- Isnt that what estimating is about…coming in low while making a profit, I hate the low bid process but we are forced to work in that arena since that’s where most of the green roofs are .
- . Trying to estimate more than your strength, can be the problem…experience is the best tool we have, not computers, not estimating programs but experience. This is the new Mercy Hospital on 74When I first started working on this 2.5 acre greenroof, I thought wow this is huge, ordering 10s of 1000s of plants, working in weeks of labor not hours. Then when I stepped onto the project I thought this is historical for me not too many people get to do a 2.5 acre greenroof. Taking an estimate from this to this
- Can be difficult to envision. All the steps and the process.
- So first we are going to talk about why a client might want a green roof.
- The components …this is what your bid is usually compiled of
- You don’t see as many..people get upset with the smell especially schools and medical but it can be bulletproof on concrete
- People will always ask what the R value is and its one of those “it depends” questions how much insulation are they using?
- Commonly 80-20 for extensive 50-50 for intensive, FLL German standard
- if they arent established, there will be trouble.
- Cuttings take less labor time to install than plugs and are less expensive to buy and ship. Should be installed within a couple of days of cutting and should be kept cool til they are used. Their drawback is that they take a lot of watering and time to establish to begin to cover the roof. It doesn’t really have a root system per say to feed it so it has to survive and get its roots into the medium before it can begin growing, so there is that delay time of establishment. But if you are not in a hurry this is a good option.Only half to two-thirds of the cuttings will survive, they are best installed in early spring, when the weather is cool and rainy and conducive to their survival. 100lbs per 1000sf $1.25See the roots? It will die if it doesn’t find a place to land
- So now you know the components heres how they come to you when you are looking at a bid ..in a price book from the manufacturers rep. So you will still need to know how many buckets of product etc So lets take the line 14 adhesive at $297 a 5 gallon bucket lets say the manufacturer says it will cover a 60sf area but you know from experience that it covers 70sf that’s where you have an advantage knowing that manufacturers product and they are all differentSee the pricing good through May 31 so if you have construction delay you are paying 10% more unless you order up front
- Look at warranty price..different for membrane than overburden. So he thinks the roof budget is around 3.25 for this project…Call me if I have missed anything.
- Different manufacturer different product names. Sometimes you have to do a little more figuring on the top there for Garden Drain it comes in 24 sf sheets but at a sf priceSometimes there are mistakes see the root stop seam tape 4’ x 210’ its really 4” makes a big difference doesn’t it if you don’t know the product
- I know one time I asked the electrician where does my electrical come up for irrigation, it started a chain reaction, it was on my drawing but not hisElectrical plan, you need water for plants.
- Heres where I see profit loss…You saw all the components they don’t all go in at once you have to keep them somewhere, lost time working around them or extra crane time not enough room for all your material
- Glazing seems to always be a consideration and sheet metal, other workers see GR as lawn and some don’t understand how it is different….irrigation sod staple…tell about Towne nailing down concrete curb forms
- Know the schedule and flow, know the site and if you have access, count on multiple mobilizations. 200 penetrations unit price them at $120 each as though they are all together, but 60 have to be done after soil is in …extra labor, sometimes the volume of small items can cost you the most when you have to revisit
- I really put a lot of consideration into crane time. Knowing how many hours /days to slate for the crane, know who you are dealing with and the requirements needed. Has my signaler ever worked with this crane guy before? Has the rigger?
- So these are the things I have seen cost extra…
- Rebates in roofing. Understanding what your subs need and what they have…proof of what they have worked on not just their word for itNegotiating a good price for local material/delivery
- It’s a place to take a break, smoke or hide. They don’t understand it some think its just a pain to deal with. But hopefully you have a new appreciation for greenroofs and I can tell you you know more than most now.
