5. @caseyrutland
Why?
● Government has mandated the use of BIM at Level 2 by 2016 -
possibly sooner.
● Accompanied by a 20% reduction in cost.
● BUT...
● The private sector is getting there faster.

BIM Myths & Pitfalls – Avoiding bad outcomes…
Myth No.1 - I have to spend £10k per person to ‘do’ BIM.
Myth No.2 - BIM is just a 3D model.
Myth No.3 - This means more work for me & it takes longer.
Myth No.4 - Revit = BIM
19. @caseyrutland
BIM Myths & Pitfalls – Avoiding bad outcomes…
Pitfall No.1 - Hollywood BIM
Pitfall No.2 - Over-selling your own capability
Pitfall No.3 - Over-modelling
Pitfall No.4 - Don’t ignore the challenge. You must respond to your
buyers and to theirs. An increasing number will want BIM
deliverables or workflow
21. @caseyrutland
BIM Benefits – Your Projects
'Better' buildings.
Less waste.
Smoother info exchange.
A 'nicer' way to work

23. @caseyrutland
BIM Benefits – Your Projects
Briefing
○ Clear, data –driven brief.
○ Measureable against the
model.
○ Employers Info Requirements
in a common format
○ …which informs the Project
BIM Execution Plan
24. @caseyrutland
BIM Benefits – Your Projects
Design, Analysis & Documentation
○ Early stage, actionable
information
○ Turn data into knowledge
○ A single source of truth for
multiple uses
○ Swift document production &
control
○ Evolution of information
through the project
○ Easier use of surveyed
existing conditions
○ Greater accuracy
25. @caseyrutland
BIM Benefits – Your Projects
(Pre)
Fabrication
○ Evolving design data into pre-
fabrication – avoid
remodelling from scratch
● Cheaper
● Quicker
● Easier
○ Information fed into
procurement programme
○ Constructability checking
26. @caseyrutland
BIM Benefits – Your Projects
Construction
○ Easier 4D sequencing.
○ Use of design data as open
sharable data
○ Integrated supply chain data
○ Potential for shorter
programme
○ Potential for safer
construction through
simulation
○ Asset tagging & tracking
○ Fewer RFI’s
27. @caseyrutland
BIM Benefits – Your Projects
Operation &
Maintenance
○ Fully linked asset information
model
○ Ability to run scenario
simulation
○ Remote access to all virtual
representations
○ Links to the BMS
○ More efficient operation.
28. @caseyrutland
BIM Benefits – Your Projects
Demo.
Refurbishment
○ Modifications use original
design criteria
○ The ability to simulate
proposed changes.
○ Full asset information model
listing material volumes and
recyclability
○ Deconstruction information
held within model
30. @caseyrutland
BIM Benefits – Your Company
○ More control, greater QA.
○ Easier access to information
○ Fewer resources/ more work undertaken.
○ Opportunities open to larger projects.
But don’t…
○ Wait till 2016 and find you’ve missed out on BIM.
○ Assume everything you hear is true. Lots of people profess to be ahead of
the game, whereas the reality is somewhat different.
○ Presume that you can buy BIM in a box. It’s not just about software.
31. BIM TOOLS - THEY’RE
NOT ALWAYS WHAT
YOU THINK…
35. @caseyrutland
BIM Sociology - The culture of integration
Invest in your people and treat it like a business tool rather than an
add-on.
36. @caseyrutland
BIM Tools - They’re not always what you think…
“The first rule of any technology used in a business is
that automation applied to an efficient operation will
magnify the efficiency. The second rule is that
automation applied to an inefficient operation will
magnify the inefficiency”
Bill Gates

What next?...
Start now. The first step on a journey is often the hardest. But make the
steps small and manageable projects that work in BIM.
Think about the i in BIM and know how information travels in your firm;
Who drives it? Where? And why?
Seek out as many events as possible. Go to those that seem the best.
Surf the Web. Discover your Regional BIM hub.
Check what technology you need and who can offer it. Some BIM
software is free (some is very expensive).
