as the standard Asset Information.

 Created a web browser “freedom” style version – therefore
Full license not required for the client’s FM Team.

 Fully integrated Model and online Document Park system
 FM Team can now utilise the model to review their planned
works prior to leaving the office.
 Valuable man hours will be saved by utilising the BIM
Simply click in the model to be taken to
that particular Asset information in the

  1. Welcome – RBGood Morning all, I hope last nights BIM beers haven’t clouded your heads too much this morning. Welcome to our seminar class on the story of BIM from design to use from our 29-37 Davies St project.

For those of you that don’t know me, my name is Richard BaglowI am London Regional Director for Ibsecad and also head up the Business Development department focusing on BIM and R&D within the company. I joined Ibsecad in the year 2000 after graduating from Brunel University as a Mechanical Engineer; I’ve helped implement our 3D capabilities over the years and with the industry shift have been enhancing our own BIM processes and solutions that we offer our clients.RHJ

  6. Ibsecad were established in 1996; our head office is in London and we also have offices in Leeds, New York and Brisbane. We are BIM specialists and co-ordination experts. We have over 17 years experience in the construction industry, completing over 2000 projects in that time. Obviously NOT all BIM projects but at least 80% involved BIM Level 1, 2 & 3 activities. We now primarily work for Main contractors having previously been appointed with the MEP sub contractor; I’d say ownership of the BIM has influenced this change – We also cater for MEP consultants and more recently direct for the Client themselves in a BIM manager role.We offer the big 5 BIM solutions – management; authoring; sequencing; scheduling & lifecycle. Our mission statement is our main focus – bringing design and people together BIM is about the people as much as it is about the process – the right people deliver the right solution and building on those relationships is one of the biggest industry challenges.

  12. RHJRB – NTERJECTThe “start early” process is something we have been delivering on projects (when possible) since circa 2004. By implementing the right amount of model detail at the right time, we have delivered time & cost savings to our clients on major projects.

  18. RHJRBI’m going to take you through this process in a bit more detail focusing back on the objectives, aspirations and benefits that were delivered up to the soft handover to FM.
  19. Well as you saw in the previous graphics, Ibsecad were appointed as BIM managers and MEP Authors for Davies Street in 2011.HOK and Ramboll had already produced their own 3D models and MTT had delivered a 2D design to suit their scope of appointment. This was not a Level 2 project.However based on our previous experience and discussions early on with SRM we were certainly ticking a number of boxes in the BIM syllabus which I hope to cover in further detail now.Here you can see one of our model renders in the basement plantroom and its comparative installation photo. I’d say that’s pretty close…
  20. So if we can just recap on the objectives that Rebecca previously raised.   21. We have over 17 years experience in the Construction Industry; the rules and processes we have delivered through Davies St are nothing new. Previously before PAS1192-2 was issued; Ibsecad used to adopt its own Golden Rules document – in essence it was a short form BIM Execution Plan.Not only containing the blueprints for co-ordinating the MEP services it also contained key requirements for the Architecture, Structure and FM requirements.
  22. I can put up countless images of clash resolutions or design issues that were resolved in the co-ordination process. But you will have seen all this before.The key driver for the solutions was “collaboration” It’s the biggest message for any BIM process or solution that needs to happen on any project. We had an extremely proactive design team that embraced the 3D workshops and helped drive those solutions; thus reducing the need for an excessive amount of RFI’s Typical examples
  23. If I was to take one key item from the Model development with the design team then it would be the challenge around the WC Cores.Highlighted as a concern with SRM, HOK & MTT at one of the BIM workshops.Each CAT A Floor contained a Heat Exchanger Supply and Extract system, this was located in the WC Cores.When reviewed in the workshop, In order to carry out maintenance or to replace the unit a problem arose…
  24. The Supply Fan, Attenuators & Heat Exchanger were positioned directly above the WC Cubicles.The WC Cubicles were finished flush with the ceiling level. Although an accessible ceiling had proposed by HOK. In order to remove the equipment or carry out maintenance, complete cubicle removal would be required…
  25. Several solutions were tested and presented in the model and workshops. The Design team were consulted at the following collaborative workshops.Heat Exchanger and Attenuators were reviewed and re-selected to aid the final solution.Final solution reached to suit MTT, HOK & FM team.
  26. This is just one example where BIM was used to make a decision and enable the design process

