OMNILOGIC
Established in November 1992 as a private company, with a subscribed
capital of more than $500,000, Omnilogic set its sights on the dominant
position on the Romanian IT&C market from the very beginning. In the last
16 years, the company has won and maintained the reputation of being the
undisputed market leader.
The company’s success is primarily due to its realistic business vision of
adapting perpetually to the challenges of an industry where fundamental
technology changes are the only certain thing.
Omnilogic realized that its growth rate required a matching business
infrastructure development so that the company’s operations could run
smoothly and cost-effectively. Consequently, Omnilogic decided that it
must move to new headquarters tailored to its particular business needs,
which could incorporate all the benefits of technology and innovation in a
signature property of the highest standards.
In order to successfully complete this task, Omnilogic partnered with Global
Vision in March 2007, a company which possesses the technical expertise
and credibility to undertake such a complex project.
Global Vision’s involvement covered property development, construction
project management, building construction & civil engineering, as well
as property management. Global Vision began the project with three
essential stages: land development (market research, site selection,
feasibility studies, land acquisition, infrastructure & utilities), development
(entitlements), and building development (project design). Global
Vision then took responsibility for the construction and management
process, which included activities such as: structure execution, building
and installation construction, intelligent business technology systems,
landscape architecture (interior & exterior gardens), as well as on-site civil
engineering (roads, alleys, parking lots).
Global Vision also won the property management contract for the complex,
which includes activities of facility and IT & administration management.
The contract signed in March 2011 covers the next five years.
16 months after closing the deal, Global Vision finalized Omnilogic
Corporate Campus, a project that required a €25,000,000 investment, with
a total GLA of 25,000 sqm and includes: two office buildings of 12,000
sqm; a warehouse of 3,000 sqm; a datacenter building of 2,000 sqm, which
is accredited by BSI (British Standard Institute) with ISO 27000; and finally
an 8,000 sqm parking lot.

43. Upground Residential consists in two luxurious condominium towers
comprising 600 apartment units on 17 stories, 7,000 sqm dedicated to

44. UPGROUND RESIDENTIaL
Upground was one of the first real estate developers on the market and
has finalized some of the most impressive office and residential buildings
in Romania. Three of these are considered the architectural and building
construction milestones of the past two decades: BOB Tower, BOC Tower,
and Upground Residential.
Upground’s aim was to build a residential complex which could differentiate
itself from other residential projects by several unique points, such as: solid
construction, solid financial investment, excellent residential area, and a
new living concept. Upground knew that to get the project done right, it
needed to collaborate with a company experienced in construction and civil
engineering, and whose engineers and workers were the best available on
the market. As a result, a deal was closed with Global Vision, a company
with whom Upground already had a successful working experience. The
signed contract was valued at €3,000,000 and covered the implementation
of installations & intelligent building technology systems.
Upground Residential is split into two of the city’s most luxurious
condominium towers, delivering incomparable space, service and
luxury. They comprise 600 apartment units, with 7,000 sqm dedicated
to commercial and leisure facilities, a 3,000 sqm fitness center, school,
kindergarten, medical facilities and so on. Each residential unit rises 17
stories high and provides two underground parking levels. Additionally, a
stylish hotel-like lobby with concierge services ensures both tenants and
guests are taken care of.
Upground Residential has an area of 130,000 sqm and construction was
finished in early spring 2011. The property was almost entirely sold out
well in advance of completion, as buyers realized that owning one of these
extraordinary condominiums represents the quintessential lavish European
lifestyle. The investment value totaled €100,000,000 and was realized in
18 months.
In July 2011, Global Vision signed a 5-year contract with the Upground
Residential owner, based on which the company delivers the full range of
property management solutions, from technical maintenance to sales &
marketing.

