I. Overview
Ira Levine, Esq. practices in the areas of real estate litigation, real estate and commercial
transactions, and commercial litigation.
Mr. Levine has extensive experience in litigation, including real estate, landlord-tenant,
and commercial disputes. He has tried cases to verdict, and has argued appeals in the Appellate
Division of the Supreme Court, and the United States Court of Appeals for the Second Circuit.
He is outside counsel to two major title insurance company and has been represented several
major liability insurance companies in the State of New York.
Mr. Levine represents sellers and purchasers in commercial and residential real estate
transactions on Long Island, in New York City, and in upstate New York. The transactions
include sales, purchases, financings, and other conveyances of warehouses, office buildings,
factory and loft space, restaurant premises, and mixed-use commercial/residential property. His
clients include commercial landlords in lease transactions, including for multi-tenant commercial
office space, storefront space, warehouse and industrial space, and mixed-use buildings. He has
also represented a diverse range of commercial tenants.
II. Litigation Experience
• Real Estate Litigation and Landlord-Tenant Litigation
Mr. Levine is counsel to Old Republic National Title Insurance Company, and Title
Resources Guaranty Company. He has represented Fidelity National Title Insurance Company,
Chicago Title Insurance Company, and Commonwealth Land Title Insurance Company. He has
been designated as counsel for insureds, and has represented title companies in recoupment and
subrogation actions to recover funds from third parties after claims under policies of title
insurance have been paid.
Mr. Levine has represented institutional lenders, such as Aurora Bank, FSB, and private
lenders in the foreclosure of mortgages, and enforcement of mechanic’s liens through the sale,
surplus money proceedings, and proceedings for deficiency judgments. Mr. Levine has
successfully litigated to verdict in diverse matters that affect title to real property such as actions
to quiet title, and actions to reform instruments.
Mr. Levine also represents commercial and residential landlords in summary proceedings
and Yellowstone Injunctions.

Mr. Levine has tried cases in the Supreme Court of the State of New York and in the
Federal Courts in New York.
• Commercial Litigation
Mr. Levine has represented business entities and individual directors of public companies
in insurance company disputes, partnership and shareholder disputes, construction litigation, and
commercial contract disputes. He has represented creditors in bankruptcy proceedings, and
proceedings under the Debtor & Creditor Law.
• Tort Actions
Mr. Levine has represented parties in legal malpractice actions, and has acted as trial
counsel for defendants in tort actions in which he has taken cases to verdict.
• Appellate Practice
Mr. Levine has briefed and argued appeals in the United States Court of Appeals for the
Second Circuit, the New York State Court of Appeals, and the Appellate Division of the
Supreme Court.

III. Real Estate Transactions and Commercial Transactions
• Commercial Leasing
Mr. Levine has drafted more than five hundred leases on behalf of its commercial clients,
for such diverse uses as multi-tenant commercial office space, storefront space, warehouse and
industrial space, and mixed-use buildings.
• Mortgages and Purchase-Money Financing
Mr. Levine represented Aurora Bank, FSB in commercial mortgage transactions and
closings, and NY Commercial Bank f/k/a AmTrust Bank in residential mortgage transactions.
He has prepared assignments of mortgages, CEMAs, gap notes and mortgages. He also
represents private lenders and borrowers in commercial and residential mortgage transactions.
• Purchases of Commercial Property
Mr. Levine represented purchasers in the following commercial real estate transactions:
o 5,000 square foot warehouse building in Maspeth, Queens (with SBA 504
financing);

o 10,000 square foot property in Maspeth, Queens (office and land) (with
SBA 504 financing);
o 10,000 square foot factory and loft in Long Island City, New York;
o 15,000 square-foot office building in Nassau County, New York;
o 35,500 square-foot industrial building in Suffolk County; purchaser
obtained mortgage financing through a major insurance company;
o Several parcels of land at the Enterprise Park at Calverton (EPCAL);
o 73,000 square-foot office building at EPCAL;
o Multiple dwellings in Corona, Queens;
o Commercial properties in Hudson (Columbia County), New York.
• Sales of Commercial Property
Some of the transactions in which Mr. Levine represented sellers in commercial real
estate transactions:
o Commercial property located on Route 110 in Farmingdale, New York;
o Mixed-use commercial/residential property in Soho, Manhattan;
o Commercial property in West Babylon, New York;
• Cooperative, Condominium, and Residential Closings
Mr. Levine has represented clients in more than five hundred (500) real estate,
cooperative and condominium closings on behalf of cooperative boards, sellers, and purchasers.
• Commercial Transactions.
Mr. Levine has negotiated and closed transactions involving the purchase and sale of
partnerships, limited liability companies, and corporations in diverse business areas such as
medical practices, and manufacturing businesses, and insurance brokers.
