Property Management Services
Responsibilities of Manager. Owner hereby appoints Manager as his lawful agent with full
authority to do any and all lawful items necessary for the fulfillment of this Agreement,
including the following:
1. Accounting:
a. Collect the Rent on a monthly basis.
b. Send late notices and invoices for late charges as needed.
c. Send all invoices to the owners.
d. Keep all records for accounting purposes.
2. Maintenance:
a. Take calls for necessary maintenance and repairs and schedule repairs as
needed.
b. Inspect the property on a regular basis for routine maintenance items and other
defects.
c. Solicit bids for large maintenance items.
d. Work directly with Owners to insure that the premises are maintained in such a
manor to preserve the value of the property.
3. Fees:
a. A monthly management fee of $100.
b. A one-time fee of the first month's rent.
