STAMP & NOTE COLUMN
HEALTH & SAFETY:
Principal contractor to make adequate provision for health & safety measures
for the duration of the construction process. Principal contractor to comply
with the health & safety act (Act 85 of 1993) and Construction Regulations
G.N.R. 1010 of July 2003. Principal contractor to provide client with health &
safety plan before construction work begins
CONTRACTORS AND SUB-CONTRACTORS:
Contractors and sub-contractors are to check all dimensions and levels on the
building site before commencing work. Figured dimensions to be taken in
preference to scaled measurements and large scale details supersede small
scale drawings
Contractor to allow for movement joints in floor slabs & walls where deamed
necessary to SABS standards. Joints to be sealed with "jointex"
The contractor must establish the positions of boundary pegs, existing
structures & obstructions before any work commences
All materials etc. to be fitted in strict accordance with manufacturer's
specifications
All specifications etc. to be in accordance with model preambles for trades as
published by the association of South-African Quantity Surveyors
All work to be done in accordance with the National Building Regulations
(South African Code Of Practice) and Building Standards Act, Act SABS
0400-1990. This drawing is protected by the copyright act No 63 of 1965,and
may not be used without permission of the designer
Light and ventilation to comply with sabs 0400 and national building
regulations. To all rooms exceeds 10 % of floor area with min. 10 % of floor
area with min. 50 % openable
All structural work to conform with NHBRC regulations
All structural work to engineers specification
SUB STRUCTURE:
Any excavation for any foundation must be done untill stable natural ground is
reached and not in filled ground
All foundations are to be casted in size as shown, consisting of 1 part
portland cement, 4 parts fine aggregate and 6 parts 19mm coarse aggregate
(unless differently specified by engineer) - 25 MPa.
Where new internal walls are built, floorslab to be thickened to 600 x 300mm
Floor finish as per plan on 25mm cement screed on 100mm concrete on 250 micron
dpc on 50mm sand bed on well compacted fill (150mm at a time)
Remove existing flooring where shown and supply and fit new tiles to clients
specification
Where new work is done on existing, finishing to be made good as to match
existing dwelling
Drainage with in driveways, parking areas or under buildings to be adequately
protected. See detail
SUPER STRUCTURE:
Provide floor skirtings and cornices to clients specification
Internal walls are to be built with well-built 110mm clay bricks and dagha,
consisting of 1 part Portland cement, 0,8 parts builders lime and 6 parts
clean building sand. Provide reinforced brick beams over all door and window
openings, with brickforce to every third brick-coarse. Provide steel butterfly
wallties which complies to SABS 28, at 900mm horisontal and 450mm vertical
c/c, to all cavity walls. External-Stretcher courses to have a recessed joint
between brickwork for plaster key
Precast concrete lintols built over door and window openings must be build in
as per specification of the manufacturer or to engineers specification if
applicable with a min. overlap of 250mm both sides.
Reinforced brick lintols:
Opening to 1000mm - 1 course reinforcing
Opening 1000-2000mm - 2 courses reinforcing
Opening 2100-3000mm - 4 courses reinforcing
Opening 3100-3900mm - 5 courses reinforcing
Opening 3900-5100mm - 6 courses reinforcing
Built in Cupboards to clients specification
BATHROOM FITTINGS TO
CLIENTS SPECIFICATION
All electrical wires in walls, floors and ceilings to run in SABS approved
conduits. Installation to be done under Architects supervision
Glazing in excess of 1 square meter or less than 500mm above finished floor
level to be safety glass
All new water pipes to be lagged into walls. Water pipes to have insulation with minimum
R-value of 1.
Install new aluminum windows and doors to sizes shown on plan.
Windows and doors to recieve epoxy coated finish to clients secification.
ROOF STRUCTURE:
Repair ceiling where new work is done. 6.4mm Rhinoboard ceiling flush nailed
to battens. Cornices to match existing
All paved areas to be laid to fall away from buildings
All drainage to comply with sabs 0400 and national building regulations
All sanitaryware must be supplied with 75mm S-trap. Supply rodding eyes at
BOUNDARY WALLS:
Existing vibrecrete wall to be heightened to 2400mm above EGL where shown on plan.
Construct new 2200mm high boundary wall with 390x390mm columns at max. 3270mm c/c.
Expansion joints to each column. Galvanized steel palisade fence to be manufactured and
installed by specialist.
Engineer to inspect and comment on new full paneled wall construction.
All engineers details and specifications will be submitted before any building.

New garage to be built with 14Mpa M190 concrete block to manufacturer.
Engineer to specify reinforcing of walls for new concrete roofing.
New concrete roofing to engineers specification and detail.
Existing roof tiles and battens to be removed.
Install 20mm shutter board flush nailed to existing rafters
for 1m distance from external facade. Specialist to install torch on waterproofing to
shutter board. Battens to be re-installed. Bitumen sealent to be applied to fixed battens.
Last batten to be replaced by 75 X 50mm purlin. Purlin to recieve
water proofing to deny access to roof structure for any storm water.
Roof tiles to be re-istalled with care.
ANY PERCEIVED INDISTINCTNESS OR CONTRADICTION IN THE DOCUMENTS
MUST IMMEDIATELY BE CLEARED WITH THE ARCHITECT