  28. With regards to the Constructability aspect of the project; services were fully co-ordinated with all aspects of the building fabric – we had a particular focus on;LintelsWindpostsCeiling zone build up thicknessSite tolerancesWe also reviewed the site logistics; scenarios were reviewed with SRM and the design team. This was not a fancy sequencing tool – this was a working “real” de-risking processIn particular the Crane location vs services installation; a primary containment route was diverted to ensure “power on” date wouldn’t be affected by the crane removal date.
  29. Similar to the diverting of services to suit the crane dates. Picking one particular commissioning exampleThe plant installation/removal hatch was fully co-ordinated into the model to ensure full installation and “no gaps” were left which could affect future commissioning towards the end of the project.Elaborate more on this
  30. One example – SRM have a big drive from a safety perspectiveA primary concern during CDM sign off and a lesson learnt from previous projects was future Rodding Eye access. Whilst this was primarily considered and QA’d during our co-ordination, there was an obvious benefit to demonstrate this before installation. Criteria included;Clear Access from below through ceiling?Sufficient access when above the ceiling?RE not compromised by wall, steel or mep service?
  31. Having a model in advance of Installation was always going to be a benefit. Areas were assessed with Gratte Brothers prior to install and any difficulties out in the field were snagged and reviewed in the model to ensure the install was meeting the original co-ordinated intent.
  32. You’ll have to excuse me for using Lyle but I didn’t have a photo of Otto; who is head of FM at Davies Street. Who was involved EARLYIn order to understand the FM teams requirement and Grosvenor’s brief a number of Workshops were held which included Createmaster who were prepared to fully embrace the collaborative process and incorporate the model into their current FM solution. I’ll cover this in more detail shortly.
  33. Did we have a real BIM process being delivered?Excuse the use of a “standard BIM graphic” – but its very true of the state of the nation.Davies St was a welcome change from the norm. We see too many projects where a model has been completed by the design team right through to Stage D or E yet is riddled with errors and therefore…we start again.A smooth curve can be achieved by bringing construction experience forward in the process.
  34. I’ve included a selection of images from the model to demonstrate what the team produced.It was by no means the most complicated project but has been one of the smoothest projects we have worked through. The novation to Gratte Brothers to complete the Installation drawings with procured equipment typified this smooth process. Drawings were issued within two weeks and Gratte Brothers were installing two weeks after that.And so now to the benefits; we understand that each stakeholder gained a benefit from the early adoption, they could finalise and complete their tender information with 100% confidence that it worked. I have highlighted some of the key benefits that have been discussed in our project “lessons learnt” session with SRM.

So what main benefit did the client gain; aside from the fact we kept the project transparent he was able to visualise his building during the BIM workshops.Particular interest on the high finish Reception spaces and WC Cores where access is normally limited. Secondly, integration of his existing FM solution with the 3D model; this was a pilot exercise and the feedback we will receive will go some way to shaping the future of his FM requirements.
  36. The Architectural team had already produced their model, we were able to assist them in finalising their information at tender stage by providing a co-ordinated solution that otherwise may have occurred much later in the process. Additional Access panels and Bulkheads are always a headache for Architects as well as the Main contractor. Being able to drive these out of the design and ensure any accessible equipment was achieved via provided access points was a key benefit in keeping the high standard architectural finish.
  37. Similarly to the Architectural team, Ramboll had already produced their model, we were again able to assist them in finalising their information. This time eradicating un-planned Builderswork in concrete was the primary objective which was achieved. To avoid expensive core drilling on site which could also add delay to the project was high on the agenda for SRM. Also being able to fully co-ordinate the MEP with the steelwork design model before releasing the Trade contractors to produce their fabrication model meant steelwork could be finalised and fabricated to meet programme early.
  38. We were effectively an extension to the MEP consultant’s information delivery. MTT were nothing but positive in this approach and were able to fully visualise their design, collaborate on the solutions and protect their design intent while providing a collaborative solution in a timely manner. This definitely cut down their time in the long run with less involvement on site as would potentially be the case if “start early” hadn’t been adopted.
  39. Chosing to talk about the MEP subcontractor Gratte Brothers install services, they don’t need to be bogged down in design issues. In this instance; Co-ordination was completeCould procure quickly Installation drawings were turned around quicklyBegin ahead of schedule
  40. Now we move into the FM handover section
  41. This is by no means an all singing and all dancing FM solution for every project out there. We had a brief from the client and we achieved that brief. We are looking forward to working with the client and the FM team to further develop this product after the pilot exercise was completed.Read Brief
  42. Createmaster deliver an O&M document park as well linked to FM activities required for the project.Working collaboratively this document park was enhanced to include a link to the 3D model by way of an AIM button (Asset in model)
  43. The easiest way to view the Davies Model was via Navisworks and the relevant hyperlinks to the document park could be carried through.Createmaster developed a web browser version of freedom. The client didn’t then require a FULL license version of Navisworks. The FM team were able to use Navisworks and we even striped down the number of buttons to again keep it simple.
  44. We now had a fully integrated document park system.The FM team could review relevant asset information; download data sheets and maintenance schedule. Review the asset in the model and plan their required works. This will in time save valuable man hours which has been proven in case studies on the BIM Task Group website. We are looking forward to receiving feedback as the lifecycle progresses.

So how is Ibsecad’s Journey progressing?We are excited and challenged at the same time…BIM is changing our industry – far more people talk about BIM are trying to understand BIM and deliver BIM on their jobs. However there are limitations that we are seeing as the industry chugs along. We receive models to tender against stating “you only need to enhance it” ; “it’s a good model” Yet this is what we get…read bullet pointsIf its being co-ordinated in 3D – it needs to co-ordinate!

Although our presentation was targeted at the FM softer handover in order to get there we need an accurate model in the first place…Construction experience & Early Contractor involvement is vital.Models will therefore be constructibleImproved solutions could influence costsData drops will be more accurate
  51. I’ve included this short video demonstration on a recent project. Construction experience was adopted as early as Stage C here. We reviewed, co-ordinated and animated a sequence to suit the contractors requirements when tendering this project. It needed prefabrication, which the design team wouldn’t necessarily be interested in but the project needed to benefit from…Start early would’ve allowed this to be considered and built into the model and tender information. This sequence also highlighted build sequence and safety concerns. Trip hazards for temporary lighting, and leave downs for walls. Everyone has a different view on how to build a project and its this experience which is vital when produced your BIM.