Upground was one of the first real estate developers on the market and
has finalized some of the most impressive office and residential buildings

Upground foresaw an increasing need for office space in this consistently
growing region, despite the possible economic crisis. However, it also
realized that companies need intelligent office buildings and that they will
not rent just any office space, especially if it does not rigorously comply with
technological standards, or fulfill business needs.
Consequently, Upground decided to close a deal for property development,
project design, project management, technological installations and
interior architecture with a company that understands the big picture and
could handle the responsibility of developing the biggest office building in
Romania at the time.
In July 2007, Global Vision was selected as General Contractor for BOB
Tower, and finished construction in August 2008 after a focused effort of
13 months. In August 2010, Global Vision was appointed Property Manager
for BOB Tower for a 5-year period.
BOB Tower is currently the second largest office building in Romania and
benefits from an outstanding location in one of the most coveted areas
of Bucharest: the northern part of the city, between the most beautiful
lakes of the area. More conveniently, this area is home to the most elegant
residential villages as well as the busiest corporate HQs in the city.
Its grandeur and sleek yet friendly design, together with the thousands
of young rising managers, make BOB Tower one of busiest and beautiful
landmarks of corporate Bucharest.
BOB Tower comprises 50,000 sqm of office space and 17,000 sqm of
developed land, totaling an investment of €50,000,000 – out of which
Global Vision’s contract value amounts to €20,000,000.

successful; BOB Tower was built, leased and flourishing. However, the
need for intelligent built office space still remained high, so Upground
decided to seize the next opportunity and build the biggest and the most
technologically advanced office building in Romania.
In order to be consistent with the USP, Upground needed to hire a company
with proven expertise in office building construction. Therefore, when it was
time to make a decision, Upground knew that the only logical choice was
Global Vision. A €10,000,000 contract was signed and Global Vision took
over the implementation of all installations and building technology.
BOC Tower is the largest office building in Romania to date. Rising seven
floors high, with three levels of underground parking and a total area of
70,000 sqm. It is located in the most coveted office location in Bucharest
and provides world-class services to the corporate tenants occupying
the 50,000 sqm of premium office space. Simply put, it re-defines the
standards of the corporate work environment.
The magnificent ground floor architecture accentuates the building’s beauty,
while restaurants and coffee shops facilitate the fast-paced environment.
A banking branch located conveniently in the building complements the
financial needs of its corporate residents even further.
The project totaled a €110,000,000 investment and was executed in 18
months.
In August 2010, Global Vision was appointed Property Manager for BOC

55. City Mall has a GLA of 50,000 sqm and a total investment value of
€30,000,000. The accompanying South Center Parking is the second
largest parking building in Romania, with a GLA of 34,000 sqm and a total
investment of €18,000,000.

56. SOUTH CENTER PaRKING &
CITY MaLL
APN European Retail Trust is a renowned Australian real estate investor in
Europe that identified the growing need for commercial facilities in Eastern
and Central Europe.
Once they singled out Romania as one of the most promising markets, the
company planned to build a mall in Bucharest, which they acknowledged as
the most dynamic Romanian city. Since Bucharest is a traffic congested city,
the investor realized that City Mall should have its own parking structure,
given the urban architectural characteristics.
In November 2004, after thorough research of the market, the Australian
investor decided that Global Vision should be in charge of the real estate
project design and its construction, as well as supplying and installing the
intelligent building technology systems.
In December 2005, Global Vision finalized the contract with City Mall by
delivering a turn-key project for IT&C networks, security systems, access
control, fire security, power and power back-up systems. The same month,
Global Vision was appointed Property Manager and became responsible for
all facility management, IT & Administration operations.
The following year, in April 2006, Global Vision signed on as project designer
and supplier of ITBS for South Center Parking and finished one year later.
In April 2007, Global Vision became property manager of South Center
Parking.
City Mall has a GLA of 50,000 sqm and a total investment value of
€30,000,000, made during 18 months of real estate development.
South Center Parking was initially raised in order to serve City Mall’s clients.
It is located just across the street from City Mall and it is directly connected
to the retail gallery’s second floor through an unconventional construction
resembling a submarine.
South Center Parking is the second largest parking building in Romania,
with a GLA of 34,000 sqm and a total investment of €18,000,000, made
during 18 months of real estate development.

59. Located two minutes away from the first mall ever to be opened in
Bucharest, PGV Tower was delivered in 14 months, with a total investment
of €16,000,000 and comprising 12 stories and 18,000 sqm.

