9. THE RESIDENCES
The 26 exclusive residences in Spatia Comporta Country Residences offer a contemporary approach to the
traditional living of the region. The ample spaces, high ceilings, rustic materials worked in a modern way, the
relation between interior and exterior are some of its characteristics. The different areas of the houses are linked
together by corridors with glass and sand reinforcing the connection between interior and exterior.
This strong link with the surrounding pine forest and a distanced implementation among the residences reinforce
the purpose of privacy and tranquility of the whole project design.

43. The owners can join our Rental Program for Residences and Suites. There is 3 rental programs available:
LUCRUM: the Unit is available to the rental pool, except when occupied by the Owner for a maximum of 7
days
VACATION: The Unit is available to the rental pool except when occupied by the Owner for a maximum of 12
weeks
VIVIUM - he Unit is available to the rental pool except when occupied by the Owner for a maximum of 51
weeks
The duration for the LUCRUM Program is 20 years renewable.
The duration for the VACATION and VIVIUM Program is 5 years with option to renew or change.

44. “Peak Season” shall mean, collectively:
Period “A” – the two (2) week period including the Christmas holiday and New Years Day
Period “B” – the one (1) week period in February coinciding with school holidays in the Resort’s target
markets
Period “C” – the two (2) week period including the week of the Easter holiday and the preceding week
Period “D” – the three (3) month period from June 15th to September 15th

45. The Owner will be permitted to occupy either their owned Tourist Unit (or a substantially comparable
Tourist Unit) for a maximum of 7 days, per calendar year provided that
(i) a Unit may only be reserved by the Owner in 7 day increments,
The Parties agree that the specific dates for each of Period A, Period B, Period C and Period D for each
calendar year shall be determined by the Management Personnel and communicated to Owner on or before
January 1 of the preceding calendar year (for example, the Management Personnel would notify Owner of
the specific “Peak Period” dates for the calendar year 2020 on or before January 1, 2019).
Owner shall notify the Management Personnel of each third party owner’s reserved dates of occupancy for
each calendar year no later than September 31st of the preceding calendar year (for example, Owner would
notify the Management Personnel of the owner’s reserved dates of occupancy for the calendar year 2020 on
or before September 31, 2019).
The Owner of a Unit may only occupy a Unit for time periods in excess of those set forth above, subject to
availability and on a “first come, first serve” basis.x

46. The Owner will be permitted to occupy either their owned Tourist Unit for a maximum of 84 days, or 12
weeks, per calendar year provided that:
(i) no more than 28 days of occupancy per calendar year may fall in the “Peak Season,”
(ii) a Unit may only be reserved by the Owner in 7 day increments in the “Peak season”
(iii) the Owner can not occupy a Tourist Unit in excess of 14 consecutive days in the Period D
The Parties agree that the specific dates for each of Period A, Period B, Period C and Period D for each calendar
year shall be determined by the Management Personnel and communicated to Owner on or before January 1 of the
preceding calendar year (for example, the Management Personnel would notify Owner of the specific “Peak Period”
dates for the calendar year 2020 on or before January 1, 2019).

47. For the units in the Lifestyle Program the Owner will be permitted to occupy their owned Unit for a
maximum of 351 days, or twelve (51) weeks, per calendar year provided that
(i) the Owner can not occupy a Tourist Unit in excess of 85 days in the Period D
Owner shall notify the Management Personnel of each third party owner’s reserved dates of occupancy for
each calendar year no later than September 31st of the preceding calendar year (for example, Owner would
notify the Management Personnel of the owner’s reserved dates of occupancy for the calendar year 2020 on
or before September 31, 2019).
The Owner of a Unit may only occupy a Unit for time periods in excess of those set forth above, subject to
