On the western edge of Calgary, overlooking the
Bearspaw Reservoir, we find a piece of land that
connects the urban landscape of the City to the east
with the natural landscape of the Bow River Valley
and mountain corridor to the west.
We call it Rowan Park.
The inspiration for Rowan Park’s design stems from the land’s most distinct elements: the
pristine natural landscape that surrounds it, and the spectacular view sheds of the Bow River
Valley, Downtown Calgary, and Rocky Mountains, found throughout the land. These striking
elements are accentuated by the community’s retained native open spaces, constructed
natural spaces, and manicured parks that touch all neighbourhoods and enhance physical
connectivity with both the natural environment and community at large. Rowan Park feels like
a place to discover; a place connected with nature; a community in balance.
Rowan Park hosts a mix of uses and neighbourhoods that provide for the daily needs to live,
learn, work, and play. The signature feature of the development is an inter-connected open
space network that connects neighbourhood activity centres and community amenities to
the natural open space. A fine grain network of streets creates a fully connected community,
with walkable neighbourhoods that displaces vehicular traffic in favour of walking and biking
modes. The proposed residential land uses employ a range of types and tenures to provide
housing choices suited to people of varying ages, incomes, interests and lifestyles.
Social activities focused around the neighbourhood activity centres provide a
sense of place for residents. The community retail centre forms part of the
community’s heart, and is a large contributor to the liveability and vibrancy
of the community. The joint homeowners association and community
association site is easily accessible and brings residents together
to make social connections and promotes active and healthy
lifestyles.

A Community
CONNECTED
TO NATURE
Rowan Park is a balanced
community, full of discovery,
and in touch with nature.
Rowan Park’s greatest asset is its natural setting
overlooking the Bearspaw Reservoir, the Bow River Valley,
and the Rocky Mountains beyond. The design of Rowan
Park celebrates its location on the edge of the city, its
proximity to the Bow River and the incredible views of
the vast amounts of river valley and rolling foothills that
surround it, and the incredible views that these all provide
to both residents and visitors.
TRAIL ORIENTED
DEVELOPMENT (TrOD)
Rowan Park is designed for those
seeking more physically active and
environmentally sustainable modes
of getting around. With its well-
connected multi-use pathways,
sidewalks and trails, Rowan Park
promotes pedestrian connectivity
and active transportation, which
leads to healthier living.

OPEN SPACES
& GREAT PLACES
As one of the major amenities of Rowan Park, a regional pathway built on the edge of the
escarpment defines the southern and western edges of the community and connects east
to the urban environment of the City and northwest to Haskayne Legacy Park and Glenbow
Ranch Provincial Park. This pathway and natural feature provides commanding views of the
surrounding landscape that build an unforgettable image and true sense of place.
The essence of Rowan Park is captured by the natural beauty and experience that is drawn
into the community from the escarpment edge, through a series of large linear parks. Each
park is part of a larger network that leads to a variety of amenities throughout the community,
including the:
• commercial village where a pedestrian scale, walkable area of shops and services offers
residents and visitors a place to gather, socialize, and a venue for community events;
• central park at the centre of the community, designed as a playground for all ages;
• joint homeowners association and community association site offering a variety of four
season amenities, community programming, and outdoor gathering spaces;
• public school & multi-use sports field that offer the potential for play as well as relaxation.
Dispersed throughout the remainder of Rowan Park, a collection of smaller parks act as more
localized spaces for play, exercise, socializing and community building.
The open space system is a defining feature of Rowan
Park. A broad network of parks, trails, pathways, and
green corridors connects the community, knitting
together places of natural beauty and urban amenities.
Designed with winter as
a primary driver of form and
function, the open space system
is a true four season amenity.
Residents can ski, skate, toboggan,
run, bike, and picnic. The open
spaces at Rowan Park build on
the inherent beauty of the
surrounding landscape with
a connected system of
diverse places.
