Welcome to our latest newsletter… I am
delighted to announce that following our
purchase of the former Erith Quarry in
2013 and grant of planning permission
for 600 new homes, together with a new
700 place primary school, we have formed
a joint venture with London and Quadrant
to jointly develop the scheme over the
coming six years.
Internally Andrew Jay has worked very
closely with Ian Cooper and Jerome
Geoghegan of London and Quadrant over a
six month period to develop a shared vision
to deliver transformational regeneration in
South East London. This is great news for
the Group and provides a great platform
for us going forward.
In this newsletter we have a heavy
focus on our apprentices who are a vital
ingredient of the company’s success
going forward. This, together with our
ongoing training programme for all staff,
will ensure that we continue as always
to improve efficiencies in all areas.

MAP PLANT
Map Plant has now been operating
from Grays for two years. The team have
worked through a number of changes
this year, in particular they have been concentrating on
improving our health and safety standards here at the depot.
A recent inspection has confirmed that the systems and
working practices that have been introduced are working well.
Another very visible change is our plant carrying the ‘Anderson’
livery. After visiting sites recently I think this change has been
a very important one as I am sure you’ll agree, it’s great to see
our name out on site.
Our aim for 2016 is to work closely with the production team to
minimise hired in plant by purchasing new equipment as required.
We will resume our vehicle purchase plan over the forthcoming
months and expect to have vehicles being delivered for the new
registration in March 2016.

In September 2015 new regulations were introduced to reduce
the level of emission created in London by “non-road mobile
machinery” and Plant. This affects machines that produce a
nett power between 37kw and 560kw.
By September 2020, all machines working within Area 1,
will need to meet Stage IV emissions and machines working in
Area 2 will need to meet Stage 3B. Our purchasing strategy has
ensured that 73% of our fleet meets the current requirement,
however we will need to continue with our replacement plan over
the next 4 years to ensure that we meet the targets for 2020.

Alan Ruocco HGV DRIVER
Alan joined Anderson Group over 15 years ago. He initially
joined as a HGV driver, a role he held for three years before
moving into an office role at the company. After a year in
the office Alan decided that he preferred a more psychical
role and went back to driving a HGV for MAP Plant and is still
enjoying the job today.
No two days are the same for Alan whose routes vary
depending on which sites need to be delivered to throughout the
region. Alan covers a large area stretching from Huntington to
Basildon and knows the routes like the back of his hand. His day
starts in the yard where he will load up the HGV structure works
and then drive to each site on his list for the day. Alan regularly
liaises with the site managers calling them en route to the site to
make sure everything is ready for his arrival.
Alan commented: "I really enjoy working for the Anderson
Group, it is a happy and friendly company to work for. No matter
what site I visit everyone is always welcoming and helpful."
Outside of the Anderson Group Alan enjoys spending quality
time with his family and being outside with the dogs. In his spare
time Alan likes to play golf once a week and tries to cycle as much
as possible. Alan hasn’t been able to take part in the last two
Anderson Group bike rides but really wants to be involved with
the charity bike ride this year.

On Friday 4th December 2015 the Anderson Foundation hosted
its annual Christmas Luncheon at the fabulous Rosewood Hotel
in High Holborn. A sell-out event, over 320 guests attended and
generously contributed to the fundraising by way of donating
auction lots, bidding in the Grand & Silent auctions and making
pledges in support of James Reynolds and Lee Butler – ‘Team
Ditverso’ when they take part in the London Triathlon on behalf
of the Anderson Foundation in August this year!
The day was a huge success. The auction and pledges raised
in excess of £300k which will go towards the construction of the
Anderson National Autistic School in Chigwell, Essex.
A BIG THANKS AND WELL DONE TO EVERYONE!

