Brian White, Chairman
Brian White is the third generation leader
of the Ray White Group, a company
founded in 1902 which has remained a
family owned business whilst it has grown
into the largest real estate franchise group
in Australasia. Now approaching almost
1,000 offices, the company is represented

Indonesia, South East Asia, Abu Dhabi in

Vanessa Rader, Head of Research
Vanessa Rader is the Head of Research
for the Ray White Commercial Group.
Vanessa has close to 15 years experience
in the field of property research holding
senior positions across a number of groups.
She has also established fee based, client
driven consulting and advisory services
working with domestic and international
clients.  Vanessa has completed her studies
in Property Agency, Bachelor Commerce
majoring in Property Economics and
Property Law and Masters in Property

Jeff Moxham, Managing Director
Jeff is the Managing Director of Ray White
Commercial NSW. Jeff’s expertise lies in
the sale and acquisition of commercial,
development, retail and industrial property
across the Sydney Metropolitan area.
He has over 17 years experience in the
real estate industry with 7.5 years at a
major listed international commercial real
estate firm.
Brad Lord, Director, Asset Services
Brad is Director of Ray White Commercial
NSW – Asset Services. Brad has over
14 years experience and has driven the
investment of private and institutional
clients property in the Commercial,
Industrial and Retail sectors in NSW,
VIC, QLD & WA with a major focus on
metropolitan, & greater western Sydney.
Brad’s expertise includes working with
financial practitioners in the insolvency
industry assisting to reposition distressed
assets and minimise corporate losses.
Andrew Jamson,
Chief Financial Officer and Trustee
Andrew Jamson was recently appointed
as an Executive Director of White Private
after re-joining the Ray White Group
where, in addition, he is responsible
for managing the “White Family Office”
representing the investment interests of the
broader White family. Andrew was formerly
Chief Operating Officer, Asia Pacific with
CB Richard Ellis and has over 20 years
experience in property and finance.

Dan joined the Ray White Group in 2000
following approximately three years with
Macquarie Bank’s Property Investment
Management Division as the Deputy General
Manager of Macquarie Industrial Trust.

Bridgepoint Shopping Centre is a convenience based
two level shopping centre located on Sydney’s lower
north shore comprising approximately 6,700m² of retail
space. Major tenants include IGA Supermarket and
Harris Farm Markets.
Our client purchased the property in late 2011. There
was a lengthy due diligence process which identified
a number of lease expiries presenting significant risk
given that the property experienced minimal capital
improvements.
Ray White Retail together with its willing off shore owner
implemented a strategy to systematically deal with the
upgrade of the centre whilst at the same time addressing
the lease expiry profile for the renewal of 22 leases set
to expire within 15 months. A specialist retail designer
was appointed to reconfigure the entrance, maximise
seating and table space and address the overall colour
scheme for a better customer experience and to assist in
achieving the high rentals we were after to offset the cost
of the clients investment.
Following the commissioning of designers a decision
was made to reconfigure the front of the centre allowing
for external licenced seating area complete with
overhead retractable roofs. We then went to the market
seeking a quality patisserie / coffee offer and a full line
café capable of doing a breakfast lunch and dinner.
The end result included a repaint of the entire building
and a better mix of tenants has been well received by the
local community who continue to be very supportive of
the other initiatives that we have planned for their centre.
This property is located in Sydney’s Western Suburbs
providing great accessibility to and from ports being
in close proximity to the M4 motorway. The property
consists of three tenants who occupy approximately
6,600m² of office and warehousing space.
Initially the premises were fully occupied and overtime
was leased to different tenants who were managed by a
small boutique property management firm. This property
management firm were engaged for a period of three
years and were responsible for all areas of management
including calculation and collection of rent.
When Brad Lord was appointed to take over the property
management services a full lease audit was completed
including collection and tabling of all essential documents
(leases, bank guarantees, PLI’s), rent reviews were
recalculated for the duration of the leases and any critical
dates or terms contained within the lease were itemised.
As part of this process the leases were reviewed and
saw that the reference schedule stated the review
mechanism as Annexure B (CPI). The previous managing
agent took this as the review mechanism and did not
refer to the CPI clause which stated that CPI was to be
used if it was greater than the rent paid in the previous
period increased by 104%. We then sought to action the
rent reviews over the previous 4years and found a large
discrepancy in monies charged to the tenant and monies
owed to the client. The result was that our client picked
up the equivalent of 2.5 months extra net rental due to
the reviews being completed incorrectly.
As the new managing agents it was a difficult process
to then inform the tenant of this additional unexpected
charge as our intention is to always build immediate
rapport with our tenants. This process was then
meticulously handled through a series of face to face
meetings with the tenant who was given a period of 2
months to pay the backdated rental amounts. The end
result was a satisfied tenant and a very happy client.

