Case Study #1 – Inherited Condo
• Situation/Problem – client inherited a condo when her mother passed
away. She was uncertain if she should keep it and rent it or sell it.
• Process – objectively evaluate the property as a real estate investment
• Cap Rate Analysis & True cost of ownership guidance
• Consider this decision in the context of the entire balance sheet
• Outcome – client moved forward with the sale of the condo
• Client also became a client of Summitry

Case Study #2 – Tesla Engineer – first home
• Situation/Problem – client is unclear on first home purchase
• Process – through financial planning, model various scenarios, with a
focus on long-term financial outcome
• Allow the client to “test drive” potential decisions before committing to one
• Outcome – we’re still in the planning phase, but it’s clear the client is

much cash could be raised with minimal tax impact
• Worked with Prosperity Home Mortgage – 10 day close
• Intero agent negotiated new close date with the listing agent
• Outcome – client saved $220K in taxes and is in her new home