REVIEW:
DEVELOPMENT
2015 proved to be another successful
year for the development team,
maintaining our reputation for building
new homes to be proud of, but also
securing planning permission for just
under 800 homes across a number of
new projects.
This puts us in a great position going
forward in 2016 to continue the growth of
the development business. Some of these
projects were started last year and will
deliver plot completion in 2016, and all of the
remaining projects will commence in 2016.
At Anderson we like to be challenged,
and all of the projects will fulfil our ambition
to bring life to lost land, utilising our
capability and expertise across the group
to meet the planning, environmental and
engineering challenges of these projects.
The housing market remains positive,
underpinned by the continued demand for
new housing and the right economic
conditions. We continue to be challenged
with a complex and difficult planning
system, to which we are adaptive.
2016 will be another exciting year
and I look forward to continued success
with the team, and our wider team of
advisors and consultants, sub-contractors
and suppliers.

7. Construction work has now been completed by Adam Williams at Dallinghoo
Meadows, and we were able to welcome the first residents to the development
before Christmas. The completed development has proved to be a well-designed
scheme that sits comfortably within the Wickham Market built environment.
Through the careful selection of materials, landscape design, and a good build
quality, the finished development has really fulfilled the original brief.
Another well designed show home interior by Karen Taylor has captured the Suffolk
Heritage spirit, and showing the potential of the bespoke house type layouts at Dallinghoo
Meadows. This has enabled us to secure some good initial sales at the development.

8. The construction work at Strata was also
completed before Christmas by Matthew
Keep and Steve Lee and is now fully sold
and occupied. This has been a challenging
build, but has resulted in a great looking
building of which everyone involved in
the project should be proud.
This is a great example of where smaller
projects can be more challenging than a large
development site; the before and after
pictures demonstrate just how intensively
the site has been used, building right under
to the site boundary lines.
The project has received recognition
from new residents and local residents,
who have complimented the team on their
design and construction of the building.

9. Jordain Folan-Stephens
DEVELOPMENT ASSISTANT
For the last 18 months Jordain has been
working as part of the development
team at the Anderson Group. Starting
as a Development Administrator,
Jordain has learnt a great deal
and is now working as a Development
Assistant, a varied role that he is enjoying thoroughly.
As part of his role Jordain is responsible for programme
planning and also supports a number of different members of
the team, ensuring that projects are completed to the highest
possible standard. Jordain works closely with the site project
teams and external consultants and helps plan and problem
solve at every stage of the project.
“At the moment I am mainly working on the Roach Road
and Luxborough Lane projects,” explains Jordain. “The Roach
Road project will deliver 42 residential units in London and
the Luxborough Lane project will provide 60 residential
units as well as a specialist centre for children with Autism.
Working for a company that operates as a team is fantastic,
particularly when you get the opportunity to work on
projects as rewarding as the Luxborough Lane project.”
Outside of work, Jordain is a Scout Leader in Brentwood and
is currently helping the scout group to raise money for a new
Scout hut as the current building has seen better days. Jordain
is also a keen photographer and enjoys cycling – a hobby that
comes in very handy for Anderson’s annual charity bike ride!
Key employee
Work has now commenced at the Luxborough Lane site with
good progress made by Chris Wheelwright and Fred Adams on
the highways works and the start of construction works to the
NAS Anderson Education and Enterprise centre.
Work is now progressing to complete the vast floor slab to
the school building to enable superstructure works to start
shortly. We continue to work closely with the NAS project team
to understand the specialist requirements for the building and
incorporate this into the final design.
Work will commence on the housing at Luxborough Lane in
February which will provide sixty new homes over the next two
years, with the new ‘Chigwell Grove’ sales complex due to open
in the summer.
Following the completion of Strata, Matthew and Steve are
now at Cobalt Place in Loughton, and progressing well with
the superstructure build.
This continues to build on the great start by Scott Barrett and
his team in the delivery of the groundworks and concrete frame.
A sales launch at Easter will put us in an excellent position to move
residents into the new building in the late summer.