Legion Cabs Headquarters, Surry Hills
Situated in the heart of Surry Hills, 69-81 Foveaux St, the 1,372m²*
property is strategically located near major transport terminals: Central
Train Station, 1.7kms from the Sydney CBD and less than 3kms from
world class educational facilities including the University of Sydney and
University of Technology Sydney.
Coupled with its flexible zoning, permitting a range of uses from
residential, educational, commercial, hotel and retail, the sale had the
foundations to attract interest from a diverse range of buyers. However,
given its 60-year use as a petrol station as well as being the Legion Cabs
headquarters, the property did not represent a straightforward sale and
required more than just the usual agency pitch.
After much consideration, Ray White tendered alongside White &
Partners, a property advisory company. The purpose: to work alongside
Legion Cabs in ensuring the property was appropriately prepared for sale
to achieve the best possible sale price.
Critically, Legion agreed with Ray White’s strategy of thoroughly
preparing the site for sale and taking on the decontamination of the
property. Due Diligence completed by the Vendor included obtaining
town planning reports, detailed environmental reports along with a
remediation action plan, and property and hazardous material surveys.
Recognising the diverse nature of potential end-uses for the site
pursuant to the new local town plan, we established a diverse team
of property specialists to fully canvass the buyer market. This team
included Dan White of Ray White, Andrew Jolliffe of Ray White Hotels
Australia and Marcello Bo, Ray White Projects (off the plan and residential
development site specialists).
On auction day, over 200* people were in attendance; with 30* bids
received and a sale price of $5,000,000 over reserve, the campaign

80 Christie Street, St Leonards
In early 2014, Ray White Commercial was appointed as exclusive selling
agents to 80 Christie Street, St Leonards Sydney, otherwise known as
the Northern Suburbs Rugby Football Club.
The Property is strategically located in the established North Shore
suburb of St Leonards, situated only 5kms from the Sydney CBD, 200
metres from the St Leonards train Station and 500 metres from the
Royal North Shore Hospital.
Consisting of 2,034m²* of land, a boutique gym operator, rugby club
facilities plus the iconic Cabana Bar and Lounge, the Property was a
diverse offering. The most appealing aspect of the property however
was the fact that it was significantly underdeveloped.
The Property’s location near transport, retail offerings and the Sydney
CBD meant a whole range of uses and buyers would be interested in
the Property. At the time of sale, the residential sector was very strong
while office and market in Sydney’s lower north shore was very weak.
After investigations with town planners and council, it became clear that
a pure residential development was not currently permissible.
In response to this, Ray White focused on the balance of the market
that would be interested in the permissible uses, including hotel and
serviced apartment operators, education users and developers with
experience in rezoning Property. The agency team assembled to market
the property had specific experiences in each of these sectors of the
market: hotels, development sites and education users. All sectors
would be heavily canvassed.
By the EOI closing date, Ray White had achieved 7 offers for an asset
that permitted development in specialised sectors.

