Private equity funds are investing heavily in real estate as home sales decline, with $1.3 billion invested in Indian real estate in the first half of the year. Developers are making smaller apartment sizes to boost sales in the slowing market, with average sizes falling up to 26% according to a property consultant. New Delhi: Average apartment sizes fell by up to 26% in last year’s across seven major cities in
the country as developers are making smaller flats to boost their sales in a sluggish housing
market, according to global property consultant JLL India.
Private Equity (PE) funds are investing in real estate at a frenetic pace, offering a life time of
sorts to developers when home sales are at their weakest. Not only home grown funds, but
several global funds have been actively deploying capital in residential, commercial office and
mix- use developments.
Between January-June, PE funds invested about $1.3 billion in 39 deals, compared with $892
million in 31 deals in the same period last year, according to VCCEdge, which tracks
investments. Apart from single project investments this year, investment bank Goldman Sachs
and Bengaluru- based realty firm Nitesh Estates Ltd. Partnered to jointly invest up to $250
million in profitable commercial assets such as malls and offices in a so- called “Platform Deal.