60. PGV TOWER
The investor that developed PGV Tower has a solid business involvement in
the Romanian market, as well as in East and Central Europe. It guides its
business decisions based on a thoroughly market research and its decade-
long expertise.
The real estate developer grasped an excellent opportunity to build a
structure with residential and office purposes in a privileged location,
only five minutes away from Unirii Square, one of the most important
economic and administrative centers of Bucharest. To successfully fulfill his
objective, the investor hired Global Vision to execute construction and civil
engineering. The contract covered project design and building, as well as
intelligent building technology systems.
The project was delivered in 14 months, with a total investment of
€16,000,000 and comprising 12 stories and 18,000 sqm. Formerly the
headquarters of Bancpost (Eurobank EFG) and ERS, PGV Tower is one of the
first AA-class office buildings developed in Bucharest and a landmark of its
neighborhood.
Located two minutes away from the first mall ever to be opened in
Bucharest, and the only one for four years thereafter, PGV Tower saw
amazing population growth in the area in which was developed. The
building’s 12 stories are silent witnesses to a demographic explosion of
little or no precedence in post-revolution Romania.
Initially designed to become a luxury hotel for senators, PGV Tower has
retained an innate beauty and sophistication true to its original purpose.
The top floors of the tower feature spectacular full-floor luxury offices topped
by a Parisian-style glass cupola.

63. Global Vision delivered for its client a Basketball Arena compliant with
International Basketball Federation Standards. It is a €1,500,000
investment, built on 10,000 sqm property.

64. BaSKETBaLL aRENa
The Romanian Basketball Federation (FRB) was founded in 1931 and
is cofounder (1932) of the International Basketball Federation (FIBA).
The Romanian Basketball Federation includes local county basketball
federations and promotes basketball excellence.
Consistent with its objective, the Romanian Basketball Federation intended
to restore the most important Basketball Arena in Bucharest, in accordance
with International Basketball Federation Standards. A deal was closed with
Global Vision, due to its significant expertise in building many different types
of structures, as well as its diverse service offerings: property development,
project management, building construction & civil engineering and property
management.
After completing the infrastructure and utility development, as well as
the restoration’s project design, Global Vision assumed the concrete
construction tasks: complete restoration, capital repairs, roof renovation,
fire protection systems for both metallic and non-metallic structures, façade
renovation (including thermal isolation and aesthetic renovation) and a
complete floor upgrade in accordance with the FIBA quality and elasticity
standards. Moreover, Global Vision replaced all the sanitary installations
and installed the HVAC and power-supply systems. Global Vision’s engineers
were also responsible for the 10,500 sqm vertical systematization and on-
site civil engineering (repairing of roads, landscape architecture, alleys and
parking lots).
Based on the outstanding track record in facility management, FRB
entrusted cleaning, security & access control, technical maintenance and IT
& Administration management services to Global Vision.
After 5 months of work and a €1,500,000 investment, the new Basketball
Arena (2,000 sqm on 10,000 sqm property) was delivered to the client.
Located in Bucharest, within the largest national sports complex (Lia
Manoliu), the Basketball Arena is the first Romanian basketball hall entirely
and uniquely dedicated to this sport.
The arena meets the highest standards in basketball and is fully equipped
and compliant with FIBA standards for hosting international championships
and prestigious basketball competitions. Its capacity exceeds 500 people.
The Basketball Arena is the crown jewel of the Romanian Basketball
Federation and its 75-year anniversary was highly celebrated with the
inauguration of this exceptional and modern facility.

67. Erected in the 19th century on 450 sqm of land, the 7-story tall
construction is a central building which Global Vision started to renovate,
while keeping to the initial architectural design.

68. MaGHERU RESIDENCE
Bucharest was once nicknamed “Little Paris.” Its fame was the result
of cultural effervescence, an exuberant lifestyle and beautiful urban
architecture. At the time, the edifices represented outstanding homes,
expressing the refined mindset of a cultural and social elite.
Bucharest continues to harbor evidence of Parisian architecture and
landscaping, however, the majority consists of battered and forsaken
buildings, which pedestrians pass by without a second thought.
Global Vision saw the Parisian beauty in an old downtown building and
chose to renovate it, while keeping to the initial architectural design in order
to preserve the aura of “Little Paris.” Magheru Residence was erected in
the 19th century on 450 sqm of land, it stood 7 stories tall and overlooked
I.C.Bratianu Boulevard, close to Universitate and Romana squares.
Global Vision has already started renovating the building. Its clear objective
is to deliver a turn-key project with mixed uses: commercial, office and
residential.
Global Vision’s involvement comprises land development (market research,
building selection, feasibility studies, property acquisition), construction
& civil engineering (project design and building, consolidation works,
installations, Intelligent Building Technology Systems, interior architecture),
as well as property management (technical management and security &
access control management). Since it is an important and sentimental
project, the company also assumed the role of construction project
manager.
The 3,000 sqm building’s renovation requires an estimated 18-month
execution period and a €6,000,000 investment. It is to be finalized in the
near future.