James Zhou holds the position of Sales Manager in the Ray White
Sunnybank office. In late 2012, Mr Zhou was in Milan, Italy to
assist his buyer of the Palazzo Versace on the Gold Coast to seek
consent from House of Versace. A condition of the contract for the
purchase of the $68.5 million hotel required Versace’s approval of
the purchaser. This was the final step in a process that Mr Zhou
had been working on for over six months.
Mr Zhou’s office is located in Sunnybank Plaza, the heart of
Brisbane’s Chinese community. His sales team’s primary focus
is the local established housing market and he is developing a
property management business.
In addition to his local residential real estate business, Mr Zhou
has developed a remarkable track record for building relationships
with large off-shore and on-shore Chinese investors. Mr Zhou
feels that his integrity and honesty, plus his banking background
in Shanghai, has been central to his success. “It helps enormously
in building trust with my buyers. The Chinese see this as a very
important credibility factor”.
Mr Zhou explains his strategy in developing his buyer relationships.
“When mainland Chinese buyers come to Australia to look for
property, they generally have a small team of advisers around
them to assist. It is very important to be well prepared and
equipped with rich local knowledge and culture when the
opportunity occurs.”
“The most important thing for me to do initially is to build trust with
them. There is no short-cut. I must be prepared to invest the time
necessary to build trust. Initially these buyers want to ask me lots
of questions; my career, my background, my family life. I am very
open; I often have them to my home to see where I live.” Once Mr
Zhou feels he has built a relationship, and the questions of him
begin to subside, he begins to ask his own questions. Mr Zhou’s
aim is to formulate an investment strategy with his buyers. What is
it that they really want?
“The buyers of Versace had been searching the Australian
property market with different parties for almost two years, but
that did not worry me. I sensed that the buyers were very genuine,
but it wasn’t clear that anyone had taken the time to ask the right
questions. I challenged them on what they wanted so I could be
most effective for them. After spending six months negotiating
on another asset, we found that the hotel was being marketed
by another agency. The agent for the vendor agreed to a
conjunctional arrangement and we went from there.”
Investments of this nature are typically a lengthy process; Mr Zhou
explains how he qualifies the buyers in this situation. “I look for two
things. Firstly, they need to be asking me the right questions. And
secondly, I must feel confident that I can be of real value to them
in helping them secure what they are looking for. If I can’t answer
these two things confidently, I will let someone else help.”
Not only was Mr Zhou’s buyer approved by Versace, he is now
helping his buyer look at more Versace opportunities in Asia. So
what else is Mr Zhou working on? He has just recently acted for
a purchaser to buy $7 million worth of units in the Hilton Hotel on
the Gold Coast, and he has another client returning to Australia
soon to look for a large hotel. “There is a lot of opportunity at the
moment,” Mr Zhou states.
70 – 80 Edgecliff Road, Woollahra
New South Wales
In early 2012, Ray White Commercial was appointed exclusive
agent to sell the freehold interest in Reddam School, 70 – 80
Edgecliff Road, Woollahra Sydney. The Property is strategically
located in the prestigious and desirable eastern Sydney suburb
of Woollahra; situated 6kms from the Sydney CBD, 2.3kms from
the iconic Bondi Beach and 400m from Bondi Junction transport
terminal and Westfield Bondi Junction.
The Property offered a unique investment in the education sector,
which was tightly held and traditionally owned by governments or
charities. Backed by a new 10 year lease to the tenant, Reddam
House, in which Reddam was required to pay all operational
outgoings, the Property provided a counter cyclical income stream
in a period of economic uncertainty. The Property’s large land
and building area of 3,981sqm and 6,585sqm respectively added
further attractiveness to potential buyers as such parcels was a rare
offering in the eastern suburbs of Sydney.
The marketing campaign needed to allow for the fact that both the
tenant and the landlord were concerned at the potential harm that
could be done to the school if a public campaign was undertaken.
In addition, the tenant had a first and last right of refusal over the
Property which made marketing very difficult.
Accordingly, direct approaches to other schools, charities, private
family offices and government bodies.
The ultimate success of the sale of this Property was not the
marketing measures undertaken, but rather “cold calling” of
institutions in the education sector that were primarily not known to
Ray White Commercial, however were likely to be interested in the
Property. This created the urgency required for the tenant to act.

