Born and raised in South Woodford, E18 Richard Morris
began his property career like many in his field, as a junior
negotiator. In 2012 having worked his way up through
the ranks to managerial level running branches in East
London and West Essex and with over a decade property
industry experience behind him, Richard decided to
take the first step to provide what he believes will soon
be a market leading Independent Sales, Letting and
International Agency.

4. Viewings:
All viewings where possible are accompanied, thus being
on hand to prospective buyers and making them aware
of your property’s features and benefits. We will always
report useful, constructive feedback.
5. Offers:
All offers are submitted in writing. Many offers are
based on the factors mentioned under point 1; however
prospective buyers own situations may differ; Some may
be chain free, cash purchasers or some may be financed
via a mortgage. Regardless we will discuss all offers with
you and advise on the circumstances surrounding each
potential buyer, enabling you to accept an offer that is in
your best interest at the time.
6. Once an offer is agreed:
Once you have accepted an offer and confirmed solicitors
details we will prepare a memorandum of sale and write
to all parties concerned. Your solicitor will send out draft
contracts to the buyer’s solicitor who will then carry out
preliminary enquiries. It is likely your buyer will require
or request a survey, or at the very least the mortgage
provider will request a valuation.
7. Exchange of contracts:
Exchange takes place once the above information has
been obtained and satisfied with the buyer receiving their
mortgage offer (if applicable). Contracts are signed by
both parties and the deposit (usually 10% of the purchase
price) will be transferred or paid in the form of a banker’s
draft by the buyer’s solicitor to your solicitor. A completion
date will also be set on exchange. Exchange of contracts
is when your sale becomes legally binding for both
parties.
8. Completion:
Completion is the final part of a sale, when your solicitor
confirms funds have been received from the buyer or
buyer’s lender enabling us to release keys.