10. Apprentices awarded certificates of merit, January 2016
THE
APPRENTICES
The aim of the
groundworks
apprenticeship
is to provide
initial training and
development for
those wanting to
start a career in
an industry. It is envisaged that
apprentices are fast tracked due to
setting a foundation from an early
stage that gets them used to the manual
and administrative sides and prepares
them for the increased responsibility
they gain with experience.
Organising an apprenticeship starts
months before – advertising, contacting
colleges, universities, schools and Local
Authorities, sorting funding and arranging
training. Then applicants are shortlisted and
after the interview process 10 apprentices
are engaged.
The current apprentices started work
on the 17th September 2014. Since
starting, the candidates have attended
training with our provider, Industrial
Training Services (ITS), initially in confined
spaces, working at height, first aid at work
and abrasive wheels. The individuals then
put their newly learnt skills in to use on site
in between visits to ITS. It works well.
In National Apprenticeship Week, March
2015, the London Legacy Development
Corporation (LLDC) celebrated the success
of more than 50 apprentices working at
Queen Elizabeth Olympic Park with an
awards ceremony at City Hall. One of our
current apprentices, Harry Jackson,
was asked to participate in a video
highlighting the efforts of all apprentices
involved with the development and also
to attend a ceremony where he received
a ‘Making it Happen’ award.
Another of our apprentices, Arthur
Austin, was shortlisted for the CONSTRUCT
Apprentice of the Year award and was
invited to attend that ceremony in London.
The apprenticeship is due to finish late
January 2016 where it is expected that the
current crop will pass with flying colours.
This process would not run as smoothly if it
were not for the mentors looking after the
apprentices everyday. It is refreshing to see
our more experienced personnel shielding
our future stars and passing on their own
vast array of knowledge and experience.
For me, it is rewarding to see the
progression from young inexperienced
people to become qualified groundworkers
with the prospects of a lifelong career.
A great example of this is the ongoing
success of two of our previous apprentices
Danny Stocking and Paul Davies who are
also mentioned in this newsletter.
Although the process can be very
demanding to administer, the benefits
gained far out weigh the blood, sweat and
sometimes tears that are lost throughout
the journey. The continued inclusion of an
Apprenticeship Programme ensures that
Anderson Group remain competitive,
current and enhances the longevity of the
company by 're-sharpening the saw'.

11. Danny started with the company in July
2010 as a trainee ground worker and was
identified as a potential candidate for
accelerated career progression. He was
successfully enrolled on the apprentice
programme September 2012,
successfully completing the City and
Guilds General Construction – Concrete
and Drainage in February 2014.
Since completing his apprenticeship
Danny has worked efficiently and
safely on numerous sites undertaking
various roles diligently. He has recently
completed the Site Safety Supervisors
Training Scheme (SSSTS) course and
has performed a supervisory role on more
than one occasion.
Due to Danny’s due diligence and speedy
progression with the company he was
recently recognised as a worthy candidate
for CONSTRUCT Apprentice of the Year
(Groundworks). He attended the awards
ceremony 2nd October 2015 and received
the Apprentice of the Year selected from
over 80 member contractors.
As a company we would like to thank
Danny and all other apprentices, past and
present, for their professional attitude and
continued commitment.

12. ARTHUR AUSTIN
“During my apprenticeship I have
enjoyed working with my site
manager Kevin Russell at Cheshunt.
He was very approachable and clearly
explained the technical aspects of
my job and Health and Safety
relevant to my tasks. Marcus Ramsey
and Laurence Shearcroft have also
been great to work with.
I enjoyed bricklaying and block paving
because it is satisfying seeing the job
through. I have been interested to
learn about the levels involved in
drainage, how to work out the
correct falls from the drawing and
working in the correct sequence.
I was very pleased to be nominated
for the Apprentice of the Year and
appreciated the presentation day at
London. A great experience and the
construction stands were interesting.
The meal with the guest speaker was
very entertaining and informative.
The apprenticeship has been a
good experience and I would like to
progress in Andersons to Site Manager
and possibly Contracts Manager.”