  • 10. Bridgepoint Shopping Centre is a convenience based two level shopping centre located on Sydney’s lower north shore comprising approximately 6,700m² of retail space. Major tenants include IGA Supermarket and Harris Farm Markets. Our client purchased the property in late 2011. There was a lengthy due diligence process which identified a number of lease expiries presenting significant risk given that the property experienced minimal capital improvements. Ray White Retail together with its willing off shore owner implemented a strategy to systematically deal with the upgrade of the centre whilst at the same time addressing the lease expiry profile for the renewal of 22 leases set to expire within 15 months. A specialist retail designer was appointed to reconfigure the entrance, maximise seating and table space and address the overall colour scheme for a better customer experience and to assist in achieving the high rentals we were after to offset the cost of the clients investment. Following the commissioning of designers a decision was made to reconfigure the front of the centre allowing for external licenced seating area complete with overhead retractable roofs. We then went to the market seeking a quality patisserie / coffee offer and a full line café capable of doing a breakfast lunch and dinner. The end result included a repaint of the entire building and a better mix of tenants has been well received by the local community who continue to be very supportive of the other initiatives that we have planned for their centre. This property is located in Sydney’s Western Suburbs providing great accessibility to and from ports being in close proximity to the M4 motorway. The property consists of three tenants who occupy approximately 6,600m² of office and warehousing space. Initially the premises were fully occupied and overtime was leased to different tenants who were managed by a small boutique property management firm. This property management firm were engaged for a period of three years and were responsible for all areas of management including calculation and collection of rent. When Brad Lord was appointed to take over the property management services a full lease audit was completed including collection and tabling of all essential documents (leases, bank guarantees, PLI’s), rent reviews were recalculated for the duration of the leases and any critical dates or terms contained within the lease were itemised. As part of this process the leases were reviewed and saw that the reference schedule stated the review mechanism as Annexure B (CPI). The previous managing agent took this as the review mechanism and did not refer to the CPI clause which stated that CPI was to be used if it was greater than the rent paid in the previous period increased by 104%. We then sought to action the rent reviews over the previous 4years and found a large discrepancy in monies charged to the tenant and monies owed to the client. The result was that our client picked up the equivalent of 2.5 months extra net rental due to the reviews being completed incorrectly. As the new managing agents it was a difficult process to then inform the tenant of this additional unexpected charge as our intention is to always build immediate rapport with our tenants. This process was then meticulously handled through a series of face to face meetings with the tenant who was given a period of 2 months to pay the backdated rental amounts.   • 12. James Zhou holds the position of Sales Manager in the Ray White Sunnybank office. In late 2012, Mr Zhou was in Milan, Italy to assist his buyer of the Palazzo Versace on the Gold Coast to seek consent from House of Versace. A condition of the contract for the purchase of the $68.5 million hotel required Versace’s approval of the purchaser. This was the final step in a process that Mr Zhou had been working on for over six months. Mr Zhou’s office is located in Sunnybank Plaza, the heart of Brisbane’s Chinese community. His sales team’s primary focus is the local established housing market and he is developing a property management business. In addition to his local residential real estate business, Mr Zhou has developed a remarkable track record for building relationships with large off-shore and on-shore Chinese investors. Mr Zhou feels that his integrity and honesty, plus his banking background in Shanghai, has been central to his success. “It helps enormously in building trust with my buyers. The Chinese see this as a very important credibility factor”. Mr Zhou explains his strategy in developing his buyer relationships. “When mainland Chinese buyers come to Australia to look for property, they generally have a small team of advisers around them to assist. It is very important to be well prepared and equipped with rich local knowledge and culture when the opportunity occurs.” “The most important thing for me to do initially is to build trust with them. There is no short-cut. I must be prepared to invest the time necessary to build trust. Initially these buyers want to ask me lots of questions; my career, my background, my family life. I am very open; I often have them to my home to see where I live.” Once Mr Zhou feels he has built a relationship, and the questions of him begin to subside, he begins to ask his own questions. Mr Zhou’s aim is to formulate an investment strategy with his buyers. What is it that they really want? “The buyers of Versace had been searching the Australian property market with different parties for almost two years, but that did not worry me. I sensed that the buyers were very genuine, but it wasn’t clear that anyone had taken the time to ask the right questions. I challenged them on what they wanted so I could be most effective for them. After spending six months negotiating on another asset, we found that the hotel was being marketed by another agency. The agent for the vendor agreed to a conjunctional arrangement and we went from there.” Investments of this nature are typically a lengthy process; Mr Zhou explains how he qualifies the buyers in this situation. “I look for two things. Firstly, they need to be asking me the right questions. And secondly, I must feel confident that I can be of real value to them in helping them secure what they are looking for. If I can’t answer these two things confidently, I will let someone else help.” Not only was Mr Zhou’s buyer approved by Versace, he is now helping his buyer look at more Versace opportunities in Asia. So what else is Mr Zhou working on? He has just recently acted for a purchaser to buy $7 million worth of units in the Hilton Hotel on the Gold Coast, and he has another client returning to Australia soon to look for a large hotel. “There is a lot of opportunity at the moment,” Mr Zhou states. 70 – 80 Edgecliff Road, Woollahra New South Wales In early 2012, Ray White Commercial was appointed exclusive agent to sell the freehold interest in Reddam School, 70 – 80 Edgecliff Road, Woollahra Sydney. The Property is strategically located in the prestigious and desirable eastern Sydney suburb of Woollahra; situated 6kms from the Sydney CBD, 2.3kms from the iconic Bondi Beach and 400m from Bondi Junction transport terminal and Westfield Bondi Junction. The Property offered a unique investment in the education sector, which was tightly held and traditionally owned by governments or charities.
