Water Heaters
General Inspection
Dye Test All Toilets
The purpose of this test is to determine if your toilet has a money
wasting leak. A large leak could waste hundreds of gallons of water
each day & add several hundred dollars to your annual water & sewer
bill. If you are on a septic tank, the same leak could be even more
expensive.
Check All Faucets For Leaks
A leaky faucet can waste over 200 gallons of water per day. Allowing
faucets to continue leaking can cause further damage to the faucet
resulting in more expensive repairs.
Check All Exposed Hot & Cold Water Supply Lines
Supply lines can deteriorate & even rupture. Deteriorated lines can
usually be detected & replaced before a serious leak & damage oc-
curs.
Check All Sink Piping
Corroded & deteriorated traps can be detected & replaced before they
cause problems.
Check All Fixture Drains
Fixture drains that are not “free-running” are likely to become com-
pletely plugged.
Check All Washing Machine Hoses For Leaks
Hoses deteriorate will age & can rupture & cause damage.
Check All Outside Faucets
For Leaks

Loose or worn wiring can lead to loss of hot water & can be dangerous.

Inspect Main Burner & Pilot
Rust scale & or dirt in or on the main burner or pilot light can cause
improper fuel/air mixture & can lead to carbon or soot buildup.
Inspect Flue Pipe & Check For Proper Vent Draft
Flue pipe corrosion or leaks could allow combustion by-products &
carbon monoxide to enter your home. (gas)
Check Thermocouple
A defective thermocouple may not allow your water heater to light,
thus leaving you with no hot water. (gas)
Check For Gas Leaks
Undetected gas leaks are dangerous & result in higher gas bills. (gas)
Check Pressure Safety Relief Valve
A nonfunctional safety relief valve or thermal expansion tank may not
open when it is needed. This could result in the pressure building up
to extremely high & dangerous levels.
Check Thermostat Operation
It may be possible to reduce your thermostat setting, saving money on
your electric bill, & still assure an adequate supply of hot water.
Check For Water Leaks
Leaks may indicate a future serious problem. When leaks are found
early, appropriate action can be taken on a non-emergency basis.
4. Heating Inspection Checklist
Heat Exchanger Will Be Inspected For Cracks &
Deterioration
Heat exchangers can develop cracks with age & cause a dangerous
situation. If they exist, there is a serious risk of illness from the toxic
fumes emitted (such as carbon monoxide poisoning.)
Air Filter Will Be Inspected
A restricted air filter can cause your unit to waste energy. If you have
air conditioning, a dirty filter can shorten the compressor’s life.
Burners Will Be Checked
Dirty burners can cause poor combustion. You pay for useful heat
the “goes up the stack”.
Thermocouple Will Be Tested
A gradually weakening thermocouple will eventually lockout the gas
valve. This could result in your having a “no heat” situation & possible
result in an expensive nighttime emergency call.
Check Fan Switch & Adjusted As Needed
A fan switch that is not properly adjusted can waste energy or cause
nuisance fan cycling.
Pilot Will Be Checked
Weak or dirty pilots can easily be extinguished, causing the furnace
to shut down.
Motors & Bearings Will
Be Lubricated
The motor will last longer & the temperature will be more comfortable.
Check All Safety Controls Operationally
Safety controls that do not operate can cause dangerous situations.
Blower Wheel Will Be Inspected
A dirty blower wheel will reduce air flow reducing efficiency.

Improper or back drafting (flue spillage) from your water heater could

Air Conditioning Inspection Checklist
Condenser Coil Fins Will Be Inspected
Condenser coils raise refrigerant pressure higher than needed,
increasing your electric bill.
Check All Evaporator Coils When Accessible
Evaporator coils become dirty because air filters only collect a
portion of the particles in the air. Even a small amount of dirt
can decrease efficiency & increase operation costs. This is also a
major cause of compressor failure. Client should replace properly
sized air filter every month.
Check All Blower Fins
A dirty blower reduces air flow, causing longer operating time &
increased cost. This is also a major cause of compressor failure.
Client should replace properly sized air filter every month.
Air Filter Will Be Inspected
A restricted air filter can cause your air conditioning unit to waste
energy & shorten the compressor’s life.
Belts & Pulleys Will Be Inspected &
Adjusted As Required
Loose belts & worn pulleys decrease air flow, increase operating
costs, & shorten the compressor’s life. Belts crack & break with
age.
Lubrication Of Motors & Bearings
Improperly lubricated rotation components will eventually fail.
Unit Disconnect Will Be Inspected
A worn or overheated disconnect blows fuses & is dangerous.
Check All Thermostats
Improperly calibrated thermostats allow the unit to run longer than
necessary. Every degree your air conditioner operates below 78
degrees can add 5-8% to the cost of cooling.
Controls & Safety Devices Will Be Inspected
& Tested
Controls & safety devices that do not function properly can increase
operation cost & cause other components to fail.
Motor Will Be Inspected
Dirty motors are much less efficient & will break down or fail sooner.
Check Condensate Drain To Assure It Is Open
Algae can plug a condensate drain which can cause expensive

Crankcase Heater Will Be Operationally Checked

taining design conditions
except through failure of
equipment covered herein.
All service (except “NO HEAT”
emergency service) will be per-
formed during regular working
hours (Monday - Friday, 7:00 a.m.
- 9:00 p.m.). “No Heat” Emergency Ser-
vice in winter will be performed with an
additional dispatch fee due at time of
service rendered.
Unnecessary, or nuisance calls, beyond
the scope of this contract, will be charged
& paid by the purchaser at the prevailing
service rate.
Example: fuses, dirty filters, disconnects,
manual reset switches, etc.
F. H. Furr will endeavor to render prompt &
efficient service hereunder, but it is express-
ly agreed that F. H. Furr shall in no event be
liable for damage or loss caused by delay
or any loss arising out of performance of
this agreement.
F. H. Furr will not be required to furnish,
without extra cost, any type of material,
labor or equipment which are recom
mended or required by local code regula-
tions, insurance companies, government,
State, municipal, or other authorities.
F. H. Furr will provide Preferred Service
Club Customers with a 15% discount at
standard rate on parts & labor to home
repairs & modifications, inside & outside,
(with the exception of contract work, new
construction, or work being performed
through a second party) Discounts may not
beusedinconjunctionwithanyotherspecial
offers & discounts. However, if F. H. Furr has
a simultaneous offer that & is greater than
15% offer, the customer may use the larger
discount applicable.
This agreement is automatically renewable
every monthly, but may be terminated by ei-
ther party giving no less than thirty (30) days
written notice of intention to terminate.
Your Preferred Service Club can either be
transferred to your new home or to the buyer
of the home you are selling. Your Choice!
