 Established Toll Brothers name brand as most sought after luxury home builder in Denver with strategic

 Successfully developed innovative site planning and new home designs to meet challenging land constraints and

 Reduced direct unit construction costs by an average of 7 % over a two year period through direct negotiation

ASSISTANT VICE PRESIDENT ◊ New England Division ◊ Natick, MA 1995-2000
In 1995 transferred from the Pennsylvania division as a senior project manager to assume hands-on responsibility of a
number of dysfunctional subdivisions in the New England division. Within one year restored profitability to these
communities from projected $1 million dollar net loss (booked). Promoted to assistant vice president responsible for
operations function of the Boston/Metro West division producing revenues of over $25 million on sales and closings of
60-100 homes annually.

 Helped grow division closings 20% year over year through strategic acquisitions of both finished lots and zoned
but unapproved subdivisions.
 Successfully guided 200+ home sites through the approval process in an extremely restrictive “no-growth”
municipal environment.

 Assumed oversight responsibility for build-out, post closing warranty management and dedication of four
ongoing subdivisions.

Responsibilities included direct oversight and management of the sales, marketing, approval, construction, warranty and
dedication processes of three new home communities. Supervised a sales and operations staff of 8 employees.

 Sold and closed over 60 units in two and one-half years representing $24 million in revenues.
 Placed in the top 10 of 110 communities in the company in 1994 and 1995 for meeting financial projections,
maintaining cost control and exceeding customer satisfaction.

For 10 years held various management positions with one of the largest privately held real estate development firms in California.
