The fourth edition of the Concierge Auctions
Luxury Homes Index analyzes the 10 highest
property sales in 56 top luxury markets across
the United States to determine the impact
that the number of days a high-end property is
on the market has on its final sale price. Data
was compiled by the Concierge Auctions team
from multiple listing services (MLS) and public
property records.
IN THE ULTRA-LUXURY REALM,
THE BUYER POOL IS LIMITED
Luxury properties are difficult to value and
sell. The buyer pool is small and often spread
over a large geographic range. Moreover, price
has little bearing on demand, multiple buyers
don’t always arrive at once. Price reductions
undermine the value of a property and may
cause buyers to sit back and wait, hoping that
the price will drop again.
Individual luxury real estate markets are
subject to variables that may be independent of
the national real estate landscape. The number
of competitive properties listed, the absorption
rate in the specific market, seasonality, and
local economic factors can all help determine
how quickly a property will sell.
THE RESULT?
It can take time for a luxury property seller
to find the right buyer. There is a point
of inflection where real estate turns from
necessary to discretionary. Similar to other
luxury consumption, once a home has been
enjoyed and highly customized to its owner, it
may be worth significantly less to the buyer.
High-end real estate acts the same way—plus, it
is static in location.

FINAL SALES PRICE
The average price of the top sales in the
56 luxury markets evaluated in 2019 was
$13,364,312, relatively on par with 2018,
at $12,219,014. Westlake Village, California
was the lowest, at $2,397,170. New York,
New York was the highest, at $65,371,204,
followed closely by Holmby/Bel Air,
California at $63,225,000. By contrast,
according to the National Association of
Realtors®
, the median home price for all
housing types in December 2019 was
$274,500—up 8.24% from $253,600 in
2018. This was higher than the 2.9% increase
from 2017–2018, as the overall rate of price
increases climbed nationwide.
DAYS ON MARKET
The average Days On Market for the 56
markets evaluated in 2019 was 451, a slight
decrease from 2018 and 2017, at 506 and
531, respectively. The average for properties
that were on the market for 180 days or less
was 80 days, on par with 2018 and 2017. For
those listed for more than 180 days, average
Days On Market was 637, just slightly less
than in 2018 at 742 days.
PERCENT OF LIST PRICE
Of the properties evaluated in 2019, 66.6%
took more than 180 days to sell and achieved
79.53% of their list price. The 33.4% of homes
that sold in under 180 days achieved 92.3%
of their list price. This 12.77% difference can
be substantial when dealing with multi-million
dollar properties and does not include carrying
costs, property taxes, or other expenditures of
both time and money.

period for potential bidders to preview and conduct
inspections. Diligence is encouraged as all sales are “as-
is,” without contingencies. Terms and Conditions of Sale,

DO YOU ACCEPT PRE-AUCTION OFFERS?
Yes. It is not uncommon to receive pre-auction offers.
All offers received prior to auction are presented to
the seller for consideration.
WHERE DOES THE AUCTION TAKE PLACE?
Bidders can participate in our auctions in real-
time from anywhere in the world. The majority of
our auctions are conducted on our digital bidding
marketplace, ConciergeAuctions.com, or via our app.
Bidders may also place bids over the phone with a
dedicated Concierge Auctions bidder’s assistant.

We see auction as an additional tool rather than an
alternative. However, we know that the traditional
model has limitations—especially in the luxury realm
where the buyer pool is limited and properties are
not very liquid even in healthy market conditions.
With Concierge Auctions, because start to closing
is typically just 60 days, you can avoid the carrying
costs and opportunity cost associated with long days
on market. It is intense, effective, and lets you control
the timing of your sale. In short, we accomplish in 60
days what far too often takes years.
HOW DOES THE AUCTION PROCESS WORK?
In conjunction with your agent, we showcase your
property to targeted members of our global database
of more than 640,000 individuals, including our Private
Client List of high-net-worth buyers, agents, and
industry experts. The process typically results in 300
prospects, 25+ showings, and 3–5 qualified buyers
competing for your property. Before the auction
opens, you can decide whether to move forward after
reviewing the field of bidders and their opening bids.
AREN’T AUCTIONS ONLY FOR DISTRESSED
PROPERTIES?
No. Our typical seller is well capitalized. They choose
auction to control the timing of their sale.
WHAT AUCTION FORMATS DO YOU USE?
We use two auction formats. 1) Without Reserve:
There is no minimum bid to purchase. 2) Reserve: Will
sell at or above a pre-determined price threshold.
WHAT DOES IT COST? HOW DO YOU GET PAID?
There are no upfront costs to sellers, and we pay
the marketing costs associated with auctioning the
property. Our fee comes from a premium paid by the
buyer. Sellers pay agent commissions as outlined in
their listing agreement.