“I’m really enjoying my
apprenticeship. I worked initially
with Scott and Darren Keeble who
introduced me to groundworks,
teaching me new things. I am now
with Paul Davies and Nathan Gillie
learning every day. Paul now trusts
me to work from drawings allowing
me to learn on the job, providing
guidance and advice when needed.
He is always happy to answer any
questions I’ve have and makes sure
I understand them. He also asks
me questions to keep me on my toes
and make sure I’m listening.
The training provided by Industrial
Training Services (ITS) taught me
the theory aspects of groundworks
and set the basics for putting my
skills in to practice. The instructors
are professional and knowledgeable
making the learning process easy.
I found it difficult to be in a classroom
but felt the trainers understood that
and tried their best to keep me focused.
I enjoy my job as no day is the same,
one day could be preparing for or
placing concrete the next day laying
slabs, the variety keeps you focused
and raises the level of interest.”

SNOWLING
“The main thing that I enjoy about

I have enjoyed the most, is the physical

really pushes me to do my best on site.
The training has kept me mentally

life outside of work. I have gained the
ability to keep time, which was my
biggest problem, this is down to the

CONSTRUCTION
We look to finish 2015 in fine form
having secured a number of new
contracts over recent weeks which give
us a strong order book going into 2016.
The work blend consists of a number
of follow on phases on existing schemes
along with some new work with our
longstanding clients. There has been
a steady and controlled growth over
this 12 month period with further work
in the pipeline due to start within this
current financial year.
As part of the growth, we have
strengthened our team across all
departments including health, safety and
training, as well as in our production and
commercial teams. This will enhance our
service offering across our core works.
Our trainee and apprenticeship intake has
also grown as a result of the growth.
As we move into 2016, our focus
remains on delivering a first class service
for our clients and offering continued
opportunity for our workforce.

15. Chris Abnett
PROJECT MANAGER
Chris Abnett first joined the Anderson
Group eight months ago as a Project
Manager and is still enjoying the role
today. Chris is responsible for checking
sites and ensuring everything is in
place including all Health & Safety.
Throughout the day Chris will check drawings and fill out
the ASTA diary, ensuring everything happens in a timely
manner and according to plan. “My job can be different
day-to-day which is why I enjoy it so much. The Anderson
Group really take an interest in their work force and there is
always someone willing to help you.”
When not working Chris likes to attend his grandson’s
football matches. One is a goalkeeper at Charlton Athletic
Football Club Youth Academy and his youngest grandson
is a trial goalkeeper for the same club.
Naubartas Bertulis
STRUCTURES SITE MANAGER
Naubartas (AKA: Nobby) first started
working for the Anderson Group in
2007 as a Carpenter and has worked
his way through the company to the
role of Structures Site Manager.
A typical day involves looking after
a team of approximately twenty men, ensuring everyone
knows what they need to be doing and have the materials in
place to get the job done. He is also responsible for ensuring
Health & Safety protocol is adhered to. “I love working in the
building industry, for me there is no alternative,” explains
Naubartas. “Working outdoors really suits me and I can’t think
of another profession where you get to work with so many
different people all with different interests and backgrounds.”
Outside of work Naubartas really enjoys watching Formula1
and football. When not following his favourite sports,
Naubartas has two children to keep him busy and relishes
getting to spend time with his family.
Bart Lewicki
PROJECT ENGINEER
Bart’s role as a Project Engineer is
varied and includes everything from
working closely with Site Managers,
co-ordinating different aspects of
design, to handling technical
information and enquires. Dealing with
architects and clients is an important part of Bart’s position as
it is his job to ensure design briefs can be delivered by the team.
“For me, the best thing about my job is the team I work
with. The working relationships at the Anderson Group are
second to none. I spend a lot of time working closely with the
Site Mangers who offer invaluable support and create a great
team atmosphere that allows us to deliver the best results”.
Outside of work Bart and his wife regularly take part in
climbing activities and over the next year Bart is planning to
spend as much time as possible exploring the French Alps.
Early this year, and continuing our long standing association
with Crest Nicholson London, we were awarded the contract
for their prestigious site at Melior Street, London situated
within 500 metres of the Shard.
The works comprise of a seven-storey concrete frame and
associated groundworks situated on a small piece of land between
Melior Street and Snowfields, London which originally formed part
of the Homeless centre which still operates adjacent to the site.
Work begun in June 2015 for a duration of 29 weeks for the
main works leaving only the externals and Section 278 works to be
completed in 2016.
The site is very closely surrounded by both commercial and
residential units and has been extremely challenging logistically,
with very little or no room for onsite or offsite storage. The site
access and egress is also located in a one-way system and required
careful traffic management to enable safe reversing of all vehicles
from the highway into the adjacent layby or onto the site.
The main works are scheduled for completion in December
2015. The site has been well managed by Chris Abnett and his
team and it is their continued commitment and dedication that
has got a very challenging project delivered safely and on time.

