EXECUTIVE SUMMARY
The Boulder Group is pleased to exclusively market for sale a single tenant La Petite Academy property located
within the Chicago MSA. The 9,960 square foot building was constructed in 1999 and is located in Plainfield,
Illinois, a community with 22% more children under the age of five than the national average. The corporately
guaranteed lease has six years remaining and features a 9% rental escalation in November 2014. There are two
5-year renewal option periods with 9% rental escalations in each. La Petite Academy is a privately owned company
with over 500 locations in 34 states and the District of Columbia. La Petite Academy is part of the Learning Care
Group. They are one of the largest providers of early childcare in the world and have over 900 locations nationwide.  
The subject property is located southwest of the signalized intersection of State Highway 59 and Caton Farm Road.
State Highway 59 and Caton Farm Road are two primary thoroughfares in the Plainfield community with traffic
counts in excess of 24,000 and 26,500 respectively. Interstate 55, which has traffic volumes in excess of 75,000
vehicles per day, is located approximately one mile east of the property. The property is located approximately 40
miles southwest from downtown Chicago and there are over 165,000 people living within five miles of the property.
The area is home to many young families and 7.8% of the population living within five miles is under the age of
five. This is significantly higher than the US average of 6.4%. Additionally, 16.8% of the population living within
three miles of the subject property is under the age of nine. The property is located within a major retail corridor
with many national and local tenants in the immediate vicinity.  The property shares access with a Walgreens and
Aldi. Other notable retailers in the immediate area include Kohl’s, Jewel Osco, McDonald’s, BMO Harris Bank, Ace
Hardware, PNC Bank, and Panera.
La Petite Academy’s original, corporately guaranteed, net lease is for twenty years and expires in November 2019.
There is a 9% rental escalation in November 2014 and in each of the two 5-year renewal option periods. La Petite
Academy is a privately held company with over 500 locations nationwide and is part of the Learning Care Group.
The Learning Care Group is the second-largest for-profit child care provider in North America.

La Petite Academy was established in 1968 as a pioneer in education-based day care, setting the standard for early
childhood education. Today, La Petite Academy operates over 500 schools nationwide in 34 states and the District of
Columbia. They offer a range of educational and care programs for children of all ages — from infants to school-age
children who come to the Academy before and after school. Headquartered in Novi, Michigan, each of their schools is
licensed by the state where it operates. Each adheres to the highest standards of safety, security, cleanliness, teaching
and loving care.
The Learning Care Group, Inc. is the second-largest for-profit child care provider in North America. In total, Learning Care
Group operates more than 900 corporate and franchise schools across the country and world. They have the capacity
to serve more than 100,000 children between the ages of six weeks and 13 years old. Additionally, they employ over
17,000 directors and teachers. Childtime Learning Centers, Tutor Time Child Care, The Children’s Courtyard, Montessori
Unlimited, and La Petite Academy make up the Learning Care Group’s family of brands.

estimated population of 40,466. Based on estimates created by the village and state

of the population living within 3 miles of the La Petite Academy property being under the
