The document outlines principles and hints of hope for regeneration in an uncertain future facing challenges like austerity, climate change, and inequality. It discusses seven regeneration principles like sustaining success, empowering communities, and reforming banking. It also provides a dozen hints of hope such as recognizing the importance of neighborhoods, housing, and connectedness in communities as well as ensuring responsiveness in government and doing good through business. The overall message is that new approaches are needed to guide regeneration.

Slide 1. The idea that we can infinitely add more to what we currently have underpins most âregenerationâ strategies. Produce more cars every year; build more roads for them to travel on; build and rent out more office space; build more city centre apartments; create more shopping centres. Economic and placemaking strategies frequently fail to recognise limits to environmental resources, consumer demand, and communitiesâ capacity to withstand disruption. Itâs an approach that values excess above sufficiency, sees waste as an economic good and reduces human wellbeing and life satisfaction to a byproduct of economic activity.
Slide 6: That means rethinking our approach to funding programmes, targets and accountability and creating new, hybrid organisations that bring together those who have a common interest in improving places and communities. Nobody has a monopoly of ideas and nobody should have a monopoly of implementation.
We need a new sense of home: places and communities that we value, feel safe in and where we share a sense of ownership with those around us. Most of the programmes and solutions of the last few decades have failed to achieve this, or have begun promisingly but fizzled out. Itâs time to trust people to do this themselves.
