CoStar	reports	larger-property	weighted	
index	with	gains	as	smaller-property	index	
declines
• CoStar	reported	mixed	results	for	its	two	main	
price	indices.	The	larger-property	(value	
weighted)	index	rose	1.4%	in	February,	while	
the	smaller-property	(equally	weighted)	index	
fell	-0.6%.
• Overall,	the	divergent	results	lead	to	little	
insight	into	trend	changes.	The	increased	
volume	is	generally	a	good	sign	of	overall	
market	health.

Late-cycle	growth	can	persist	for	long	periods	
of	time,	say	real	estate	bankers
• GlobeSt.com	interviewed	bankers	with	PNC	
Real	Estate	about	the	business	cycle.	They	
said	that	the	current	growth	trend	can	persist	
for	longer	periods	of	time,	despite	achieving	
what	many	would	call	a	“peak”.
• The	best	advise	to	investors	at	this	point	of	
the	cycle	is	to	not	take	on	too	much	debt.	If	
capital	structure	is	sound,	investors	will	likely	
experience	long	term	positive	results	if	
acquiring	today.
