SHARON: Introduce ourselves and our company and thank you to Ruth and Remax Results for the opportunity to share the benefits of staging with you this morning Owners and principal stagers of Limelight Staged Homes, located in Frederick Maryland, we are a licensed and insured home staging company and we service all of Maryland and Central Pennsylvania.
SHARON: We are Accredited Staging Professional . ASP is the only nationally recognized designation for Home Staging and what this means is that we are specifically trained to prepare homes for sale.
SHARON: It is our job to set your listings above and beyond the rest during the first critical weeks its on the market. Since we don’t know who is going to walk through the door – we need to make it appeal to the greatest number of buyers. To set it apart we use the term buyers eyes which means looking for the features that enhance the home such as fireplace, large windows, great floors – and we’ll rearrange, refresh and refocus the room to play up those areas. By depersonalizing and de-cluttering we minimize distractions in the home which buyers are sure to point out. When we offer these solutions we help sell the space and not the stuff.
STACY: For example, how many of you have seen the unused exercise equipment doubling as a coat rack or just a cluttered mess– Today’s buyers don’t want any work. You don’t want buyers going into a house and immediately thinking of all the extra costs such as painting or repairs. a buyer needs to be able to mentally move into a home.
STACY: As you can see, we decluttered, rearranged and created an overall effect that is brighter, cleaner and welcoming. It shows off the size of the room not the homeowners distracting personal belongings.
STACY: Why Stage a Listing? 94% …. The longer your home is on the market, the lower the price will be. The investment in staging is always less than your first price reduction. The more price reductions equals lost commissions for you and no one wants that! So its important to stage first!
SHARON: There are many benefits of home staging: Higher sales price and faster sales time - “You are earning yourself money with the time and energy you invest getting your listing ready for sale.” Car analogy “ Staging is a marketing tool.” 78% if not more people are searching online for their next home. With success and failure being a click away, it is essential that your listings stand out. Like a product on the shelf at a store, the buyers want the best available product, at the best price, in the best wrapper, to meet their needs.” So basically, your listings must look great in order to grab their attention. Staging works. When you are selling houses at a great price and a fast return, referrals and repeat business will follow.
SHARON: Another added benefit of using an Accredited Staging Professional such as Limelight Staged Homes, is our relationship with these vendors. We can offer discounts to our clients to help them with every stage of the moving process from home improvements, décor, paint, clutter removal, packing and moving.
STACY: In the May 2011 issue of Money Magazine they highly suggest hiring a stager to help sell your home. They detail how staging has become a necessity for every property not just the higher priced listings. Renowned real estate expert, often seen on the Today show, Barbara Corchoran stresses the importance of staging, saying “Staging is no longer optional, it makes the difference in whether a house sells or not. Renovating kitchens and bathrooms are great at a huge expense, but staging is what makes the biggest difference on first impressions (the buyer is thinking) It feels nice , I could be happy here I can see myself living here.”
STACY: Buyers only know what they see …They see toys and clutter
STACY: Not the way it’s going to be … simply rearranging the furniture to open the space, refreshing the windows with a treatment, decluttering the area of toys … now the buyer can envision themselves living here.
STACY: Again, way too much furniture; the desk cuts buyers off from coming into the room
STACY: Removing some of the window treatments, lightening up the room, putting the desk on the angle, limiting the furniture …. All of it welcomes the buyer into the room. After all, you only get one chance to make a first impression.
STACY: Here is a stage to live. The client felt that the color was to harsh .
STACY: Adding a warmer tone and carefully place artwork sets the tone for this room. This is another service we offer as well.
STACY: This is a vacant home we staged in Middletown. We believe that Staging a room begins in the doorway ….
STACY: Using our own inventory we created a room that your buyer would want to live in.

STACY: We have our own inventory. We can do as little or as much as you want.
SHARON: As realtors you know that no house is ever the same. Therefore no staging job will ever be the same. We have broken our services down into 3 areas. Home Staging Consultation – The consultation starts at $250 and consists of walking the property and taking notes as to what needs to be done to get the listing in order. This consultation is usually for the diyourselfer, who just needs direction. However, we do give them the opportunity to have us do it for them if they want. We will then provide the seller with a detailed punch list of necessary changes/enhancements along with the before pictures showing what their house looks like prior to staging. We have found these pictures to be a powerful tool in showing homeowners how their home actually appears in photos. VACANT HOME STAGING: We will come out and view the property and provide an estimate. We like to think about staging in layers, where we can do as little or as much as the client wants.
SHARON: As you can attest, most of these suggestions rarely get accomplished either due to time constraints or a homeowners unwillingness to make the changes … this is where we can play the role as the bad guy for you. STACY: Cliff Olney house story Here is a page from the punchlist report … As you can see with the items highlighted in green, these are areas we will take care of and at the end of the report would be a quote for us to finish the job. So we are giving them options.
SHARON: HANDS ON STAGING AND REPORT: This service starts at $350 and is similar to the consultation except that we apply hands on staging techniques. It takes us just as long to write the report as it would be for us to move the items we are describing. So for 2 hours we come in and stage the house. Whatever is left to be done is put into the report and a quote is provided to finish the project. Another bonus is that the homeowners will receive our yard sign to display while their home is on the market to attract buyers and also features on our Facebook and Twitter pages.
SHARON: We are offering as and Exclusive Realtor Special, $50 off our hands on staging and report. We will be handing these out and are on the back of our sales flyer.
SHARON: Our last service is our vacant staging. We can either come out and view the property or to save time you can email us pictures of the rooms needing staging and we will give you a quote from there. Again, we can do as little or as much as you want. With this you get the written proposal and quote, our yard sign to create interest and features on our Facebook, Twitter and ASP Page. So there are three more places besides your listing sites to help generate interest.
