do It RIGHT!! (feat. Erwin Szeto) ===
Ever been curious about Real Estate Investing in the US?? At Volition, for the past 14 years, we have been focused on helping investors invest in over $250M of real estate and generate $100M of wealth in the Toronto market, but we are always open to learning more about other business models and learning from other investors.
The US has always been an intriguing market to invest in. But the US is a big place… if you’re interested in investing in the US, you probably have a lot of questions, like:
☑️ Specifically WHERE should you invest?
☑️ What are the best markets to invest in and why?
☑️ How much are property prices there?
☑️ What are the returns like?
☑️ What is cashflow like?
☑️ Compared to investing in Toronto or other cities in Ontario, what are the benefits / tradeoffs?
☑️ What ownership structure should I use?
☑️ What are the tax implications?
☑️ Can I get financing?
☑️ What are tenants like?
Enter Erwin Szeto, a longtime friend of Volition. Since 2005, Erwin Szeto and his team have navigated the challenging landscape of being landlords in Ontario. Now, they are shifting their focus and guiding their clients' investments toward the more landlord-friendly environment of the USA. This decision comes after assisting Canadian clients in transacting over $440,000,000 in income properties. Faced with issues like affordability constraints, tenant-friendly laws, rent control, and rental licensing in Canada, Erwin sees a clear opportunity in the U.S. Here, there is a significant influx of investments leading to the creation of high-paying manufacturing jobs. Erwin and his clients are poised to capitalize on these opportunities where landlord rights are stronger and there is no rent control.
To facilitate this transition, Erwin has partnered with and become a client of SHARE, a one-stop-shop U.S. Asset Manager. Founded by Canadians for Canadians, SHARE enables as passive an ownership experience as possible for landlords in the U.S., while still maintaining direct, 100% ownership.

17. (from the Green Energy Act…)
3.(1) A person making an offer to purchase an interest in
real property has the right to receive from the person
offering to sell the property such information, reports or
ratings as are prescribed,
(a) relating to energy consumption and efficiency with
respect to a prescribed residence on the property or a
class of prescribed residences on the property; and
(b) in such circumstances and at such times as are
prescribed and in such manner as is prescribed. 2009,
c. 12, Sched. A, s. 3 (1).
“Prescribed” implies a coming regulation yet to be
released, likely to rely heavily on EnerGuide/NRCan.
22. A bit of my story:
Derek Satnik, P.Eng., LEED®
AP
• From rural Kingston. Studied @ UW (EE ‘02)
• Electrical Engineer, renewable energy / green
building specialist (LEED®
, net-zero, etc)
• Consulting with Stantec / Enermodal /
Mindscape since ’99 (various capacities on
engineering / sustainable design teams)
• Father of six (ages 11, 9, 7, 5, 3, and 7 mos)
• Volunteer actively (Built Green Canada,
CaGBC, NZEHC, CRESNET, OSEA, GEA,

• hiking, reading, music (mostly percussion:
djembe, didgeridoo, rain sticks, etc)
• Authoring a book (“Unintended
Consequences” on globalization, environment,
and community)
Notes:
This presentation is part of a panel of four:
Here are the notes I took on the content of the presentation:
Kerry will introduce me, but I should be prepared to provide more detail
comment on Mindscape, some of our key projects, London
the presentation will be a bit of a "green buildings 101";
review the programs / standards;
trends in green building;
trends in related technology markets;
comments on NZE, and on "beyond NZE";
target 45 mins. slides, incl 5-10 mins. Q&A (target 20 slides);
audience ~70% sales oriented, ~30% technical;
bent towards more commercially oriented.

Parks and Trails and Street Vegetation
Any effective ‘green’ rating system should be able to give due consideration to each of these topical areas of interest, and to their inter-relation. For example, there are many synergistic benefits between a tight building envelope and an efficient HVAC system.
Site: landscaping, storm water management, site waste management, lighting…
Building orientation and massing
Water
Envelope
HVAC: Ventilation, and heating and cooling strategies
Lighting and power
Material selection
And of course, the everpresent need for Quality Assurance, and Communication between designers
Lastly, any system that can assess and compare the merits of green efforts under each of these areas should also afford some opportunity for “Value Engineering”, or for comparing the relative costs and benefits of different options.
Key points:
There are lots of great programs to help build better homes!
All programs are good. The point is that they should be used (ie: don’t squabble about which is best or exclude any: encourage them all)
Practically speaking, we spend most of our time on ENERGY STAR and LEED, but BUILT GREEN and NZ are up and coming.
Key points:
Again, all programs are good. Just use them.
Key point:
For no more than a couple % on the price (which amounts to pennies/day, or few dollars/month), you get a LOT MORE VALUE, and it pays for itself twice (in resale, and in utility savings)!
$$ aside, there are significant soft benefits, like health and comfort.
The question this slide answers:
CAN I AFFORD IT?
Like anything else, the more you invest, the more you get back. LEED® Silver is very affordable (~5% premium and ~4-5 yr. payback), and even Gold isn’t too expensive (~10% for <10yr. payback)
Builders we have contact with are telling us that their costs and sale value increases are approximately:
E-star: $4k - $5k avg. increase, (~1.6% on a 250k home). E-star increased sale value: same!
LEED®-H: “certified” (via US) ~10 - 12% more. LEED “gold” home will be ~25 - 30% (via US). We’ll fix that when we bring it to Canada!
LEED®-H increased sale value: __
Capital cost impact affected by:
LEED target level
Spec flexibility (eg: Green Roof’s are expensive)
Building type (ie: how energy efficient was the base design?)
Project size (economies of scale): big projects tend to be less expensive on a per unit basis
Green market maturity (in mature markets there is more experience and better availability, thus lower costs)
Climate zone (eg: extreme clients have high cost projects, so the incremental costs tend to be less pronounced)
Team experience
Regardless, incremental costs tend to be very reasonable.
Image is Winnipeg (MH Hydro in background)
We all live somewhere: let’s start with homes…
Toronto’s HELP (Home Energy Loan Program)
Colorado’s NZE loans
By theme (ie: not in the order shown):
Energy:
HRV
ASHP/GSHP
Solar
Advanced water heaters (eg: condensing)
DWHR
Water:
Greywater
Cisterns
Low-flow everything
Commercial products you’ll see more of:
VRF
BIPV – yes, it’s now cost effective!
CHP / cogen: more talented ppl doing more talented thingshttp://pulse.blogs.bendbulletin.com/2013/02/11/chuck-colclough-heart-of-the-hospital/
Metering & control – BAS“There’s an app for that”
Invisible stuff (air tightness)
More building labelling
We’re waiting for a Regulation that offers details about what is “prescribed”: likely to happen shortly after NRCan releases the next generation (updated ) version of EnerGuide (tent. Spring 2014)
Eg’s:
London 70 acres

Others?

Carbon?
