3. THE PROPERTY
25 acres located in historic Picolota, Florida,
and looking out onto the St. John’s River in
the heart of St.John’s County, this unique
property has a main house with 5 private
suites that open to the indoor atrium and
pool, a 2 bedroom apartment, two 3
bedroom apartments, and a 3/2 mobile
home, as well as a loft that can be enclosed
in the barn. An equipment storage building
is located next to the barn, which has 8 run
out stalls, and 4 pastures. Another large
building for stating RV’s, boats, and horse
trailer, includes a full kitchen, and could be
used to accommodate 350 guests. There is
room to build a covered round pen, an
indoor arena, and a covered arena. The
entire property is fenced, with a gated
entrance, and well lit driveway to the back of
the property. There are also riding trails to
the extreme back of the parcel, where there
is a pond. Well water is available in all
pastures, paddocks, and equestrian areas.

6. THE STABLES
Boarding will appeal to equestrian owners
who cannot House a horse on their own
property. We will provide daily turnout,
blanketing as needed, new stall mats, air
conditioned tack room, horse trailer
storage, transport for shows and off site
vet, twice daily feeding, or owners choice
of hay, as well as training three days per
week, unless requested otherwise by
owner. We will offer optional services to
make boarding affordable. We will also
have on site stable management and vet
on call 24 hours, as well as providing
medications and supplements as
necessary. Offering horses for sale and
lease will keep stables at full occupancy,
thereby increasing revenue. Full boarding
will run between $500-$900 per horse,
per month.

7. THE SCHOOL
We will provide lessons for the young, and
the young at heart, from the novice to
advance rider, in both English and Western
disciplines. We will also offer virtual classes
in addition to videos available for viewing on
a YouTube channel about the equestrian
lifestyle. Trainers will be independent
contractors paying a usage fee for the
facility. Trainers will be available for
schooling and showing. We will also offer
use of our facilities to the UNF equestrian
team in exchange for internships for stable
chores, supervision, training, upkeep, and
supervision. Safety is our number one
priority, and all students will sign a contract
of commitment, and concede to learning all
aspects of horsemanship through attendance
of clinics, lectures, and camps, provided by
world class industry leaders. The cost of
lessons will average $250 per student per
month, includes 3 private lessons and one

8. JOIN THE JOY CAMPAIGN
The USEF has begun a

to support the grassroots
efforts of every rider, which
hopes to reduce elitism
within the sport.

9. THE VENUE
Ideal for the destination wedding, themed
weddings, in particular, the rustic barn
wedding, which is a growing trend according
to Bride magazine. The entire property is
ideal for wedding photography, and the
“party barn” will have 350 guests dancing the
night away. We have met with wedding
planners, event planners, corporate event
managers, and vendors, to make sure
everything is ready to go, from the bridal
shower, to the bachelor party, from the
rehearsal to the reception, we can entertain
the entire wedding party for a week, we can
provide activities from rodeos, lawn bowling,
paddle surfing, outdoor movie night,
including a perfect popcorn bar, then top it
all off with the actual nuptials in the barn or
under the moonlight.

Jennifer Otts, CEO and founder. Mother, aunt, and
avid rider since age five, Jennifer has experience in
real estate and luxury property management. She is
a former Crimsonette, Miss Universe Organization
titleholder, judge, and choreographer, and former
Miami Dolphins Cheerleader. She has competed in
and won numerous national and world
competitions, and has been involved in many civic
and philanthropic organizations. She also
successfully helped obtain city council funding for
CityVision in Birmingham, Alabama, which was a
channel featured in hotels for tourist to find local
attractions, event, dining, etc. She has worked as
an on site property manager for two luxury
communities, and excelled in closed transaction as
a Realtor. Jennifer views this project as an
