Economic Development
 What is economic development?
 Attracting businesses into the community
  Job creation
 Growth of the local/regional economy: bringing
outside money into the community for a net gain
 New construction and renovation that adds value
     to the community
Economic Impact of
Healthcare
 Scenic Bluffs Community Health Center was
    founded in 1994.
 In 2011, 7,570 patients were served in 24,252 office
    visits (SBCHC, 2011).
 In 2009, Scenic Bluffs had an overall economic
impact of $5.3 million to the local economy (Capital Link,
    Inc., 2010).
     Major employer: 50+ employees
 Purchaser of goods and services from local businesses
 Attracts investment in the community
Preparation for Development
 Cashton has made infrastructure improvements and
    is prepared for development.
 Water Capacity: capacity available for growth with 500,000
gallons of elevated storage (similar to Viroqua)
 Sewer Capacity: facility has not reached half of its capacity
 Electrical Capacity: substation has capacity for growth
 Back-up generation is close to maximized, but we are one
of the few communities of our size that have back-up
          generation capability.
 Developments being implemented or discussed
     Technology
     Housing
     Organic Valley
Technology and Housing
Developments
 Fiber-optics
 CenturyLink and Vernon Communications both
      upgrading media lines
 Proposed housing development
   $3.6 million dollar initiative
   24 units
   $135,000 - $150,000/unit
Organic Valley – Completed

 Cashton Site Development Program
     120-acre site
 Program includes several large capital projects that are
complete, in progress or are being discussed to be
        undertaken in the future
 Cashton Distribution Center completed in 2007
 Largest capital project in OV history
     83,000 square feet
 Wind Turbines completed in June 2012
 Joint venture between OV and Gundersen
 Each turbine to produce 6M KWh annually: enough to
offset the power needs of 600 average homes
Organic Valley – In Progress
and Future Developments
 Cashton Distribution Center Expansion
     Construction began: July 2012
     Estimated completion: May 2013
 Dock expansion and “standard” storage space addition to
increase throughput and reduce congestion in the warehouse
 38,000 square feet added to the existing DC
 DC square footage with completed addition = 121,000 square
      feet
 Cashton Office Building
 Estimated construction start date: April 2013
 Office space for 250 employees: some transitional, not
necessarily all incremental to current employee base
 Cashton Dairy Plant/Processing Facility
     In discussion

 Obvious – structural
  Organic Valley
 Scenic Bluffs Community Health Center
  Wind Turbines
 Less obvious – infrastructural
  Cellular service
  Fiber optics
Changes continued
 Less obvious – organizational
  Partnerships
