World first for commission-free real estate
Commission-free real estate in New Zealand
is root bound and flourishing thanks to Nel-
son born franchise Green Door Commission
Free Real Estate.
With it’s inaugural National Council meeting
for the franchise last month, Green Door has
achieved a world first for commission-free real
estate services and wants to celebrate its suc-
cess with those local businesses that have hel-
ped to build the franchise.
Created to provide a credible alternative to
traditional real estate marketing, Green Door’s
ethical marketing philosophy of control, confi-
dence and clarity is equipping every person with
choice; a prerequisite for living in the 21st cen-
tury.
Green Door is out-there and I’m not just re-
ferring to its colour branding.
This locally pioneered franchise, with head
office located on Vickerman St, Nelson, is estab-
lished in 40 franchise territories nationwide and
is growing.
As much as possible, Jocelyn Thornicroft
along with co founder Peter Hammond, sourced
supplies and labour within the Nelson region
when building up the Green Door franchise.
This included all signage of their vehicles and
printing of cards for every franchise office na-
tionwide.
The only exception was the Green Door
branding and marketing design package; this
was created by Stephen Reid of Wellington.
Stephen recently won a contract with a ma-
jor energy company, edging past the local big
boys.
Each Green Door office is owned locally, by
people who know the area.
They enjoy the strength of national backing
from an organisation built on information and
ethics. Green Door has developed its own code
of pratice, and is proud to have gained member-
ship to the Franchise Association.
Great care is taken to ensure that all obliga-
tions under the various laws that apply to prop-
erty sales are met.
Common statements made to Green Door
franchise owners regarding the traditional sell-
ing method are that people feel a bit ‘ripped off’,
harassed and misled into making a decision.
‘‘While I respect the industry, it is evident
that it (traditional commission-based real es-
tate) promotes a disempowering of people’’ says
Jocelyn.
‘‘We aim to turn that around and empower
people with knowledge and support, whilst ena-
bling them to get the most value for their
home.’’
Enter commission-free real estate and the
Green Door philosophy.
Change your thinking for a better result
Green Door is the real estate industry’s an-
swer to ‘Fresh Up’ - it’s got to be good for you.
They provide a hassle-free, commission-free
real estate marketing service designed to engage
the seller toward maximising profits on their
most valued possession - the home.
They work in very much the same way as
most real estate companies by providing a com-
plete marketing portfolio and service - they just
do it differently.
Under the Green Door marketing, service
and support umbrella - its you who decides the
what, why, when and how of buying and selling
your property. What better salesperson to have
on your side?
In an age where ‘being your own boss’ has
emerged as a healthy alternative for balanced
living, selling your home privately makes sense;
no-one knows your property’s good points bet-
ter, no-one will make it shine like you, and no-
one will be more keen to get the price you want
for it.
Selling privately may seem like a lot of hard
work but let’s face it, when you sell with an
agent you’re the one who gets the house ready,
sets a price and the advertising budget, has the
final say in negotiations, accepts the final price
and signs the forms.
It makes sense to line your own pocket for
that work rather than an agent’s.
While Jocelyn says there is always a place for
commission based services, she adds: ‘‘A great
deal of New Zealanders work on improving their
home to get capital gain.
For many, the home is their largest and most
valued asset.
They may replant the garden, build a fence,
paint interior walls even add whole extensions;
all things that improve the sale of property.
‘‘In reality, is it a good choice to give away
the cream of your investment to a complete
stranger who in effect is receiving the value of
that persons capital gain although they haven’t
done any of the hard work?’’
Looking to the future
Existing initiatives for property-selling Green
Door clients include Key Finance three months
payment free property marketing.
With Green Door Key Finance you won’t
need to pay a cent for your upfront marketing
cost for three months.
The benefits of Key Finance have the poten-
tial to help you increase the value of your home
without borrowing excessively through your
bank, saving you heaps in interest and early re-
payment fees; visit your local Green Door fran-
chise owner for more information.
Future projects include the introduction of
virtual kiosks or POD’s - point of decision
stands - into selected malls around the country.
Our own Richmond Mall has a POD which
will expose Green Door client’s homes to high
volume foot traffic.
They will be administered during Mall hours
and will incorporate the latest technology in-
cluding LCD screens.
