What it does:

2. How to use ADM as a Realtor
Use the Realtor cover letter
Pull listings off of the MLS and find properties and submit offers to those
properties to line up showings for clients.
Same process for investors. Only difference is sending them a broader range
offers.
Getting Started:
Use same e-mail address you received your “Welcome to the team” email at
Choose Subscription level
Each Contract that goes out counts for one of your monthly contracts
o Sending out follow up messages counts as contracts as well
Ex: Sending 100 contracts with 5 follow-up messages
counts as 500 contracts

Import Properties
Selecting a File
o Import a list of properties from a CSV (comma
separated values) file and add them to a
campaign to send OR download property
records in the Pocket Real Estate format from
the MLS
Find Export Files or Export Records link
inside MLS
On Export Screen, select Pocket RE file
type and download onto your computer
Convert to .CSV if needed.
o Save as CSV on excel
o Click the Browse button to select file
o Make sure to select a .CSV fie
Matching Fields
o Seven required fields to send a MLS Contract and
a required Communication Field such as email
address, agent fax, and agent office fax.
o Source Field List
Column Headers within your file on your
computer
o Destination Field List
Represents locations that inside the
database that you will be importing to
3. o Click Add Field Match once you have selected an
item in the source field list and matched it to the
Destination Field list.
Saving a Match List
o Once all fields are matched, save your matches so
don’t have to match them up in the future.
o Type a [Match Name] for the matched fields so
you can remember which type of files to apply
your matches to in the future.
Next time you need to import files, click
on the drop-down and select the name of
your list and then click Load.
County and Import Name
o County name represents the county that the
property is located in.
o Import Name represents the name of the import,
not the campaign
Schedule Now or View and Edit
o Schedule/Send Offer Mailing
Take you directly to the mail out screen
so you can schedule and send right now.
Ideal for smaller batches of files
o View and Edit Properties
Importing files that you want to schedule
to go out later
Ideal for uploading a large amount of
properties and you want to send
contracts on specific targeted areas.
Scheduling Campaigns
o Select a name for your campaign
o Schedule time that campaign will be released
o Select Cover Letter that you want to send
o Select the specific contract that you want to send.
Preview link on side allows you to view
the Cover letter/contract
o Attach documents you wan to add to your
contract such as addendum, clauses or varies
add-ons that you want to add your campaign.
o Choose the number follow-ups you want to send
for a specific campaign.
o Select a specific agent that will handle the
particular offer.
o Type in how much of the Listed Price you wish
to offer.
4. o Select the number of follow-ups you want to
send.

o When sending follow-up offers, you can
automatically alter the contract price by a pre-
determined percentage.
View Properties
Search all properties you have uploaded to the system
o Also search by Import Name and County
o Click on the blue address link to open the
property file.
If you have a current campaign running,
the offer price and date will show up as
your latest offer.
After clicking on the blue link you will see
full details of the selected property
Add info to the property
o Stop sending future offers on that property by
clicking Stop Sending Offers checkbox use
when you have received offer on that property
Adding Properties
Add a single property
Directly send a contract or save the file for a future
campaign
View Campaigns
Pause puts campaign on hold
Resume puts any campaign back into action
Delete removes any checked campaign, doesn’t delete
properties from database
Clicking on campaign name, will show campaign details
User Settings
Buyer Company Name: What goes on the contract as
who is purchasing the property
Send Per Day: Amount of Contracts that you will send
per day. Setting this number establishes a default for all
of your campaigns. You can change the setting when
scheduling each individual campaign.
Days of the week to send: By default, days of the week
are set to 7 per week. Deselect any days that you don’t
want to send out contracts. System will send on the next
approved day.
Broker Information: Enter info about broker you are
working with. If sending contracts yourself, enter your
own info. Broker e-mail is the “From”
5. Title and Escrow Company: Enter your own choice of
title and escrow company in here by default
Escrow Amount: Amount of money that you are willing
to allocate as an escrow deposit for each property that
you are placing a deposit on
Offer listing Percentage: How much you are willing to
offer. Establishes how low your offers are going to be.
This percentage is based on the asking price of the
property followed your offer amount.
Cover Letter Percentages: Each of these numbers is a
representation of annual/yearly numbers. Experiment
with numbers in your market. Try sending yourself a
few contracts to see what the results.
Financing Clause: Not obtaining a mortgage on the
property not including a mortgage contingency on
your contract.
Special Clauses: Where you tell the sellers what you
are willing to accept in a property they are selling
Contract Attachments, Buyer Signature File, Buyer
Agent Signature: Important if you want to send out a
Proof of Funds and addendum with your offers. Can
upload signature to fit in the contracts.
