COMPARATIVE MARKET ANALYSIS
A Comparative Market Analysis (CMA) is the strongest tool available for estimating
your home’s potential market value. As a member of the Board of REALTORS with
access to the Multiple Listing Service (MLS), we are able to develop an analysis of
comparable homes in a specific area. Using the research findings, we are able to
determine realistic property pricing.
The CMA takes into consideration:
• Active Listings –– Properties that are currently competing with yours for buyers
attention. While we are able to review comparable asking prices, these homes
have not received an acceptable offer.
• Under Contract –– Homes that have received and accepted an offer, are a strong
indicator of realistic market pricing.
• Sold –– Prices paid for recently sold homes
provides the best foundation in determining
your home's most accurate market value.
Once adjustments are made for square
footage and features, we are able to make a
qualified asking price recommendation.
• Expired –– Homes that have gone through
the duration of a listing period, but failed to
sell. There are a variety of possible
contributing factors –– ineffective marketing,
the home’s condition, or that the property
was priced too high.
