CCLA or The Country Club of Louisiana has been THE most prestigous luxury homes and play destination in Baton Rouge for approximately 25 years. This is a highly well manicured development featuring golf, tennis, club house, lakes and more. At 20 to 25 years old, CCLA may be aging in terms of the condition of some homes and as newer golf developments offer more modern floor plans. I still believe CCLA is just so fine and such an incredibly beautiful destination that it will remain the address of "Success" for many years to come, possibly at lower prices though.

Average Sales Price: $192/sf
Median Sold Price: $625,000
# of Sales: 28From $385,000 to $1,775,000
Avg Home Size: 3,725sf
Avg Days On Market: 256 Days

Country Club of Louisiana Home Sales Q3 2011 vs Q3 2014
Over the past three years, CCLA Median Sold Price by quarter Q3-2011 vs Q3-2014 is down 3%, Sold Properties
are down 33%, Under Contract Properties are up 125%, Average Days on Market is down 5% and Expired
Properties are down 20%. HOWEVER, homes for sale is up by 55%.
4. From an actual high end appraisal in the exclusive and more expensive Parcel 18 section, this was my
commentary from a 09/2014 appraisal of a $1,350,000 home:
"Stable Median Sales Price. 45 Month Supply. 15 Competing Listings IS An Oversupply. WEAK 86% List-To-Sales
Price Ratio. 2013-2014 CCLA: 33 Sales from $380K to $2,200,000: Average $853K, Median Sales Price
$667K,Average Sold Price $201/sf, Median Sold Price $134/sf, WEAK Average LP/SP Ratio 87%, 258 Average
Days On Market."

"Do know within this valuation that there are 15 competing listings, ALL Active, none Pending with a 45 month supply
of inventory - a gross oversupply. Also, CCLA itself has 9 competing listings and ALL of them are Active Listings, not
pending listings. So, why has there only been 1 sold within CCLA in 2014 above $1,000,000 and 9 competing listings
and not one of them is pending? I asked a local REALTOR ® group and confirmation was that CCLA listings
were over priced based on some homes just being dated cosmetically. This is why no competing listings
were used, over pricing, and if there were used, they would be adjusted at the 86% Listing To Sales Price
Ratio. There's too many options out there right now for buyers than to spend too much on a dated home."
