2. OVERHEAD VIEW
• The neighborhood will use a redesign of an “8” graphic pattern, which uses as
little space as possible on roads.
• A section of the road is made from bricks to function as a space for both cars
and pedestrians.
• The neighborhood tree is also left intact through the design, and is incorporated
into the atmosphere.
3. Entrance View
• Residents are greeted by a beautiful view as they drive in, with
palm trees dotting the sides of the first lake as they make their
way to their homes.
• The new design demonstrates an entrance in which previously,
the neighborhood had lacked.
4. Townhome Area
• The townhome section is located in the back of the complex.
• This is to facilitate the need to pull out onto the street from
their driveways.
• It makes it easier to cross the road on foot.
5. Amenities
• The amenities are located in the center of the neighborhood,
• They will include pool, tennis court, recreational center, a boathouse and a storage.
• This allows the residents who live on the opposite end to walk no more than a five
minute to the pool.
• The complete sidewalk system allows residents to move safely from one end of the
neighborhood to the other.
6. Riverside Apartments
• The more economy dwellings are mainly found alongside the
pond for ease of access to greenspace.
• Others are located directly across from the community center
to support as many people as possible without the use of a car.
7. Features
Wooden Benches
and Tables
• Benches and tables will be made from wood to reflect more
surface that comes from the sun.
• Strategic placement of shady trees will help to reduce
ambient heat in the New River Cove District.
8. Features
Lamps and Dock
• Classic street lamps, between 8-10 feet tall
• The dock will remain parallel to the seawall in order to host
many boats.
9. Features
Permeable Sidewalks
• Permeable and heat reflecting sidewalks are used to reduce heat and
mitigate storm waters.
• Conventional road is used in most parts of the neighborhood so
pedestrians can see a clear difference between it and sidewalks.
• The third picture shows a good example of the look of the surroundings
in the apartment complex.
10. Features
Trees
• Palm trees will be used as emphasis, on the outlook of the entrance vista.
• Trees like Little Leaf and London Plane will be used as filler, to keep green spaces interesting and provide shade
to the surroundings.
