BUILDING MAINTENANCE
MANAGEMENT IN MALAYSIA

INTRODUCTION
  Maintenance management involves obtaining
 maximum benefit from the investment made on the
             maintenance activities
 Maintenance in buildings in Malaysia is increase
                   regardless:-
                  Size       Ownership

                     Type        Location
   The weaknesses in the current procedures are the
               primary problems because:-
   Do not clearly link maintenance needs with building
      performance with respect to the building users
      And building users the one will measure the
       performance of a building with various criteria
      Condition of the building is one of the criteria



 * The research establishes the need for building
maintenance management system that is based on the
   concept of value in the effort to lead toward the
  optimization of building maintenance programme.
 Building are assets, the value will changes in
   accordance with the quality of the maintenance
                    invested in them
 With proper maintenance invested to it, the value
             will improve and vise versa.
  Until now the building have not been effectively
    maintained even with the intervention by the
                      government.

     common regardless of the size and owner of the buildings.

    Noted that many buildings faced maintenance problems that need
    urgent attention in order to preserve them from further deterioration
                                  and decay

     Case study: building of more than 50 schools in Petaling Jaya
        Conclusion: there was lack of adequate maintenance

Conclusion: quality of maintenance invested in the
             building is not effective.

                   Noraziah (2007)
 Major problem faced by the property developers in
   Malaysia was discovered to be poor collection of
maintenance fees, which is the major reason being the
dissatisfaction on the part of users with the condition of
                        buildings.
ASSESSMENT OF MAINTENANCE MANAGEMENT
PROCEDURES
     The growing significance of building maintenance has also
     generated an increasing interest in developing maintenance
        management procedure to improve the performance of
                           building in Malaysia
               All the researcher have concluded that:-

       I.    Fundamental problem is ineffective maintenance
                        management (Ahmad,2006)
        II.   There is need to review, revaluate and reassess
       maintenance policies with serious consideration for safety
                  and security criteria (Mohd Nizar, 1998)
III.   Need for proper maintenance in order to minimize building
                        maintenance (Kayan, 2006)
  IV.    Maintenance management in Malaysia is not conclusive-
            does not take risk factors into account (Zailan,2001)
SUGGESTION: BUILDING MAINTENANCE
MANAGEMENT PERFORMANCE
      Life Cycle Cost for Multi-Storey Housing (LICCOMS)
Researchers from University Technology Malaysia in collaboration with
                 Ministry of Housing and Local Government
  Able to estimate the lifecycle cost of a building as well as predict its
                                   service life
  However, the application for this model can be very expensive and
            it is particularly for private building owners/ users.

           Building Maintenance Management System
         This system should currently practiced in Malaysia
Because of no holistic link between the need of building maintenance
                      and the other client’s or user’s
     It must be simple, dynamic and capable of periodic review
Users (and client-occupiers) must involved to ensure their satisfaction
                             taken into account
Condition-Based Maintenance Policy
Provide a snapshot of the physical condition of the building



 DEFECTS
                               DECAY          COMBINATION

        DETERIORATION
