About Us
Born and raised in South Woodford, E18 Richard Morris
began his property career like many in his field, as a junior
negotiator. In 2012 having worked his way up through
the ranks to managerial level running branches in East
London and West Essex and with over a decade property
industry experience behind him, Richard decided to
take the first step to provide what he believes will soon
be a market leading Independent Sales, Letting and
International Agency.
Being independent is the key, we can tailor our service to
suit your needs. We understand that client’s requirements
sometimes change and therefore we aim to be flexible with
the services we offer without compromising on the level of
service we believe a client should receive.
Our aim is to set a bench mark for quality of service
and integrity. We want to provide a first class service
and believe that you the client will not only benefit from
our knowledge and experience of the market but also
our professionalism, attention to detail and our genuine
friendly approach to the client-agent relationship.

3. Marketing:
As detailed in our marketing section your property will be
advertised and marketed via the following;
•	 Local publications
•	 Leading property website portals
•	 Automatic SMS texting
•	 Automatic email updates to all registered applicants
•	 Optional professional photography and ‘’feature
	 property’’ marketing through publications and website
	 portals
•	 Optional aerial photography
•	 Optional 3D floor plans
•	 Social media
•	 Company Blog
4. Viewings:
All viewings where possible are accompanied, thus being
on hand to prospective buyers and making them aware
of your property’s features and benefits. We will always
report useful, constructive feedback.
5. Offers:
All offers are submitted in writing. Many offers are
based on the factors mentioned under point 1; however
prospective buyers own situations may differ; Some may
be chain free, cash purchasers or some may be financed
via a mortgage. Regardless we will discuss all offers with
you and advise on the circumstances surrounding each
potential buyer, enabling you to accept an offer that is in
your best interest at the time.
6. Once an offer is agreed:
Once you have accepted an offer and confirmed solicitors
details we will prepare a memorandum of sale and write
to all parties concerned. Your solicitor will send out draft
contracts to the buyer’s solicitor who will then carry out
preliminary enquiries. It is likely your buyer will require
or request a survey, or at the very least the mortgage
provider will request a valuation.
7. Exchange of contracts:
Exchange takes place once the above information has
been obtained and satisfied with the buyer receiving their
mortgage offer (if applicable). Contracts are signed by
both parties and the deposit (usually 10% of the purchase
price) will be transferred or paid in the form of a banker’s
draft by the buyer’s solicitor to your solicitor. A completion
date will also be set on exchange. Exchange of contracts
is when your sale becomes legally binding for both
parties.
8. Completion:
Completion is the final part of a sale, when your solicitor
confirms funds have been received from the buyer or
buyer’s lender enabling us to release keys.
We are all aware that selling a property can be a stressful
process. We strive to ensure we are on hand every step of
this process, assisting and advising whenever necessary
making your sale as stress free as possible.
We advise on all aspects of a sale from legal matters to
safety regulations. Our network of solicitors and financial
advisors ensure that you are dealing with the best,
making sure your transaction runs smoothly.
Our sales and lettings department run alongside each
other, therefore we can discuss rental possibilities should
you feel letting your home is the best option whilst you
purchase your next property, or to advise prospective
buyers of your properties letting potential.
Below is a step by step guide to selling your home…
1. Valuation:
We look at many factors when valuing a property, be it the
location, condition, recent comparables, current demand
and market conditions. Based on these factors we will
provide an accurate valuation and look to achieve the
maximum figure we feel is possible.
2. Instructing a solicitor:
The successful sale of your property can be reliant on the
instruction of an efficient and experienced solicitor.

•	 Arranging viewings
•	 Finding suitable tenants and vetting them through our 	
	 specialist reference agency to ensure they are financially	
	 in a position to rent your property
•	 Rent guarantee insurance policy (subject to terms
	 and conditions)
•	 Preparation of tenancy agreement
•	 Acting on behalf of landlord regarding arranging tenants
	 move in, this includes signing of contracts and handover
	 of keys
•	 Liaising with landlord and tenant regarding renewals,
	 extensions, rent reviews and the serving of relevant
	 notices
Rent Collection:
This service includes everything listed in our Let Only
service but also:
•	 All matters relating to rent
•	 Setting up of any payments
•	 Collection of rent on behalf of a landlord
•	 Payments of rent to landlords including monthly
	 statements
•	 Annual income and expenditure reports for tax purposes
Management:
This service includes everything listed in our Let Only and
Rent Collection service but also:
•	 First point of contact for tenants regarding maintenance
•	 Arranging any maintenance with landlords prior consent
•	 Arranging a professional inventory, check in & check out
	 inspections (advisable and recommended)
•	 Regular property inspections