72. THE ROMaNIaN
CRICKET COUNCIL
The first Romanian cricket organization took shape in 2006, when
the Transylvania Cricket Club (TCC) was formed in Bucharest by three
enthusiastic expats.
In June 2009, the Romanian Cricket Council – or simpler “Cricket Romania”
was set up under Mr. Gabriel Marin’s stewardship. Cricket Romania is a
body whose main aim is managing and developing the game of cricket
in Romania, as well as taking it into the international arena in the next
decade. The Romanian Cricket Council (RCC) promotes the value systems of
sportsmanship, team work, leadership, commitment and above all fair-play,
while bringing a sense of achievement and enjoyment to its participants.
The Romanian Cricket Council plans to gain the status of Affiliate member of
the International Cricket Council and of Associate member within the next 7
years.
Consistent with these goals, RCC has commissioned Global Vision to build
a multifunctional cricket complex in Moara Vlasiei, located 20 km from
Bucharest, and encompassing of a Cricket Club, School and a cricket field.
Global Vision’s involvement in the project consists in land development
(entitlements and permits; excavation works and utility development),
construction project management and civil engineering (project design
& building; installations; Intelligent Building Technology Systems; interior
architecture; on-site civil engineering).
The 13,000 sqm cricket field together with the 7,500 sqm spectator facility
is to be finalized in February 2012. The two-level building which hosts the
Cricket Club and School totals 3,000 sqm and will be delivered in August
2012. The total investment value exceeds €7,000,000.

75. Global Vision delivered for its client G4S a mixed-use industrial complex,
comprising an office building, a warehouse, and a cash processing center,
with a total GLA of 5,000 sqm and €2,000,000 investment.

G4S is the world’s leading international security solutions group. Its heritage
goes back over a century and it is the second largest private employer in the
world, with more than 595,000 employees.
G4S operations range from delivering pay packets to ensuring ATMs have
enough cash to meet people’s shopping needs; from delivering cash to
bank branches and retail outlets to managing the flow of cash for central
banks and major retailers; from ensuring travelers have a safe and pleasant
experience in ports and airports around the world to the detention and
escorting of people who are not lawfully entitled to remain in a country.
G4S entered the Romanian market in 2004 through a merger with a well-
known local security company and the group now operates three distinct
divisions: Cash Services, Security Services and Security Systems.
The group intended to consolidate its position in the regional cash
processing market, so that it could serve Eastern and Central European
based clients. To achieve this goal, G4S needed to build a campus
containing a cash processing center, a warehouse and an office building.
However, G4S could not complete the task by hiring a general contractor.
Instead, it needed a real estate developer with global understanding and
expertise, who grasps the big picture and makes sure all elements are
taken into account and acted upon.
In May 2009, G4S closed a deal with Global Vision, a company with proven
results in integrated solutions for property development, construction & civil
engineering, construction project management and property management.
Global Vision started the project by identifying a strategic location for the
campus, then initiating feasibility studies, land acquisition, infrastructure
development and entitlements, as well as delivering the project design for
the campus.
Furthermore, Global Vision was responsible for both the project
management and building construction and civil engineering, which
included structure, building and installation construction, as well as on-site
engineering (roads, alleys, parking lots).
After 6 months, Global Vision finalized the mixed-use industrial complex,
comprising an office building, a warehouse, and a cash processing center,
with a total GLA of 5,000 sqm and €2,000,000 investment.
When the campus was delivered turnkey, G4S decided that the best partner
for professional property management was Global Vision.

79. With 25,000 sqm office space and 9,000 sqm of developed land, Olympus
Tower was delivered after 13 months of work and a total investment of
€25,000,000.

