Step 1: Home Staging
First Impressions are everything and you only get one chance to make a good one!
Have you noticed that brand new homes seem to sell no matter the market? That's because
builders create beautiful model homes with strong visual and emotional appeal. Buyers are
drawn to these fresh, well-decorated and well-maintained homes. The goal is to present your
home at its very best in order to sell quickly and for the highest price. (See the Guide to

Remember, the first “showing” of your home will likely be on-line so photographs mean
everything! The National Association of Realtors stated in a 2010 study that 84% of homebuy-
ers said that photos and detailed property descriptions are the most important feature when

which to skip – If you can’t get them in the house then you can’t sell the house… In this case,

Staging: Preparing a Home for the Market
Without furniture or décor, the focal points of a home typically become the light fixtures, paint col-
ors, flooring, kitchens, and baths. With your first showing online, the photos are key to getting buy-
ers to go physically look at your home, and hopefully write an offer. Below are a few tips to help pre-
pare a vacant home to show its best and get the best possible price when selling.
Inside:
• Update light fixtures. Especially entry, dining and bathroom lighting. When replacing the
lighting, choosing consistent finishes such as all brushed nickel or all oil rubbed bronze will create
an updated and cohesive look.
• Neutral interior paint. Without your personal furniture or décor, taste specific colors and nail
holes left from pictures can make a home look dated and weathered. If it’s in your budget to do so,
a fresh coat of interior paint throughout a home creates a fresh, clean look.
• Replace old carpet. A stock neutral colored carpet is a cost-effective update for any home. Even
if it’s not something the new buyer would necessarily choose ( in comparison to maybe tile or
wood floors) having new carpet already installed creates a clean, new look and can help avoid buy-
ers potentially making an offer based on what they think it would cost to update floors to their lik-
ing.
• Polish or buff solid surface counter tops. This will make your kitchen shine.
• Update kitchen hardware, or even add kitchen hardware if currently not installed.
Another cost-effective, easy update.
• Matching kitchen appliances. Having mismatched appliances can make a kitchen look dated,
if it is in your budget to do so- purchasing an appliance package can make a huge difference in a
kitchen. Or if the current refrigerator is dated or old place into the garage. A fridge is not required
to sell a home.
• New caulk in kitchen and baths. A common maintenance item that is overlooked, but can
clean up a kitchen or bath and help make the space look fresh and well taken care of.
• Professional deep clean before photos and showings begin. A clean home will always
show better!
• Outside:
• Pressure wash home, driveway, fence, and/or lanai. An easy way to help with curb appeal.
• Fresh mulch in flower beds.
• Pool service ( if applicable). If you have a pool, this will be a HUGE selling feature. A clean
pool is a must.
• Windows cleaned.
• Freshly painted front door. No matter the color, a freshly painted front door is a great first
impression when a buyer comes to look at your home. (New or Clean door hardware is an added
bonus!)

ing price, the buyer will set the sales price. If you price your
home too high, you’ll miss out on potential buyers. Pricing your
property at fair market value from the start will generate the
most activity from real estate agents and home buyers. The price
must attract enough attention to result in showings and offers.
