SO YOU'RE A HOME OWNER WHO HAS DECIDED,
LIKE ABOUT 90% OF ALL HOME SELLERS,
TO HIRE A REAL ESTATE LISTING AGENT
TO HELP YOU SELL YOUR HOME.

HOW DO YOU CHOOSE FROM
THE HUNDREDS OR PERHAPS THOUSANDS OF
REALTORS® IN YOUR AREA?

HERE ARE SOME OF THE MOST IMPORTANT
QUESTIONS TO ASK YOUR PROSPECTIVE
REAL ESTATE LISTING AGENT:

1) HOW LONG HAVE YOU BEEN
IN THE BUSINESS?
Reason for asking:
Check experience
Answer to look for:
Do they have sufficient
Experience?

2) WHERE DO YOU
ADVERTISE MY HOME?
Reason for asking:
More advertising = more and better offers for your home
Answer to look for:
More than just the MLS®.
Advertising in newspapers, magazines and online

3) WHO WILL PHOTOGRAPH
MY HOME?
Reason for asking:
Quality photographs are
important to attract buyers into
your home.

Google the phrase:
Bad photos on the MLS
and watch
the amazing examples
Answer to look for:
“I hire a professional
to photograph your home”

4) DO YOU HAVE A WEBSITE?
Reason for asking:
Buyers use the internet to
search for your home
Answer to look for:
Obviously, YES, but also an
explanation of how effective it
is, Google ranking, Alexa
ranking, visitors/month etc.

5) ARE YOU ACTIVE ON SOCIAL MEDIA?
Reason for asking:
Social Media is where the buyers are.
Does your agent interact with his customers?
Answer to look for:
Yes, I am on facebook, twitter etc”

6) HOW MANY HOMES
DO YOU SELL IN A YEAR?
Reason for asking:
Looking for experience.
Compare against average sales
per agent in your area.

Answer to look for:
Average is ok … … but more experience is better.
On the other end of the scale,
if your agent always carries
15 to 20 listings, will he/she
have enough time for you?
Look for a nice balance.

7) IF SOMETHING GOES WRONG,
WHO WILL I BE DEALING WITH?
Reason for asking:
You should know who you will be dealing with.

Answer to look for:
You’re hiring ME, you’ll be dealing ONLY with me.
Not my team, my assistants, my secretary, etc.

8) IS THIS YOUR
FULL-TIME OCCUPATION?
Reason for asking:
In many jurisdictions, it is NOT a requirement that a Real Estate
Listing Agent practice his craft full-time.
Your agent could be showing your home during the day, and
serving your meal at a restaurant at nighty.

Answer to look for:
Real Estate is my ONLY profession and I do it full-time

9) HOW CAN I REACH YOU?
Reason for asking:
Chances are you will need to
talk with your real estate
listing agent, to ask him
questions or to get updates.

Answer to look for:
Make sure your listing agent is connected.
He/She should have a cell phone, email, website,
and any number of ways to be reached.

QUESTION 10:
WHAT IS YOUR COMMISSION RATE?
Reason for asking:
Commission is totally negotiable, and varies from
agent to agent.

Answer to look for:
Like anything else in life, 'you get what you pay for'.
If it sounds too good to be true, it often is.
So make sure you settle on a fair rate that provides YOU with all
the services, marketing and advertising to get the job done
right.....the first time!

Bonus Point: NEVER ask this question:
HOW MUCH MONEY
WILL YOU GET ME
FOR MY HOUSE!

Reason:
Many agents will simply
quote a higher number,
just to get the listing.
Reality is, no one can
predict what buyers will pay
for your home.

PROPER MARKETING AND ADVERTISING PLAN WILL
ATTRACT THE BUYERS INTO YOUR HOME
MORE BUYERS = MORE OFFERS = MORE MONEY
