Following the success of Phase one,
Phase two of Prospect Quarter offers an
outstanding contemporary collection of stylish
one and two bedroom apartments at Catford
Green. Here you will find harmony between
the beautiful landscaped location of your
modern home and the historical setting of this
diverse district. Catford Green is thoughtfully
placed amongst landscaped courtyards, which
seamlessly open onto the 54 gloriously green
acres of award-winning Ladywell Fields, which
can be enjoyed by foot, bicycle or from your
home.The neighbouring River Ravensbourne
provides the perfect soundscape for
unwinding, marrying both tranquillity and
history in your own piece of paradise away
from the bustle of central London.
This development will regenerate your love
for the natural environment that surrounds
you.With contemporary open communal
spaces between each building and a
re-landscaped riverside, Prospect Quarter
promotes rejuvenation and has been
described by the Mayor of London as a
"fantastic development”. It has also been
called a “prime development in the spotlight”
for 2016 by the London Evening Standard.
Living at Prospect Quarter will remind you
of your love for all things green.

Step out from your apartment into the luscious-green
Ladywell Fields, which was awarded best new public
space in the London Planning Awards 2011. The park
has great facilities for you to enjoy at your leisure, such as
an adventure playground, skate-park, tennis courts,
bowling green and café. It is the prime place for a picnic
or a lovely location to lose yourself in some light reading
during those peaceful summer afternoons. Go green and
walk or cycle the Waterlink Way cycle route that runs
alongside the Ravensbourne River to Greenwich's Cutty
Sark. Here you can enjoy the vast emerald swathes of
Greenwich Park, the beautiful boating lake, flower
garden, and red and tallow deer that roam this former
hunting ground, now home to one of south-east
London’s largest green spaces.
From Prospect Quarter you are close to some of
south-east London’s most popular attractions, such as
the Greenwich Old Royal Naval College and the
Royal Observatory from where you can soak up the
panoramic views across the city. Or take a stroll
through Greenwich’s vibrant market and medieval
town square, sampling the wide range of food or
perusing the handmade products and antiques.
If it’s the leafy streets laced with boutiques,
characterful pubs and art galleries that tickle your
fancy then a little to the west lies DulwichVillage.
Catford is home to several cosy pubs and a variety of
independent restaurants and comfy cafes. Take your
pick from an eclectic choice of local eateries, pubs,
perfect parks and shops in the town itself or dive into
a wealth of riverside arts, festivals, exhibitions and
world-class entertainment at the O2 arena which is
only a 35 minute journey by train.

This area is fast becoming a favoured area for young
professionals, couples and families to settle. It is seen
as a dynamic part of the capital, thanks to its growing
reputation as a cosmopolitan quarter peppered with
rich history.
One of south London's most enchanting visitor attractions,
Eltham Palace fuses medieval architecture with 1930s chic.
Down the road in Forest Hill, the Arts and Crafts -
designed Horniman Museum and Gardens are a joy to
explore.
The nearby Goldsmith's College has cutting edge facilities
and an Art Department that has produced over 20Turner
Prize-winning artists.
The surrounding area of Prospect Quarter also boasts
Fusion Leisure facilities and outdoor activities, making this a
perfect new location sitting in the heart of a well-
connected community with an abundance of history and
leisure facilities at your disposal.
E X P LO R E A N D U N W I N D
Flanked by two railway stations, Catford and Catford
Bridge, your idyllic new home benefits from exceptional
transport links into central London and further afield if you
want to explore.
With London Bridge only 18 minutes, and Canary Wharf
32 minutes by train, you can enjoy a minimal commute to
work and play destinations. Most other major London
stations are also reachable in less than 40 minutes by train,
including St Pancras International and its connections to
the Continent. Lewisham DLR is approximately 5 minutes
by rail, where many bus services provide connections to a
variety of destinations.
If you’re traveling by air, London City Airport can be
reached by car or rail and DLR in just 40 minutes.
If a cycle through the green spaces and well-kept local
parks of Catford appeals to you as an ideal mode of
transport, Catford Green belongs to the London Cycle
Network, including a capital-wide network of cycling routes.

Previous Peabody development Merchants Walk, E3
P E A B O DY
Peabody was founded in 1862 by George Peabody, an
American banker, diplomat and philanthropist with a huge
affection for the city of London.
Now, over 150 years later, we continue to deliver the
unique, quality homes modern city living calls for, owning
and managing over 27,000 homes across the capital.
The profits generated from the sale of our private new
homes are ploughed back into affordable housing to make
London a city of opportunity for all, and also support the
community services we provide.
Peabody is committed to delivering homes that appeal
across the housing market and age ranges, meet people’s
needs and are suitable for the changing circumstances of
life. By designing and building beautiful homes, we believe
Peabody is a powerful force in positive urban regeneration.
We believe homes are far more than just places to live.
Our developments are designed and built to enhance their
surroundings, with the objective of helping create the strong
neighbourhoods and communities that genuinely enhance
your quality of life.
London has been our home for over 150 years.
Make it yours.

Matthew’s
Story
Buying at Phase one of Prospect Quarter
through Shared Ownership meant
Matthew’s dream of living in the area
where he grew up became a reality...
There is no way I would have been able to afford
a property on the open market in Catford.
Shared Ownership is an affordable initiative that has allowed
young local people like myself to get on the London property
ladder in a place that I feel is my home. I now have a financial
plan and can gradually increase the share of my property with
the help of Peabody’s dedicated residential sales team.

  • 22. Previous Peabody development Merchants Walk, E3 P E A B O DY Peabody was founded in 1862 by George Peabody, an American banker, diplomat and philanthropist with a huge affection for the city of London. Now, over 150 years later, we continue to deliver the unique, quality homes modern city living calls for, owning and managing over 27,000 homes across the capital. The profits generated from the sale of our private new homes are ploughed back into affordable housing to make London a city of opportunity for all, and also support the community services we provide. Peabody is committed to delivering homes that appeal across the housing market and age ranges, meet people’s needs and are suitable for the changing circumstances of life. By designing and building beautiful homes, we believe Peabody is a powerful force in positive urban regeneration. We believe homes are far more than just places to live. Our developments are designed and built to enhance their surroundings, with the objective of helping create the strong neighbourhoods and communities that genuinely enhance your quality of life. London has been our home for over 150 years. Make it yours.

Matthew’s Story Buying at Phase one of Prospect Quarter through Shared Ownership meant Matthew’s dream of living in the area where he grew up became a reality... There is no way I would have been able to afford a property on the open market in Catford. Shared Ownership is an affordable initiative that has allowed young local people like myself to get on the London property ladder in a place that I feel is my home. I now have a financial plan and can gradually increase the share of my property with the help of Peabody’s dedicated residential sales team. Matthew Francis
