5. 2. INTRODUCTION
Although the "Intelligent Building" has become a popular name since the 1980s, the
first building equipped with an automation system has actually been built for the past 25
years. What happened next was the development of new technologies for this system.
Building is a complex structure consisting of several elements to enable it to function in
terms of beauty or its contribution to attract the user. Among these elements is a building
system that is dynamic and constantly changing to meet current development needs. With
these developments the designed facilities system must meet the changing demands of the
development.
In high-rise buildings, there are a number of plants and equipment used for various
purposes such as air conditioning systems, lighting systems, security systems, door control
systems and so on. All mentioned equipment is controlled automatically. Previously the
system was controlled manually and separately. This causes the control to become
ineffective and wasteful. In the current situation where energy costs and labour costs are
high, clients need to think of another way that they can create a more efficient and
economical control system with a good management system.
BAS is a new building control system. It controls and oversees a variety of building
equipment assisted by computer technology. Apparently when the building is viewed from
the outside it is designed like other buildings but inside it is supplied with a sophisticated
equipment system (automated system). Automation systems, from a simple aspect, control
only mechanical and electrical systems to a more complex system that involves the
integration of various other facility systems in buildings.
At the same time, the building automation system (BAS) provides a variety of facilities
that make building management better and more secure. In conclusion, the building must
be managed in accordance with the objectives and no longer by the crisis.
In addition, it is also a complete system that includes the control, supervision and
management of building operations such as security, fire prevention and management
information especially energy use in buildings.
