PROJECT: Debenhams

Project Value £400k
A store with approximately 104,000sq ft of retail space spread
over three floors; lower ground, ground and first floor. The main
plant deck serving all of these areas is located on car park levels
1 & 2.
The project comprised of replacing the 9 x 140kw R22 refrigerant
heat pumps that served 9 x AHU’s. The AHU’s supplied the ma-
jority of the existing air conditioning and comfort cooling systems
that served the store.
We carried out all associated works such as sprinkler modification
and any necessary building works.
The contract was on a design/build basis and we were responsible
for liaising, when necessary, with the store management, statutory
parties and landlord’s representatives to ensure all necessary
approvals were in place to carry out the works.
All works met with the manufactures technical stipulations.
Overall cooling load to front of house sales areas is no less than
the minimum loading of 135w/m2 with the public restaurant areas
being considered in the range of 175w/m2 to 200w/m2. A full,
detailed design summary was submitted covering all areas for
consideration.
As the heat pumps, which contained the R22 refrigerant, sat on
proprietary steelwork supports on car park level 2 (in a dedicated
Debenhams plant zone) the heat pumps were craned off the
building and new support steels were installed to take the new
inverter Toshiba condenser units.
The AHU’s were in relatively good condition and were overhauled
accordingly as part of the proposed scope of works.
These works comprised of:
• Removing the existing 400Kg R22 DX coils and replacing
them with new R410a bespoke DX coils.
• Deep cleaning and repainting of the main frame work.
• Replacing belts, filters & locking nuts.
• Replacing inverter drives.
• Bearing kits for the fan motors/blades.
• The BEMS controls were updated with local controllers being
installed within the plant room area, as well as a new Toshiba
central controller being installed with the store maintenance
office.
• All power wiring was renewed/upgraded as necessary.
• The AHU’s were rebalanced and handed over all ahead of
schedule.

PROJECT: Debenhams
Lincoln
Project Value £350K
The project involved replacing the existing R22 refrigerant system
used in the majority of the air conditioning and cooling systems
which served the store.
The store is comprised of approximately 75,000 sq ft of retail
space, spread over three floors; ground, first and second, with the
main plant deck on the second floor roof level.
We were required to replace 4 x 350kw packaged AHU’s and
back-of-house R22 VRF & split cassettes.
We performed the duties of principal contractor for the whole R22
replacement project, which included sprinkler modifications and
all necessary other building work. We were also responsible for
liaising, where necessary, with store management, all statutory
parties and landlord’s representatives to ensure all necessary
approvals to work were obtained accordingly.
There were a 4 packaged units located on the main deck second
floor roof level and these serve the retail sales floor zones. Due
to location of the AHU’s, an early morning road closure of Lincoln
High Street had to be carried out. Once we had positioned
Europe’s largest mobile crane, it lifted the 3.5 ton AHU’s weight to
a height of 65m. We also had to organise 7 articulated lorries to
be brought to the city centre to dispose of the existing units and
bring in the new equipment.
The existing units were approximately 17 years old and extreme
care had to be taken while removing the AHU’s, making sure
support straps were positioned correctly, allowing the unit to be
lifted off of the existing steel support without damaging the crane
and the client’s property. All work had to be exercised within a
10hr time period. The tolerances worked to whilst carrying out
these works were less than 100mm.
All relevant control circuits and electrical power wiring were
renewed/upgraded as necessary. A re-balance of our air systems
was carried out on all AHU systems.
Cleaning of duct distribution systems serving the sales floor levels
was completed out of hours.
There was a total of 15 systems located on the roof plant deck.
They all utilised either R410A or R22 refrigerant systems and
served predominantly the back-of-house arears.

“All the equipment was supplied by Huston (UK) Ltd. The
installation contact for all this work was awarded to Protec
Services Ltd against stiff commercial opposition.
Protec then proceeded to work closely with Huston (UK) to
ensure that all the equipment was supplied and install to the
specification, without disruption to the store, to time scale and
to the rigorous quality demanded.
The installation was carried out very professionally extremely
swiftly and to a very high standard of workmanship by
Protec’s team of installation engineers, led by Paul Osborn.
The crane lift was carried out in the early hours of a Sunday
morning by one of Europe’s largest mobile tower cranes, the
road closure was kept to a minimum; this was down to Steve
Macdonald’s meticulous logistical planning.

4. PROJECT: Sutherland
Avenue (Residential)
Installation of comfort cooling into residential refurbishment.
Loveday Construction appointed Protec Services to deliver a
design and installation within their rigid time frame.
The project comprised of installing concealed ducted units into
bespoke built areas whilst ensuring operating capacities were still
achieved.
Installation of Daikin heat pumps equipment into residential
development.
15kw heat pump installed.
Ground floor
2 x concealed ducted nits into trimmed joist and supply air
discharging into front room areas.
First floor
3 x concealed units installed into changing rooms and master
bedroom.
Units installed into cupboard makeup and only discharge grilles
visible.
Second floor
2 x concealed ducted units hidden within the roof makeup
supplying top bedrooms.
All units integrated into house controls.

PROJECT: Upper Belgrave
Street (Residential)
Installation and commissioning of 1 x 30 kw Unico system into
high end flat conversion.
Appointed Air conditioning and controls contractor.
Dale contracts and Ganter appointed us to supply them with a
fully integrated heating cooling and heat recovery solution to this
highly specified show flat.
By using existing American kit and European condensers a high
COP (coefficient of performance) was achieved on site.
System utilised both heat pump and hot water supplies to achieve
optimum space temperatures.
Working with an international interior design team aesthetics are of
very high importance, while still ensuring operational specifics are
attained.
PROJECT: 47 Homefield
Road (Residential)
Protec were the main contractors for this refurbishment
installation.
The residence had only recently been completed but the clients
were unhappy with the constant high temperatures on the upper
floors.
Protec were appointed to rectify this with minimal disturbance or
damage to existing decorations and ceilings.
Work was carried out to install five wall mounts in all upstairs
bedrooms and conceale all pipe and drain routes, including full
redecoration of any building works.
All necessary electrical installation certificates were issued and the
base builder was employed to check installation and guarantees.
6. Project Value: £150k
This project involved replacing the 2 x Toshiba 407C VRFs and 2 x
300kw R22 heat pumps which served the AHU’s that supplied the
sales floor arears within Boots Oracle, Reading.
We were required to decommission the existing Toshiba VRF
system based within the 3rd floor roof plant area, decommission
and remove heat pumps that served the ground and first floor
sales floor. Install 17 new Toshiba heat pumps to AHU’s.
We performed the duties of principal contractor for the whole of
the replacement project which included associated works such
as builders work in connection with the installation and all BMS
works.
We were also responsible for liaising, where necessary, with
the store management and all statutory parties, landlord’s
representatives to ensure all necessary approvals to work were
obtained accordingly.
Heat pumps and Coils were decommissioned and broken down
so they could be manually handed off the roof due to crane
restrictions. Bespoke DX coils were manually lifted to roof plant
room and installed.
Local controls were installed and all power wiring was renewed/
upgraded as necessary.