16. After securing and starting our first site with Inland Homes
in 2014 we are very pleased to announce Main Road, Boreham
is the latest addition to our order book.
The site was previously used as a licensed waste facility site for
the sorting and recycling of construction waste and is ideally
located being close to our head office in Chelmsford which is a
stronghold for our local labour base. The works consist of all
infrastructure and deep drainage works and all the associated
groundworks including a 90m reinforced concrete retaining wall to
the rear of the site for the 28 unit development.
The project started in October 2015 and is programmed for an
overall estimated duration of 48 weeks. It is extremely encouraging
to see that we currently have three generations of apprentices
working on the development which is good, not only for the
Anderson business, but the construction industry as a whole.
The site team is headed up by Paul Davies, a former apprentice
from over five years ago who has made great progression through
the business to his current role of General Foreman. Paul is ably
supported by Nathan Gillie, a Groundworker who completed his
apprenticeship in February 2014 and Dominic Rogers who is due to
complete his current apprenticeship in early 2016.

17. Stuart Cason
SENIOR SITE ENGINEER
Stuart initially joined the Anderson
Group as an Assistant Engineer (or
‘chain boy’ as it is better known) 13
years ago and worked his way up to
become Senior Site Engineer. A year
ago Stuart took on additional
responsibilities that include ensuring sites are up to date with QA
and that surveys are completed. Other aspects include drawing
up ‘As Built’ drawings and reflecting changes made to the job
including dimensions, geometry and location of the build.
Stuart comments: “The aspect of my role I enjoy the most
is being outside, I enjoy the physical work and being hands on.
I get to spend a lot of time with people on-site as well as
completing drawings in the office.”
Outside of the Anderson Group Stuart enjoys quality time
with his three boys and his wife and regularly watches them
during karate classes. Stuart is hoping to take part in the
Anderson Group bike ride this year. Watch this space!
Nathan Gillie
GROUND WORKER
Nathan has been working for the
Anderson Group for five years;
he began his career with the company
as an apprentice and is now an
established Ground Worker. His day
can vary, depending on which stage
the development is at, and can involve digging foundations,
taking existing surfaces up to install utilities and preparing
the site for drainage. The range of tasks is one of Nathan’s
favourite aspects of his job.
“The sites are really well managed and everyone knows
what they need to be doing, which means we are able to
deliver fantastic results in an efficient way. It is very satisfying

Outside of work Nathan is a keen footballer and trains
regularly for his teams matches, he also likes to keep himself

18. Macmillan coffee morning
On the 22nd September 2015, a group of staff members held a coffee morning here
at HQ to raise monies for Cancer Support Services. After all the cooking and baking came
the vast eating in which they managed to raise £387.68. Well done to all involved.

