Project: Palava City, Dombivli, Thane – A 4000 acre Urban City Development.
Vendor allocation for different Civil, finishing, structural, infrastructure and MEP works
Floating RFP’s, getting vendor quotes and their evaluation, preparing comparative statements, negotiations
and contract finalization. Vendor evaluation in terms of capability, quality, safety, expertise, and manpower
available for awarding different Contract packages. Performance evaluation of existing vendors and
maintaining for future reference.
Single point of contact (SPOC) for Commercial part of the project for processing changes/amendments (CRN)
of work orders and purchase orders, contractual correspondence, resolution of vendor issues and concerns.
Processing CRN’s as per the project requirements ensuring adherence to the budget and ensuring to solve any
issues that may have negative impact on Project schedule and the budget. Coordinating in tender preparations
including GCC and SCC. Critiquing of bill of quantities/specifications, amendment request received from
project team and vendors, variation statements, etc. Coordinating pre-bid and post-bid processes;
drafting/critiquing/ finalization of all contract related documents such as LOIs bank guarantees, indemnities,

2. Monitoring and controlling overall project budget, tracking and analyzing any shortfall in budget for
amendments, preparing and presenting monthly snapshot of project budget to the Project Director and
highlighting and advising on any major forthcoming expenditure in advance. Analyzing budget shortfalls
arising out of amendments and budget supplementation. To arrive at optimistic alternative solutions to
minimize the budget in coordination with the Planning and execution team. Monitoring, managing and

Evaluation of debit notes levied on contractors, discussion with contractors and project team for any disputes
in debit notes and processing the debit notes, conflict management, sub-contract administration, application/

Coordination with Central Procurement Team for issuance of Work Orders, evaluation and settlement of
contractual claims from contractors. Interactions with Projects, Legal, Finance & Accounts, Taxation and
Engineering team.

Responsibilities:
1. Project Planning and Coordination:
Monitoring the Project schedule on MS Project and updating the schedule for weekly progress and mapping the
actual progress in MSP. Monitoring all critical activities and mitigate the critical issues.
Progress review: Preparing the progress review presentations, attending PRM’s, circulating the MoM’s to all
concerned, finalizing agenda for next review meeting.
Preparing yearly cash flows and tracking the monthly cash flows with actual v/s planned (work done) and
communicate shortfall if any.
Preparing and maintaining monthly MIS reports, Corporate BSC, material procurement status, labor reports,
budget reports, etc.
Coordination with Architects, liaising consultant, Contractors, M&S, Facility Management, MEP and other
stakeholders of the project.
Monitoring delay and keeping track of major delays in project, preparing delay analysis reports.
Coordination with M&S and Architects for issuing Completion/Architect Certificates to the Customers for
payment triggers in SAP module.
Keeping a track of budget in SAP and highlight major spill over and budget control. Preparing Budget analysis
and balance CTC.
Updating all classified documents in DMS portal on timely basis.
2. Contracts Management:
Handling Prive Project, Lonavala. A prestigious project of 73 High End Villas Spread across 20 acres
To prepare BOQ for various architectural, civil, structural and infrastructure works.
3. Overseeing all contractual correspondence with all Contractors and Consultants.
Responsible for issuing works orders to Contractors and uploading Work Orders in SAP MM module with a track
& control of budget according to WBS.
Managing, controlling and settling contractual claims, extra items, EOT, delay analysis, etc.
Manage all aspects of contracts including the drafting and sending of RFP’s,getting quotations from vendors,
contractors for various civil and MEP works.
Preparation of detailed comparative statements of quotes received, their analysis, detailed negotiation with
contractors including rate analysis and finalization of contract within budget, quality and safety norms.
To assist senior team members for related works of QS and costing, analyzing proposals, contract agreements and
