 Analyse Performance and generate specific tactics to improve performance (including building strategy,

 Responsible for property leasing as per Mall zoning for the Mall and as well as for existing Malls in East –
India.
 Finalising commercials of Mall space with various retailers.
 Preparing and executing LOI & LLA contract with all the retailers
 Responsible for Accounts receivable on time
 Keeping track of Rent escalation period and negotiating the same with the retailer
 Preparing & projecting the budgeted CAM calculation for the Mall
 Responsible for overall cost controlling for the Mall
 Coordinating with builder for time to time issues related to property management
 Responsible for smooth operations for Two operational Mall
 Vendor selection for Mall facility areas such as Security, Housekeeping and technical team and finalizing the

 Manpower planning and helping HR department to exhilarate the recruitment process on behalf of East Zone
Mall division.

Special Achievement:
Successfully planned, leased and launch a 3 lacks sq ft Mall call Diamond Plaza at Nager Bazaar, Kolkata on 12th
September 2012. Now taking care of the operations of the same Mall.