I decided to run the race for life at my school in memory of
Grandad, my ‘Best Buddy’, who isn’t here anymore and who
I really love and miss very much. On the 22nd October 2015
I ran 3 laps around our school football pitch to try and raise
money to help other people like my grandad to get better.
During the year of 2014 my Grandad had a bad back which
the doctors said was Cancer, he had to go into hospital in
October for several weeks where we visited him and they were
trying to make him better. Just before Christmas Grandad
came home and was getting better from the cancer. But then
he got ill very suddenly one Sunday and died (mum said from a
blood clot). When mum (Hayley Larkin, who works for
Anderson Group) told me he was gone my heart was broken.
Now my ‘Best Buddy’ Grandad is a bright star up in the sky
that looks over me.
I did it! Thanks to all of you, we raised £1,032.00 for
Cancer Research UK. Thank you, George.

19. Phillipa
Hume
SURVEYOR
Phillipa started at the Anderson Group in
2008 as a Trainee Surveyor working her way
up through the company to Assistant
Surveyor and her current role as Surveyor.
Since starting at the Anderson Group, Phillipa
has finished her degree in Construction
Management at Anglia Ruskin University
and received a First Class Honours Degree.
Phillipa’s day can vary depending on
whether she needs to be on site or in the
office. Phillipa works on a variety of sites
including Colchester, Basildon, Stratford and
Sevenoaks. While on site Phillipa will meet
with Contracts Managers where they will
go through programmes looking into
forecasts and evaluate everything to make
sure the site is running to budget. Phillipa has
days in the office catching up with emails,
completing valuations and pricing variations.
On working at the Anderson Group,
she comments "No day is the same as a
Surveyor, it changes from project to project
and can depend on the team as each site is
run differently. All sites have their challenges
and that’s what makes my job interesting.
I really enjoy my job and have a great
balance between days in the office and days
out on site. I get to spend time with a
mixture of people facing all challenges."
Outside of the Anderson Group Phillipa
enjoys being active at the gym and spending
time with her family and friends. Phillipa got
married 18 months ago and has recently
moved into a house which she and her
husband renovated from scratch. Phillipa
will be taking part in the London marathon
next year with seven other members of the
Anderson Group, where they will be raising
money for the National Autistic Society.

20. NEW YEAR
PARTY
A great night was held at Boreham House for
the Anderson Group staff New Year Party on
Friday 22nd January. A great chance to unwind
and socialise together with a drink or two.
A resident DJ was provided for all office and site
staff to dance the night away, chat and enjoy
the atmosphere. A fantastic night to remember!

As you may or may not already know, eight members of
the Anderson Group have been foolish enough to commit
themselves into entering this year’s London Marathon.
Gavin Wood, Jake Pannell, Joe Wheeler, Louise Hindley,
Phillipa Hume, Simon Lemon, Tristan Moore and Andrew Jay
will be taking on the 26.2 miles on Sunday 24th April.
They will be running on behalf of the Anderson Foundation
and raising money for the National Autistic Society.
The NAS are the leading UK charity for supporting people
with autism (including Asperger syndrome) as well as their
families. With your help, all donations will be contributing to
the fantastic work they do, including the build of the brand
new NAS School, situated in Luxborough Lane, Chigwell, to
be constructed in partnership with the Anderson Group.
Running aside, the team have been set a challenging
£12,500 fundraising target. Therefore, any and all donations
will be hugely appreciated. Donations can be made via
www.virginmoneygiving.com/team/andersonmarathon,
or alternatively in person to one of the team or by cheque
(made payable to ‘The National Autistic Society’).
To external companies, we are offering the opportunity
to have your company name/logo printed on our vests,
of which will we run in on the day. To have the chance of
featuring on our vests the minimum donation will need
to be £500 and the top eight bidding suppliers/sub-
contractors will be successful. The deadline for the bidding
will be 29th February 2016.

Tins link in
Cambridge
Recently we undertook approximately
250m of new and reconstructive cycle
way works at the Tins Link in Cambridge.
Adjacent to our own Coldhams Lane site,
this involved working with the Local
Authority and gifting them a sliver of
land to improve the link. Our work even
made the local ITN news (for all the right
reasons!) along with a positive quote
from Cambridgeshire County Council.
Well done to all involved.
