The WMP was prepared in response to Broward County’s plans to expand the Fort Lauderdale-Hollywood International Airport. As a result of the construction of the South runway, many existing residences and properties with residential land use east of SW 30 th Ave will be within the 65 DNL.
The Broward County East-West Transit Study, which is currently underway envisions Griffin Road as a major transit connector between the Federal Highway corridor to the east and major attractors in the western part of the county. Public meeting scheduled on the East-West Transit Study is October 13, 2001 at 6:30 at IGFA.
Examples of specific uses include: Retail Movie theather Restaurants Office All of these uses may occur on a property with Commercial Land Use.
The first proposed land use amendment includes changes from residential to commercial and employment center land use designations on the Future Land Use Map. Griffin Road is a prime corridor for the City of Dania Beach, because it has: * numerous intersections with other regional roadways (US1, I-95, State Road 7); * proximity to the Dania Beach Tri-Rail Station; and * direct access between State Road 7 and Federal Highway corridors connecting the airport, seaport and downtowns to areas in the west. Existing uses within the designated area will be allowed to continue. New construction will have to be compatible with the new land use designations. LUPAs will require for subsequent change in zoning district to be compatible with land use designation.
The second proposed change to compensate for loss of residential units along the Griffin corridor (east of SW 30 th Avenue) includes increasing residential density in Playland Isles and Broward Gardens (west of SW 40 Avenue). Existing uses within the designated area will be allowed to continue. LUPAs will require for subsequent change in zoning district to be compatible with land use designation.