80. OLYMPUS TOWER
One of the most important real estate developers in South-East Europe
entered the Romanian market at the beginning of the new millennium and
completed the Bucharest milestone office building, delivered to a top 10
commercial bank.
The investor acquired the contract for building the new headquarters
of Bancpost, member of Eurobank EFG. Bancpost is one of the largest
and most prominent banks in Romania, with over 3,700 employees,
285 branches, eight Regional Centers and twenty-five Business Centers.
Established in 1991 as a full-service public bank, Bancpost became the first
fully-privatized bank in Romania, in November 2002.
Eurobank EFG is a European banking and financial services institution with
total assets of €84.3 billion (December 2009). The group currently employs
over 23,000 people and benefits from a European-wide branch network of
over 1,600 units.
The headquarters’ design called for a five story, AA-class office building
dedicated to a single client, with strong focus on macro and micro features.
Renowned for its attention to details, excellent execution and timely work,
Global Vision took responsibility for property development (entitlements,
project design) and building construction & civil engineering (interior
architecture, on-site civil engineering – alleys, parking lots – and landscape
architecture).
After 13 months of work and a total investment of €25,000,000, Olympus
Tower was delivered to its client. It comprised 25,000 sqm and 9,000 sqm
of developed land (landscape and parking).
Olympus Tower benefits from an outstanding location in one of the most
coveted areas of Bucharest: the northern part of the city, between the most
beautiful lakes of the area. More conveniently, this area is home to the most
elegant residential villages as well as the busiest corporate HQs in the city.
The present contract also covers property management services, such as
facility management and IT & Administration management.

basketball into the façade. The 1,000 sqm structure comprises offices, a
conference room, cafeterias at each level and a fitness facility.

Global Vision assumed the objective of delivering a completely new, turn-key
project located within the Lia Manoliu Sports Complex. It was charged with
all tasks pertaining to land development, including site selection, feasibility
studies, and infrastructure and utility development.
Global Vision’s experienced engineers presented a modern building project
design, which contains a 4-level office building and incorporates a huge
basketball into the façade. The 1,000 sqm structure includes offices, a
conference room, cafeterias at each level and a fitness facility.
The next stage consisted in construction & civil engineering, where Global
Vision was responsible for structure execution, construction, deploying
installations, on-site civil engineering (roads, alleys, parking lots) and
landscape architecture, including exterior lighting.
Global Vision implemented all strong- and low-current installations and
equipment, such as lighting, air conditioning, fire detection, heating and
access control systems, etc.
After 6 months of work, Global Vision delivered an outstanding turn-key
project totaling a €900,000 investment.

87. Ion Ghica High School, Racari, is a 50-year history educational institution.
Its 1,198 sqm structure benefited from complete refurbishing works and
from a 1,146 sqm extension, totalizing €1,300,000 investment.
88. ION GHICa HIGH SCHOOL
Ion Ghica High School, located in Racari, has a 50-year history and is one
of the most prestigious educational institutions in Dambovita county. The
City Council of Racari and the High School Board deemed that they should
preserve the community’s most important asset.
They realized that in order to keep to high educational standards, they
needed to repair, modernize and expand Ion Ghica High School, so that
students and professors would have the necessary infrastructure for
continued academic excellence. The City Council and School Board needed
a company that could execute high quality work in a short period of time,
while offering intelligent integrated solutions.
Global Vision has proven experience in executing top quality construction
on a tight schedule, while paying attention to details and offering the best
return on investment.
As a result, Global Vision won the contract, which covered complete repairs
and revamping work for the 1,198 sqm structure, as well as extending
the existing building with the addition of a 1,146 sqm educational facility.
Besides, Global Vision was built a multifunctional sports facility, which
can host basketball, tennis and handball competitions. It also has been
in charge with landscape architecture (interior gardens) and on-site civil
engineering (roads, alleys, parking lots).
Global Vision was responsible for the project design and building,
interior architecture and the deployment of installations, in addition to
overseeing construction project management. After 6 months of work and
a €1,300,000 investment, Global Vision delivered an outstanding turn-
key educational facility, thereby contributing to the wellbeing of the Racari
community.
