Introduction
A guest has usually fixed their room spend the moment they walk through your
door.
Successful hotels seeks to maximise the discretionary spending of their customers by
understanding them, and ensuring their products and services actually meet what the
guest will pay for. Understanding these Drivers helps to increase revenue and profits.
In Vietnam, on average, only around 62% of hotel revenue comes from room sales(*).
How much do you get from your guests?

At $9.50 a night, how does this make money?
> Room revenue is only a small part of total revenue.
They understand their target market and their
drivers, and take advantage of these.
> Food and beverages are targeted to the
demographics of their guests. Cheaper, westernised
products, but still at a good quality.
> Merchandise sales. Visible, trendy, affordable and
promoted by staff.

> F&B Promotions are targeted to encourage
spending and encourage outsiders to come and
spend.
> Travel is important – arrangements for onward
travel packages that appear unique and appeal to the
demographic. Not simply generic travel offerings.
> Customer service and upselling – staff are always
mingling with customers “selling” as they interact.

Who are your customers?
Understanding Customers
Price conscious…..
…value conscious…
….service conscious….
At the same hotel, a business traveller staying for 1
week will have a very different set of spending
drivers to a tourist couple buying the cheapest
discount room at the best hotel they can. Regardless
who you think you want your customers to be,
understand who they are.

Who are your customers?
Understanding Customers
> Profile your guests before/when they check-in.
> Provide different opportunities based upon their
needs/likelihood to spend.
> Ask the price conscious if they would like to pay
for a room upgrade at check-in…if they think they are
getting a bargain then they will spend more.
> Business travellers pay for convenience, but expect
more to be included. Opportunities still exist for
upsell.

Traditional Ideas Replaced
International Trends
Breakfasts in Lower Stared Hotels have changed.
> Pre-ordered breakfast packs (pay-as-you-go) from
a fixed menu.
> Removal of dining room, and replace with an all-
day café/bakery near the foyer.
Bars & Cafes in Middle and Upper Starred Hotels
being transformed into cool meeting places. Hip
vibe, and attracting more outside guests. Foyers are
no longer boring waiting areas, but desirable places
to spend time (and money)

Changing Approaches
International Trends
Mini-Bars no longer being provided in-room, but
replaced by a full service mini-mart in the foyer,
providing a much wider range of products. Some
hotels even have a room delivery hotline
Rooftop Bars are fashionable, but they need a
purpose. Having them externally run with revenue-
sharing can result in better focus and attracting a mix
of external and internal customers.

New Ideas
International Trends
Spas and Gift Shops are no longer automatic
inclusions in every hotel. The “do it properly or don’t
do it at all” approach is now more common. Spas, if
retained, are unique with a purpose, and gift shops
replaced with more focussed retail options.

Maximising In-Room Spending
Practical Ideas
Room Service Menus
> Make them less boring – make your menu
attractive, exciting and enticing.
> Focus on some of your best dishes, not just a
collection of every possible dish ever created in
Vietnam. Customers hate too much choice.
> If you have a higher proportion of visitors from a
particular nationality/region, have a specific menu
or section of the menu for them
> Comfort food and promotions work. Use your
desk display stand in the room to promote comfort
food. Impulse spending!

Maximising In-Room Spending
Practical Ideas
Other Ideas
> Differentiate between one-night customers and
long stays. Eg, promote laundry and spa services to
long stays.
> In room services guide/directory. When was the
last time this was reviewed at your hotel? Does it
promote anything? Should be up-to-date and
exciting. People, stuck in a room, will read things if it
looks interesting and up to date. People won’t buy if
they don’t know what you are selling!

Maximising In-Room Spending
Practical Ideas
Promote
> Guests departing tomorrow, then place a survey
(you do undertake satisfaction surveys?) and a
booking form/reminder that you can arrange their
airport transfer.
> Travel generally is (as permitted within legal
restrictions) something that is often undersold at
hotels. Target your travel offerings to your guest
demographics.
> Business centres are dying in the iPad/laptop age,
but quiet rooms/meeting rooms are still needed.
Upsell or package café items in your services.
